Even with your money, renting an apartment in Lagos is real work. From moving around the streets to meeting up with agents to going from house to house without apartments. At times our choices are higher than our budget, others times, there is this specified notion of class and pictures that we have in our head that cannot be easily met up with.

Either way, accommodation is still very important. Lagos, the central of Nigeria’s business is always occupied with one thing or another. So, what challenges have people faced in renting apartments in Lagos? I will write out from real experiences from real people.

House hunting took a whole one month, I moved from flat to flat. I wanted to stay at Isolo, but I could not get a place around. It’s either the apartments are too expensive or I don’t just like the house.
I paid different agents and dedicated work hours for my search. It was all to no avail. After one month of consistent searching, I had to relocate to Iyana Ipaja, because that was where I got an affordable apartment. My budget was 500,000 NGN, yet I was disappointed that she could not get a three bedroom flat in her choice location for that amount. Now, she struggles every day to get to her workplace.

Lagos is a place surrounded by water. No wonder we have the Island and the mainland. Islands are majorly concentrated with water. And they have special features that make them distinct from other places. The popular places referred to as places on the Island in Lagos are – Victoria Island, Banana Island and VGC and Ikoyi. Thus, many Lagosians might have heard but have not been to snake Island at Igbologun, Lagos.

Snake Island is 14 kilometers in length and 1.4 kilometer’s wide and is located opposite Tin Can Island Port, Apapa and has immediate access to the open sea. The Island is not as sophisticated as other Islands in Nigeria.

My friend Bisola shares her experience on the Island with me. In her words, “My first experience of Islands spoilt my longings for that beautiful euphoria that I had about Islands. Prior to this experience, I met with a young Lady who claimed to live at snake Island in Lagos. She is a bit sophisticated. So, I felt it she lived in an amazing place. I silently longed to go to her house – at least to visit her. Eventually, I had the opportunity to go to her house. I knew that my longings would be fed. The driver dropped us off at Tincan Island, he couldn’t proceed because we had to board a boat.

We boarded a rickety looking boat, We were given life jackets but I silently prayed for safety, I knew that there was no safety because I was only wearing a colored jacket. The Island looks like a village. I could not relate what I saw with the picture I had in mind. We got to her house, it was an uncompleted building, which housed a lot of domestic animals that her father reared. I was supposed to stay with her for three days, but I left the same day.”

Personally, I think Snake Island is an adventurous place to be. The fact that many people including Lagosians have not been to Snake Island may mean that they are missing out a beautiful adventure of how Lagos really is.
The environment still has a feel of an Island which makes it cool to be there. Table etiquette is a must for both young and old, most especially 21st-century youths...

1. Do greet and smile at a table you have come to join. Even if you know or don't know the people seated.

2. do not grab a drink from the table. Wait to be offered or ask politely or simply just "BUY YOUR DRINK".

3. Don't join a table and start eyeing people on the table. It's very bush.

4. Be mindful of other people's boyfriends, girlfriends or partners. Don't be eye romancing or doing things to get attention from other people's partners.

5. Have fun, smile, join in on the conversation, sing along and just be a fun person. If you are depressed, GO HOME!

6. If someone else invited you to the table and you don't know anyone there, smile and say hi. Don't have an attitude. It stinks. No one wanted you on their table in the first place.

7. If you don't know anyone on the table but you were invited by someone on that table, don't invite 3 or more of your friends to join you on a table in which you know no one and be looking thirsty. You can politely ask if it's okay to invite more people to the table.

Most times people are polite and won't mind. Better yet if your three friends are spenders, I'm sure the table will be happy to have you join.

Here are seven things you can do before the clock strikes 7 a.m. to put your best foot forward.

1. Prayer

Start each and every day of your life saying a prayer to the almighty. Prayer works! Ask your neighbor.

2. Drink a glass of water

Drinking water early in the morning has two core benefits: it boosts metabolism and hydrates the body. Drinking water early in the morning is important because it helps rehydrate the body, so as soon as you wake up you’ll feel energized. You should set a goal of doing this after you wake up, some experts eve suggest drinking a big glass of water so you can avoid feeling sluggish or tired and also to start the day with a cleansed system.

