Well-done sir. I am thrilled with this project as in, the way you were executing them one after the other. Please i want to ask, how many workforce did you use for this massive decking? (the machine operator, masons, sand feeder, stone feeder, water handler, cememt handler, mortar carrier and mortar loader.

Was the casting done in one day and with how many concrete mixer? Most importantly, the mixing ratio of sand/stone/cement

Do you mean the stirrup spacing, I used 300mm, slab height is planned to be 150mm thick. 2Y16 top and bottom for the beams is consistent with the building plans. Welcome.

I mean the width and height of the stairup for the beam, I know that the stirrup for the lintel beam is always 9" x 9". What i also mean by the height of the shooting of the decking board is the height of the boards (side by side held together by the kickers) that houses the decking beam

Hello sir, please what is the measurement of the stirrup for the beams and also the height of the shooting of the deck?

I also noticed that all the beams are 2Y-16 Top and 2Y-16 Bottom, any reason for that?

Hello,

Please I need an input from the Subject matter experts (SME) in Real-Estate as regards a Mini Estate Project I intend to embark on next year 2021.

The land location is in Abeokuta Ogun State

The Land is a flat dry land

The Project is going to consist of 24 units of mixed 2-Bedroom, 3-Bedroom and 1 Bedroom flat apartment on a 4048 square meters land area (6 plots). That is why I called it Mini-Estate.

Now, not that is it really a big deal just that I want it to be semi-smart in design sort of and as such, I need to have a clear-cut understanding or solution to some of the challenges I will encounter before embarking on it so that it will help in the building plan design, layout and construction.


Let me list some things that i want to have there.

1. I want a situation where any occupant can open his or tap at any time and there will be water with enough pressure to go round. Both in the ground and first floor

2. Ability to separate water and power supply from any apartment for any reason without affecting the remaining apartment

3. How to avoid individual generators been used by occupants in their apartment when their is power outage in order to avoid noise pollution and potential Security threat

4. How to avoid installation of high-rise water tank stand but still be able to supply water at moderate pressure to all the apartments.

5. Automated Water source (Bore-hole or Wells) that can give enough volume for daily consumption with Portable water treatment plant for purification

6. Automated 24/7 Security lighting even when there is unavailability of primary source of power supply

7. Programmed Card reader for self operated entrance gate and Visitors booking App for visitors before making a visit. This to be managed by the Security personnel

8. How to manage space for parking slot to accommodate 2 cars per apartment and still achieve standard room measurement of 12ft x 12ft (excluding wardrobe space)

9. Best option for installation of underground utilities (water piping, electrical cables, waste pipes e.t.c) that will make them easily accessible to maintenance.

10. Common Energy meter for all the apartments or individual Energy meter for each apartment. which one is better?

These are the concerns that I have.

Please share your experience incase you have a solution or idea on how to fix them. Thank you.

This is my little help or suggestions to your questions based on my experience in building technology field.

Ans (1) let your water connection run from the tanks at the upper area of the building and distribute it to each area of the building inside the ceiling,then from the ceiling down to the ground floor to serve each point there. If it's blocks of flats let one tank serve down flats and the second tank serve the upper floor.
The upper tanks pipes will be layed in the roof while the down apartment water supply should come straight down from the tank and supply each area on the grund floor of the building.

Ans (2)you can achieve good water pressure by enlarge the outlet of you tank to 11/4 or 11/2" diameter bigger pipe against the 1" pipe size that used to be there.then connect it to each point of the toilet or kitchen with reducer fitting of 3/4"

More so you can raise the height of the tank if it's on the slab on top of you building you can add about two more course of block and place your tank

Further more if you have very good piping work there in your building you can use water pressure pump.

Ans(3) you can use any of the two system either to place the tank on slab on your building or separate scaffold.
But disadvantage of placing your tank on the slab is that
*If your slab is not have characteristics of good slab, water will penetrate into it and course dampness and dampress cam lead to collapse of the slab with the weight of the water +tank. In furute
,
*Algea will develop there

* defect of paint will occur there.

Advantage
*Cost reduction.

SCAFFOLD
*More costly to erect.
*It will occupy some space
*it substandard pipe are not use it can collapse.
Advantage
* it's possible to achieve any height you want your tank to be.
* it can take any size of tank.

Ans 4) various sizes of supply water pipe are 25mm, 50mm 75mm depends on your building, bungalow, medium high riise building, high riise building, sky scraper.

Professional Plumbers in the house, please i need your advice. I am about to do the water supply installation of my building and this argument arose between me and my plumber. I am much concerned about the pressure at which the water will discharge from taps and showers most especially in the first floor (ground floor is not much of a problem).

The plan is to put the tank on top of the house and then run the supply pipes from the tanks to various point of use in the house. The question now is

1. Should the pipe run to the ground floor first before returning back to the first floor or the supply should run through the roofing and discharge into various point of use as regards to the first floor?

