WHAT MAKES REAL ESTATE THE BEST INVESTMENT

As an informed investor, before committing your funds to any investment, there are some basic factors to consider. The 3 ‘R’s
• The Required amount needed for the investment
• The Return On Investment (ROI)
• The Risk involved.
These are however basic and your criteria should not be limited to that.
With real estate however, the following factors hold:
• Cash flow
• Capital appreciation
• Protection against inflation
Cash flow
One component of Return On Investment is the income flow. An investment is expected to produce a regular income over a period of time. In the case of stocks, income is earned through dividend pay outs. But it is a fact that dividend payment is dependent on the profitability or otherwise of the company whose stock is being held.
However, with real estate, income flow is generated through rental of properties. This is known as rental income. This is an income flow that is certain inasmuch as the property is under rentage.What is more is that the income increases as the year goes by. An example is a property in Surulere, Lagos that earned you N400,000 per  3 bedroom flat three years ago; that will earn you at least N600,000 now going by the current price regime.

Capital Appreciation:
When committing your funds to an investment, you are ideally buying an asset that is expected to increases in value over a period of time. Hence, if you choose to sell that asset, you should sell at a price much higher than the price you paid to acquire it. Capital appreciation however refers to the increase in the price of an asset.
The advantage real estate has over other types of investment is that the value of landed property always appreciates. A plot of land bought somewhere in Ajah four years ago for N1million now has a market value of N6.5million. A house I bought for a client of mine in Surulere last year for N12million was resold this year for N18million. And my client made a profit of N6million within nine months. While this is most unlikely with stocks, as the price can crash within the shortest time thinkable. With real estate investment the appreciation in value of your investment is assured.
The appreciation can however be manipulated by you through what is called VALUE CREATION. This is when the value of a property is increased by strategically altering the property through repair and restructuring.
Protection Against Inflation:
Inflation is one of the biggest threats to investment. But with real estate, you have an inflation-proof investment. During inflation, cost of construction and cost of living generally goes up, hence the cost of rent. This invariably causes an increase in your rental income as an investor.
From experience, prices of landed property rarely sinks like stock and rent persistently rises.

The above quote might sound comic but it is in every sense a fact.
The land area of the earth cannot be sustainably increased or multiplied. Hence the supply of this very important factor of production and living remains constant if not decreasing while the demand for it is on the increase. This brings to mind the common law of Economics; that price increases if Demand is more than Supply.
You can bet the value of real estate will always be on the increase.
