Well the stop work there is from LSBCA ( Lagos State building control agency). And the reason for that is becos buildings was been erected there illegally, that's they didn't get a building approval from the government before constructing building there.

So just make your due diligence, do a search on the location through a survivor, to be sure the place is not a government aqqusition.
Once it's free from aqqusition and the company as good title on the land. Then there no need for panicking.

But u can still check about a land at the survey general's office without a survey, when your lawyer comes for inspection they will come with a surveyor to take the land coordinate, and which they can use to verify at survey general's office too

If it's a real estate company, then I don't think survey plan is enough document, they should be able to have any government legal document like CofO, gazette, execution etc.
Survey is just a paper documents to show the size of land.
But majority of family don't usually do government documents, they only do surveys to show where there land start from and where it ends, so when u are buying from them they will issue you family receipt and deed of assignment/conveyance ( family paper called iwè ebi) which all there principal family members will sign.

And if it's from individual: then that means the person as done survey to show where is land start from and where it ends, the individual then needs to show u the receipt and family deed of assignment they use and buy from the family.

I have in a well developed place in ikorodu, ijede and offin but it's a bit above your budget it's 3m