2. Is there any other way to achieve a good pressure in the house assuming all outlets are opened at the same time?

3. Which one is better - to put the tank on top of the house or to construct a separate water tank stand (Advantage and disadvantages in terms of cost and maintenance)?

4. What are the various sizes of pipe to be used to achieve maximum pressure.

Note: The house is over 28 feet from ground floor.

I decided not to, and I have my reasons why. Firstly, I realize that even with screenshots and whatever proof you choose to display, people will think whatever they will. This, in my opinion, is better proof of performance than screenshots of my account balance. What if I grabbed screenshots from a random demo account? How would you know?

Thirdly, I cannot make a believer of everyone. Who will believe will believe and who will not will not. I'm satisfied with that and if it's OK with you, in light of the above, I would love to keep my account balance to myself.

what is your expected capacity? I actually thought that you have started and probably you have had some runs based on the caption of your tread. If I should get you right, your expected monthly return is N60K and above. I would like to know how your monthly subscription is like. In portharcourt here, there are DSTV, metr-digital, CTL and CMTV cable network and as such, to show more than one match at a time, one needs to subscribe to a minimum of 2 service providers. I can adopt yours if it is cheaper.

Your N60K and above per month is not realistic. I also have a viewing center of 150 seat capacity. With 3 television that you mention, N20K worth of generator cannot sustain them except if there is not going to be any form of cooling (either fans or A.C.) for your customers and the equipment (TVs, decoders). As for monthly subscription, you wont be spending nothing less than N14K. Again, i don't know the type of Stabilizer+Ups that you will buy for N10K that will be able to carry all your loads. I am not discouraging you or anybody that may want to invest with you but it will be good to work with right info. Below are my expenses when I started over 2 years ago.

Hall - I owned it.

Samsung Plasma TV (50 inches)- N400,000.= (N200,000/Tv during promo).

Plastic Chairs - N93,000 (N900/chair) + N3000(transport)

UPS (1.2KVA Bluegate) - N15,000.=

Ceiling Fans (7pcs @ N4,000/pc) - N28,000.=

Metro-digital decoder - N19,000.00 (monthly subscription is N3,500.=/month. it shows all matches but the resolution is not as clean as DSTV).

DSTV decoder - N55,000.= (monthly subscription is N11,000.= for premium subscription, because that is the only subscription that can show relevant matches.)

Generator (5.4KVA)Honda-Elemax - N300,000.=

Average monthly fuel consumption - N6,000.=

Anchor Man - N7000/month

TOTAL COST OF CAPITAL EXPENDITURES = N882,000.=

TOTAL COST OF RECURING EXPENDITURES/MONTH = N27,500.=

Now, in some case, you might just have 2 or 3 matches in a week that are appealing to fans based on the team involved to watch. I did not regret setting it up anyway because am still making profit even though I have not exceed N50,000 in a month. I am able to achieve this feat because I try as much as I can not to have any interruption in terms of power failure while the match is on-going. I also have a convenient for the customers and 2 emergency exit route from the hall. I discouraged the drinking of alcohol and I don't sell anything either. I normally charge N100/match, iether itis a tough match or not. I don't use External speakers so that I don,t disturb my neighbours with noise pollution or creating a nuisance in the neighbourhood. It is just a gentleman viewing center. After every match(es), I close the hall. I hope this will help.

I think from the response so far, I should just continue collecting my 2%. The principal is still intact and I can collect it anytime, only that if I do that, it will affect the business that is generating it. Infact, the firm is still looking for more fund because the demand for their service is far more than the available fund. The firm is into Saving and loans (The loan is mostly for market women).

Thanks for your reply. As i said ealier, the hostel is going to be 30 rooms in all excluding the Security gate and conference room. Each room is going to contain minimum of 6 power sockets (one 15amps and five 13amps), 1 ceiling point and 5 lighting points (energy saving bulb of 15watts rating). The loads that I expect to be in each room as per student levels should include
1. Pressing Iron
2. Standing or ceiling fan
3. Television/ Radio
4. Fridge
5. Heaters (either boiling ring or hot-plate) - but still under review whether to allow it or not.

I think with this, you can come up with the rating of the suitable generator incase of power outage. However, how do I manage the payment of NEPA bill by every occupant without any hassle? Also, are u suggesting the usage of Inverter as anothe power alternative? Expecting your response.

I am about to commence the building of an Hostel(30 rooms in suite) in my hometown and in the course or discusing the electrification of the hostel with my site supervisor, the electrician brought to my knowledge on how I would like the installation to be; based on the following questions below:

1. I am I going to allow students to use their individual generator in the course of power outage ?

2. How am i going to take care of the NEPA bill for each students considering the fact that all the occupants will not have the same load in their rooms?

My own question

Is it adviceable to provide central alternative power supply whenever thedre is power outage in other to discourage individual student from running their personal generator (most especially the I-pass-my-neighbour generator)?
