Will u not mind- Papa Ajao area.back of Ilupeju. The major challenge here is 2T/2B. A decent 2B/R apartment with 1T/1B, ample parking space, gated fence for N500k * 1yr was just paid for this morning. l'm happy people're now raising concerns over rental rate in Lagos.The property market've gone crazy. As a real estate consultant, l'm worried with the present situation.Landlords are just pricing sub standard properties at a ridiculous rate.Some are even demanding for as much as N100K for refundable caution fee, it's crazy..I can't imagine a 2B/R flat with 1T/1B going for N500K at Palmgroove, Pedro, Mushin,Onike, Aguda,Ebute Metta, Ogudu, Shomolu,Gbagada. On my part, l usually appeal to Landlords on whose behalf l manage properties to be considerate while demanding for crazy rent.Ever since the LASG enacted the new tenancy Act, things 've truely fallen apart.l'll equally enjoin my colleagues in the property biz to appeal to some of these landlords while discussing property rent. l recently rejected a property brief for a 3B/R flat (sub standard apartment) for N600K at Ebute metta,the property rent should be around 350k maximum. For me, l don't compromise stardard...hence, l only source/offer standard apartments.Some PROPERTY AGENTS' re equally quilty. An agent (Ilupeju based) recently offered me a 2B/R apartment (for my client )at Papa Ajao for N500K * 2YS.(An old building)comparing rental rate at Ilupeju axis for same apartment going for N700K. Meanwhile, l rented out a standard apartment-fully renovated and well finished 2B/R for N350K on the same street.He was the one that advised the landlord to demand for N500K, with an asurance that the apartment'll be paid for. May God save us ALL. |

Pls put up some pics here. thanks First of all with your budget you cannot get anything from chevron to agungi and so on. Your concern shouldnt be traffic because in a couple of months the road expansion project which is already at ajah now would be over and done with and traffic congestion would be a thing of the past. The 2bedroom in thomas estate has the Master bedroom ensuite with a bathtub and water heater while the other room has its bathroom and toilet just by its door. There are about 5 people in the compound but everyone minds his or her own affairs. It is a downstairs apartment. Living room is very large with a dining area and fully tiled including the kitchen and bathrooms. However the two rooms would need to be rugged as they were not tiled. Wardrobes are in both rooms and so are kitchen cabinets in the kitchen. It is not a new house as someone just moved out but it is decent. There is borehole water which is very clean and electricity is superb. Area is secure and serene. |
