The Lagos State Government and the City of Dubai on Monday entered into a partnership that authorities say will see Lagos emerge as the first Smart City in Africa. The Memorandum of Understanding (MoU) for the Lagos Smart City was signed at the Emirate Towers, Dubai, by the Lagos State Attorney General and Commissioner of Justice, Adeniji Kazeem and the Chief Executive Officer of Smart City Dubai LLC, Jabber Bin Hafez. The signing of the MOU was witnessed by the Chairman of Dubai Holdings, Ahmad Bin Byat who is also the Deputy Prime Minister and the Lagos State Governor, Akinwunmi Ambode. A Smart City is a growing concept that draws from the success of Dubai’s innovative knowledge-based industry clusters to empower business growth for companies and knowledge workers all over the world. Governor Ambode in a statement signed on Tuesday by the State Commissioner for Information and Strategy, Steve Ayorinde, said the Smart City (Lagos) was expected to bring multi-billion dollars investments to the State, create thousands of jobs and transform the Ibeju-Lekki axis in particular and the entire Lagos State in general. “This is a deliberate attempt by us to establish a strong convergence between technology, economic development and governance. “The MOU is between Lagos State Government and Dubai Holdings, LLC, owners of Smart City (Dubai) to develop a sustainable, smart, globally connected knowledge-based communities that drive knowledge economy,” Governor Ambode said. Being a keen observer of socio-economic trends, especially as it relates to business, I have decided to shed some light on one project under construction that is leveraging on the presence of the LFTZ & gaining massive global attention. View below the reports on the Dangote Refinery Project currently under construction. *Top 21 Facts About Dangote’s Most Ambitious Project Yet* In the year 2013, the wealthiest black man on the planet, a Nigerian teeming with foresight, Alhaji Aliko Dangote, announced plans to build a refinery. Recently the Central Bank of Nigeria’s governor was taken on a tour of the project by Dangote. Several media houses were in attendance. Here are some of what we learned: [1] Over $4 billion worth of equipment currently sits on the site. [2] The project is slated to cost $14 billion (N2.8 trillion) of which Dangote is contributing $7 billion in equity. [3] The project site is larger than Victoria Island. It is located on 2135 hectares of land in Ibeju Lekki, Lagos near the Lekki Free Zone [4] It is the largest industrial complex in Africa [5] Work goes on, on the site, 24 hours a day, 7 days a week [6] World Record 2.72 million accident free hours recorded on site, without a single lost time to injuries [7] It is the largest single train grass roots refinery in the world with a processing capacity of 650,000 BPSD [8] Dangote Group brought in the world’s #1, #2, and #5 sand dredgers to sand fill the site. 60% of the land being swampy. So far these dredgers have reclaimed 13 million m³ out of 30 million m³ [9] During construction, the project will employ over 25,000 Nigerians [10] Dangote is investing over $7 billion (N1.4 trillion) in the project [11] It is the largest single train refinery project on the planet [12] When this project comes online, Nigeria will save a minimum of $10 billion a year on imports [13] The Ammonia component of the plant will produce 2.8 million tonnes of Urea [14] Dangote is producing its own electricity to power the plant and by so doing is saving 75% costs. Dangote produces electricity at a rate that is significantly cheaper than the Federal Government. Dangote’s cost is $400,000/MW, while Federal Government is $2,000,000/MW [15] All the civil engineering is done by Nigerian companies [16] The plant has an export value of $6 billion per annum, meaning Dangote’s efforts will increase the amount of foreign exchange in Nigeria’s foreign reserves by at least 40% of current value on a yearly basis [17] Dangote said when this project comes on line, his friend Femi Otedola will save at least N26 per litre on millions of litres of diesel and petrol which his companies import annually. This savings will be passed on to the consumers and it will take a lot of pressure off the banks [18] Billions of Naira were paid to acquire the land and to settle the existing communities. UNDERSTANDING LAND SIZES AND MEASUREMENT. Most people who purchase lands in Lagos dont really understand the meaning of this Real Estate terms. As a potential buyer wishing to buy a land or build a new house you must be conversant with a few of this figures. The first hurdle is to understand the system of Land