3. Eat a healthy breakfast

5. Carve out 15-30 minutes for yourself

The best time to be creative is early in the morning (i learn that from my dad). Carving out 15-30 minutes of your time should be at the top of your to-do list. Set aside 15 or 30 minutes every morning to do something just for you, just because you like to do it. Write, draw, paint, listen to your favorite playlist, practice French…whatever it is. If early morning is the only bit of “me time” you get before the rush of a busy day, use it to get your imagination revved up. Another option is to spend a few minutes reflecting before beginning your day. This could mean journaling or meditation.

6. Pack your lunch

This can also be a challenge, but not only does it save money it can also help you eat healthily. Your lunch doesn’t have to be co plicated, but there are easy, healthy lunch recipes you can make in less than 30 minutes.

7. Make a to-do list

It’s easy to start the day with your head swimming with everything you need to do. Stop, take a break, and start writing. Be realistic about what you can accomplish and try to plan out your day.

8. Move your body

You should work out for at least 30 minutes every morning. It helps reduce stress, boost endorphins, stoke your metabolism and make you feel awesome. This is my first live experience of the experience and I must say I was blessed. But I had a few high points that made me think about my life and where exactly am headed.

One of these high points was Don Moen’s performance.as he sang the timeless piece<strong> I just want to be where you are</strong> (Video below), I had goose bumps.

It made me think about my adolescent and early teenage years when the video Compact disc player was a major characteristic of the high and mighty and we were opportune to have one in my house.

The first CDs we watched were Don Moen, Ron Kenoly, and women of faith. I just used to love watching these videos and dancing to their tunes. Then I didn’t really understand what the lyrics were about but when he sang that song again on Friday, I just wondered exactly what was going through his mind when he sang that song.

Then he moved on to Giving thanks, and on to None like you and onto the next and the next I just saw a worshiper. You would notice that these songs have been a huge source of comfort and solace to a whole bunch of people.

He can afford to say he has fought a good fight like Paul said. But can you?

What do you think about in your quiet times? If we were to have external speakers to play out what goes on in your mind, would you be proud of it?

Most times, we take so many things for granted, we complain about all the things we don’t have and forget to be grateful for the things we have. We are so focused on ourselves, it’s always me, myself and I. We have no foot prints whatsoever on the sand of time.

Please don’t get it twisted, everybody shouldn’t be a celebrity but in your own little way what are you doing to make the world much better than it is now?

It’s one of those times when you can make a difference. Do something now.

You might not be able to write prolific songs that are changing people’s lives all over the world but you can start in your corner.

Like every concert or theatrical presentation, all the audience can see is what happens on stage. You see the electrifying performances, the captivating lights, you experience the perfect sounds, constant power supply amongst other benefits of a properly organized concert.

Like every concert, a lot goes into the planning. While you are counting down to a breathtaking experience, the organizers are doing everything humanly possible to give your dream of an amazing experience. They have to raise funds, think about the venue, about the setting, about media, about advertising, about the guest artists and several other things that you have no idea about.

So it is in real life. in fact, I was on the ground but I didn’t know there was a media team conducting interviews and trying to show us a glimpse of what backstage looks like. All I know has I moved myself to the venue and I had fun. What it cost the organizer to give me my memorable experience I have no idea off. Two days later I watched a replay on TV and then I realized that much more than meet the eye happened at the event.

Likewise in your life, you are just the audience. You have almost nothing to do with what happens in your life, the bulk of the work is done behind the scenes by God.so if you think you have achieved everything you have and you are by yourself, am sorry to tell you that you are wrong.

Have you realized that the things you have today were your prayer requests some time ago? All those times when you were complaining and winning God was working backstage to get you what you now have. The trick is you never know what happens behind the scenes, all you see is the finished product.

Since you are not aware of all that is going on behind the scenes, you complain and whine and worry and cry, and drown in your own tears, and allow yourself to drown in depression and say things you will regret.

Today I just want to say Relax! God is working behind the scenes on your concert. Just like I had to move myself to the venue to have a lovely time, wake up in the morning and refused to let the devil steal your joy.

It’s irrelevant that you are yet to see, all those changes you desire, just be confident and know that you are in for a swell time. Someone is in charge of pulling off an amazing experience for you. If humans could pull off the Experience, think of what the almighty can do for you.

I recently heard of a movie that was shot for two years and it turned out spectacularly well.so it does not matter if you don’t have the wonderful experience and the year ends, just remember that bigger events take longer to organize.

