For over 6 weeks, I’ve been going to the Office of The State’s Surveyor General (OSSG) to track the status of a file submitted several months ago. We’ve been moving from one story to the other!

Tracking online should be done in such a way that man in South Barrington, Chicago can track the status of his files in Alausa without meeting one Mr. ABC to help him (like it’s currently being done)

When a site is sealed, you can’t gain access into the site. That’s the standard!
If you do, you have broken the government seal and there are consequences for this.

Pictures of the site when sealed has been taken and documented so any changes/modifications/alterations/unauthorized activities that happen on the site as at the time it was sealed is illegal and you’d be penalized for it.

You’re very correct!

For me I just go for fairly used props from other construction companies.

I’ve witnessed a situation where a site was sealed the same day steel scaffolds we’re delivered.
It wasn’t reopened until 6 months later.

It caused a huge setback for the project.

In my ongoing project, I’ve spent over N2m on scaffold rental.
I recently ask the contractor to come and remove the scaffold when I got free one to use from another project belonging to a friend of my client who have invested heavily in scaffolds.

The cost of installing POP ceiling in a room with standard headroom can never be the same as the cost of fixing POP in a double volume room.

You definitely need to visit the site to know what you’re up against.

Or do you think the cost will be the same??

When you start assuming there’s a fixed cost for doing everything in a project, this is how many people get stucked in their project.

At the level shown in the picture below, you’d spend more on:

- labour cost
- materials (as there’ll be more wastage at that height)
- scaffolding/props

Someone is just planning to pay more than 500k to rent props just for one month on a project.

These are some of the reasons you have to get to site to determine your actual build cost.

3-1 method to make sure we are in right direction

Good job!

However you still need an equipment that can see through walls/studs when you’re setting out a n awkward shaped standalone building that is emerging from an existing building.

You have to:
- cut through walls
- cut through floors
- cut through slabs
- and still ensure the structure aligns and come out clean.

It’s the 3rd time that the new commissioner for physical planning has visited my project since he assume office few weeks ago.

The question many people were asking was how did we achieve that project

I did the setup you’re talking about in 2016. It worked well but we had to introduce battery/inverter into the setup at a later time.

I have a setup by Shurflo that uses battery and charge controller. No inverter.

Unfortunately, many people don’t have access to limestone quarry wastes.

It remain the best filling material I’ve ever used. It is self compacting fill material and can be used as a stabilizer in an expansive soil.

What of natural compaction,how many times can fall on it before it will be fully compacted ?

It is very hard to tell the number of days as it depends on different variables BUT your foundation is fully compacted when:

1. Roots can no longer penetrate into your ground. You’ll start seeing roots spreading on the soil instead of going into the soil.

2. Your soil becomes hard that you’d struggle to drive a shovel through it.

3. You’d start seeing water puddling or running on the sand filled area of your land instead of sinking.

The result you’d get depends on how long you can leave the foundation to naturally compact during a major rainy season but if you’re dealing with sharp sand confined to a space and flooded with water, two or three major rain should do the job.

Regardless of whatever you do, sharp sand will NEVER compact into a hard material like a clay.

Ok.

How long it’ll take for your sharp sand to attain full compaction on a tabled land now depend largely on:

1. The type of compactor being used and its weight
2. The moisture content present in your fill material *3. The thickness of the layer you’re compacting at a time.

** Many of us have sinned on the 3rd part. Everyone want to quickly get the filling into the foundation and run a compactor over it.

With Dc pumps, you don't have to worry about starting currents as your pump is connected directly to the panels and it can only work during daytime or sun time.

If you introduce a battery into the mix, you can have water round the clock without requiring any input.

It’ll take longer time for a foundation in a sloping site to compact than it’ll take for a foundation on a table land.

Owing that your ground slab is sitting on a well compacted fill and hardcore we are not supposed to experience any form of deflection.

Hence it shouldn’t act as a suspended slab, and as such such not be reinforced as one.


Two things are important here.

1. The fill material
2. The area you’re building. Is it a dry land, a waterlogged site, a land with high water table or a swampy lands?

It’s after this you can know how and whether you can 100% remove the air voids present in the fill through artificial or mechanical compaction or whether to leave the site for some months for the soil to compact naturally from a good source like rain.

The only reason why you’d want to design your slab on fill to act like a suspended slab is because you can only control what happens in your plot. You cannot 100% control what happens around you.

- What if the owners of your neighboring plots didn’t build in the next 5 years?

A client of mine decided not to build in a block in Adiva because there are no other person building around him in the block where his land is and the block is heavily flooded.

There are no drainage yet in the block so he’s going to be dealing with something far bigger than him if he chose to go ahead with the construction

Why do I need to have a put on my pump when my tanks are already at an elevated level?
Even with a DC pump,you will still need starting current to start your pump.
Which is very high in DC motors.

But the solution been proposed has remove the need to constantly put on your pumps when water is needed.

I get your point.

I’m saying if energy consumption is the problem, then a DC pump can fix it.

Working with an average of 100 litres of water a person need per day, I don’t think a building with 30 people will need more than 3,000 litres of water per day and 90,000 litres per month.

Even a 12v DC pump delivering 8 litres per minute will do 3,000 litres of water within 6 hours.

Well, I didn't rule out the importance of using good sharp sand compacting well especially in raft foundation...but then it's expected for ground floor slab to stand well even if filling collapse in the future hence necessity for well reinforced ground slab just like suspended slab


I once raised alarm sometimes last year a builder here.( Which is even chatting on this page now ) did a foundation even very close to where we are working now with just wire mesh

If it's the other way i.e down feed to up - feed ,that means you need to constantly put on your pumps using electricity which increases the cost of your household electricity.

I think this is something a high pressure dc pump can fix and interestingly they’re more efficient than the energy guzzling AC pumps.

I have DC pump and I’ve never had to worry about energy consumption.

In areas like Lekki and environs, it is unusual to see this type of filling because the whole area has been sandfilled with sharp sand which is also readily available in large quantities there.


Though the type of sharp sands used in Lekki and other non-cohesive fill materials are less liable to shrinkage, we must understand they are more liable to being flushed out by water flow when it continues to percolate through a foundation.
So we cannot overlook the influence of water content on different types of soil when choosing fill materials in different sites especially in waterlogged areas.

I’ve had to investigate a foundation in Lekki area before and it was shocking to see that the soil used to fill the foundation has subside under the slab in less than 2 years after the project. I remember I share the video here on this topic .

Reason: Poor Compaction

We too dey rush our builds in these days of Buy and Build in one month. We hardly give time for natural compaction.

There’s something called Slab On Fill.

It’s a type of slab that is done on a well compacted layer of soil and crushed stones.
It does not require the same class of cement you’d use for a suspended slab.

The crushed stone form the last layer.

Yes, except you're a big multinational company with stand by AUTOMATIC generators, you can't go underground.

Over head water storage is still and remains the best option.