measurement in Nigeria. In Nigeria today, Land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which includes development pattern, human and environmental factors. Lets start by asking what is the size of standard plot in Nigeria? According to the dictionary meaning of a plot: A plot is a marked out piece of Land for the purpose of building or farming. The word 'plot' is an arbitrary term used to describe a land division carved out for property development. The size of a plot can vary for different reasons but according to Nigeria's land division, the appropriate plot for a house construction is 50 x 100ft which can accommodate a standard house with a small compound. To better understand Land divisions used in Nigeria, different units of area are used as follows: Hectares (ha) A hectare is one of the lease known metric units and one which potential buyers and Estate developer seems to struggle with - it is a land measuring100m x 100m OR 328ft x 328ft OR 10,000sqm. It is about two and half acres. A Hectare consist of 15 plots. ACRE An Acre is a standard unit of measurement used by Land sellers and it is almost equivalent to the size of a standard football field. An Acre is a product of any rectangular plot of land giving a total of 4,046sqm OR 43,560sq ft. An Acre consist of 6 plots each measuring 6 x 120ft. In Lagos State, the standard size of a plot is 60ft x 120ft ( 18m x 36m ie 648sqm), while in some other cities of the country, plots are measured in 50ft x 100ft. Lagos governor, Ambode, signs MoU for construction of 4th Mainland Bridge May 25, 2016 (* In a move that finally puts to rest the arguments of the naysayers, the construction of the 4th mainland bridge is finally kick starting) The Lagos State Government on Wednesday signed a Memorandum of Understanding (MoU) to begin the construction of a 38-kilometre 4t h Mainland Bridge, expected to bring a 14-year old dream to reality. The bridge, which is geared towards economic growth in the State, is expected to gulp N844billion in a Public Private Partnership (PPP) initiative and would be delivered in three years. Speaking at the signing of the MoU held at the Banquet Hall, Lagos House, Ikeja, Governor Akinwunmi Ambode said the need for the bridge had become imperative following the phenomenal growth of the state with a population of over 21 million people, which has in turn increased commercial activities and traffic gridlock. “This has made it imperative for us to have a 4th Mainland Bridge that will serve as an alternative route to the Eastern axis and decongest traffic in the State,” said Mr. Ambode. “More importantly this bridge will provide the required transportation compliment to the rapidly growing industrial activities on the Eti-Osa – Lekki – Epe corridor of the State.” He said the Bridge would be made up of eight interchanges to facilitate effective interconnectivity between different parts of the state. Expressing confidence that the project would be delivered on a Win-Win framework for all investors, the Governor said for the first time in the history of the State, the Government was embarking on the construction of a long-span bridge and expressway without Federal funding as the project is to be solely funded by the private sector. Governor Ambode also reassured Lagosians that his administration would remain committed to improving the State with world class transportation system as a vital component, which according to him is a key requirement for the sustenance of economic growth in the State. The Bridge would also accommodate three Toll Plazas which are still being tested from financial point of view and it would serve as a major boost to the actualisation of the Lekki Master Plan. The project is to be financed by Africa Finance Corporation, Access Bank, and other private investors who have already signified intention to be part of the construction, while Visible Assets Limited would be the coordinating firm. Earlier, Commissioner for Works and Infrastructure, Ganiyu Johnson, said the Bridge when completed would utilise state-of-the-art tolling system that will ensure free flow of traffic. The problem with Nigerians is that we appreciate other achievements of nations forgetting that it took many of these countries decades to achieve with every citizen playing a role in the development.. If only Nigerians can think positively about the country and pray for it, we will achieve peace and unity which will lead to faster growth. Weather you like it or not, God has made us citizens of this country for a purpose and it will be better to play a part. The fact is that we are Nigerians and will remain Nigerians. 1 Like |