Thus, what seem to be a shining star, that could blind any dull beggar is now a questionable dark lantern in a small dark room. We are at a point where luxury apartments cost 20% lower than it used to be. At this point, everybody is selling and dumping the real estate sector as an unprofitable hub. This has definitely led to the questioning of this once very profitable enterprise. Everyone is asking,

What is the future of the Nigerian Real Estate sector?

Due to the current recession, the real estate industry has suffered great strokes, especially the luxury real estate. As we know, housing is one of the basic human needs, so no matter the cost of renting an apartment or buying a property, people will still live in a house. The effect of this is that individuals who lived in bigger apartments may evacuate the building for smaller ones.

Gbenga Olaniyan the CEO of Estate Links, one of the leading businessmen in the Nigerian real estate sector answers this in an interview with Dupe Awobajo, below are some excerpts from the interview:

Apart from Real Estate Which Other Businesses are you involved in?

I have invested in a lot of business. I have come to realise that real Estate is all that I should invest in. I have tried a couple of things many years past which didn’t work out. So I have decided to stick to real Estate 100%.

What’s Your Advice For those who intend to Invest in Real Estate During the Recession?

Now, I am going to use this as an example, I got into the real estate in 1988. We had the first recession at the end of Babangida days in 1989/1991. At this point, so many people were selling properties, but that was the time that discerning investors started buying. Real Estate has actually out dawn the drop of the value of the Naira. For instance, a wing of a duplex in Dolphin was One million naira in 1991. One Million naira which is 50,000 pounds. Today, Dolphin is 90 million. And that is about 170,000 pounds. This shows that real Estate is where to keep your money as a store of value. Whatever end of the market you want to invest in there are properties for you. For instance, lands right now in the new EPZ (Export Processing Zone), Dangote is going to move about well over 20,000 to 50,000 people towards that zone.

Those people have to live somewhere. Right now the plot of land with documentation will cost about two million Naira. Some people
are investing about 1 billion Naira in it. It is when everybody is selling that you should be buying. Everyone should look at the “imagine” market in real estate. The new Airport and seaport will be there. Ikoyi and VI are currently at the lowest that they will ever be. Right now they are at the lowest that they can be. I have always recommended that people should look at the “imagine market” in real estate.

What is the Future of Real Estate in Nigeria?

Right now the luxury real estate in Nigeria is suffering a major battering. Right now the residential real estate at the high end, but it will bounce back together with the economy. The fact that the supply has gone down has also helped. In my own projection, I see the market bounce back in the next three years. It will bounce back and you will see developers starting to scramble once again.

One thing worthy of note is that this is not something that only happened in Nigeria, it happened worldwide. At a point, the UK went through this. In Canary Wharf where we have the best high rise properties concentrated in one spot. Some owners were talking to major international companies to move into their properties and rent free for a year just to pay the service charge. I don’t see that happening here, we are even better off.

This interview shows that the future of real estate in Nigeria is very good and in fact, investing in real estate is one of the best business in Nigeria right now, even though it seems illogical. In the long run, the “Imagine Market” wins.

What Type of Savings Are You Doing?

So many Nigerians know little or nothing about mortgage schemes. Even when they do, they are scared that they may lose the property and their money at the end of the day. Looking at the structure of this savings, it is an unwise decision to save to get a house in Nigeria. This is because the property market is prone to appreciate and properties will not remain at the same cost. The properties may not be available when you will even get your money. So how can you make wise savings to buy a property?

Let’s Look at the “Imagine Market”

A few people talk about the “imagine market” and this rules in the real estate sector. The imagine market I mean the appreciation or depreciation of properties in your chosen location over a period of time. The truth is, no matter how bad the economy is, real estate tends to always appreciate, although the level of appreciation depends on the location. Even when there is a recession, when luxury apartments suffer loss or depreciation, they tend to bounce back and appreciate over a short period of time.

Choose a Location

You don’t need to save money to choose a place you desire to live. So have an idea of the place you want to live in your head. It is also important to have reasons for choosing your location in your head.

Make Enquiries

There are so many companies that sell properties. You don’t need to pay more to get information. It free. You can even contact agents that work with companies to know what it takes to get a property. This will increase your drive.

Contact a Property Company

Check out a list of tested and proven real estate companies in Nigeria. Contact them to make inquiries about properties in your location. Check out their available properties. Make an agreement with them for your payment plans. Give them convenient plan. This way, you will avoid paying inflated prices when the property value increases.

Pay in Installments

Instead of joining a cooperative society, you can get a property and pay in installments. How? It is very easy. There are some companies in Nigeria that allow you to pay as low as 500 NGN to get a property per day. So just get on the right train.

Secure Your Papers

Make sure the company has a good reputation and you can get your papers as soon as you finish making your payment. Make inquiries on the documents you need when you secure a property. You can even get a lawyer.

Neemah had gotten very good at tying knots, A few weeks ago she had used a bundle of brightly colored yarn balls to teach the children arts and crafts. Soon, she had started going back to the supply cupboard to cut bits and pieces of the last unused ball of yarn. She absent mindedly tied knots when the children were having nap time or engaged in some other activity that didnt require her attention.

Two days ago; as she was leaving her classroom after the kids had been picked up, Neemah passed by the supply cupboard and thought of the now quickly diminishing ball of yarn, she took it. It had been in her bag ever since, the drawer beside her bed was even now littered with little knots. They were starting to look like nooses.

She was tying them now as Dalton walked to her on his small, chubby legs

'Miss Neem'

She looked up. Her dark, almost black eyes were a sharp contrast to his blue, almost gray ones. His voice was small and quiet even for a child

'Yes Dalton?' she said gently ruffling the boy's wispy blond hair 'Have you finished your story book?'

'yes miss, can i have another one?'

Neemah smiled and handed the boy a book from the stack on her desk. He waddled away.

Sighing, she glanced at the other children who were studiously sounding out four letter words off colored pages about mice and dogs and imaginary cherubic little boys and girls.

The children adored her and she them, but not enough for them to give her hope, true hope. Her heart was heavy and empty all at once, it would never be enough.

Later that night, Neemah's landlord found her limp and swinging from the ceiling fan.

She had gotten quite good at tying the knots

Donald Trump’s transition team announced on Monday that former presidential candidate Ben Carson had been nominated as housing secretary. “Ben shares my optimism about the future of our country and is part of ensuring that this is a presidency representing all Americans,” the president-elect said. Carson had previously removed himself from the running for a cabinet position after his spokesperson said that he did not feel qualified to run a federal agency.

The US President-elect Donald Trump chose Ben Carson, the mild-mannered retired neurosurgeon who challenged him for the Republican nomination, to turn around troubled US inner cities as secretary of housing and urban development.

Carson, an African American who is a religious conservative, has no background in housing policy but has cited his poor childhood in Detroit as a qualification for the job.

He is the first black selected by Trump for his team.

In a statement, “Ben Carson has a brilliant mind and is passionate about strengthening communities and families within those communities.”

“We have talked at length about my urban renewal agenda and our message of economic revival, very much including our inner cities.”

His bid initially gained support among Christian conservatives but it ultimately fizzled as he fell short when presenting concrete policies and answering questions about key issues.

The Seventh Day Adventist had presented himself as an alternative to Trump, preaching tolerance and compromise but sometimes unleashing blunt rhetoric. These included many references to Nazi Germany, such as his suggestion that Jews would have fared better in the Holocaust had they been armed.

Trump mercilessly mocked him on the campaign trail, accusing Carson of having a “pathological” temper.

Nevertheless, Carson endorsed the real estate billionaire after withdrawing from the race in March, describing his former rival as “a very intelligent man who cares deeply about America.”

He took Trump on a neighborhood tour of his Detroit hometown in September at a time when the nominee was looking to boost his image with African-American voters.

He also came to Trump’s defense following the release of a 2005 audiotape in which he bragged about groping women.

About Ben Carson

This 65-year-old grew up poor, raised by an illiterate mother who married at age 13 but left her bigamist husband.

He developed into a model student, earning a scholarship to Yale University and attending the University of Michigan medical school.

At 33, he became the director of pediatric neurosurgery at Johns Hopkins University, earning global acclaim in 1987 by performing the first successful separation of twins conjoined at the head.

This renowned author, retired in 2013 to hit the conservative talk circuit, describing how faith and family values had helped him as a drifting teenager to realize his dream.

He routinely promotes a return to individual responsibility — a value that led him to denounce the welfare state, which he has warned only traps people in poverty.

“If we continually keep people in a dependent position,” he told conservatives in 2013, “then they’re soon going to lose the drive that is necessary to achieve in our society.”
