just2endowed: You are better off buying foreign REITs if you can find them on that App. You can allocate a little to the Naija REITs but just note that they are exposed to the same risks that any Naija landlord and Naija investor is exposed to. Though some of these risks are more easily managed because of the size of the REITs, the REITs still have to deal with risks such as tenant palava, political risk, Naira devaluation and more importantly the stock market risk and liquidity risk. The shares are not easy to trade because of their not so large capitalization in Naija. 7 Likes |

If you have a huge sum that must be invested in real estate, better to buy property first (and choose your tenants wisely) before investing in REITs. It is not prudent to invest 30 to 50m in a REIT unless say you be billionaire. REITs make more sense for small investors that want to be exposed to real estate but do not have enough money to buy properties. Or basically as a way to diversify one’s real estate portfolio holdings after investing enough in properties. No go raise 50m and put inside Naija REIT o. Buy your own property and don’t listen to what any advertiser is telling you. With your own property, you have your own physical asset that will appreciate in value and you can either leverage or sell whenever you decide to. It is true that landed properties are not liquid and that easy to sell but imagine the HBP involved in tying a significant portion of your net worth in one thinly capitalized REIT which is more or less a stock of a company. That paper will be paying you dividend but the dividend is not predictable like your rent and can reduce anytime plus the share price can fall anytime with the stock market. Please know the risk involved before jumping in. And please know that some people dey find maga to offload their shares to and this hasn’t been very easy for people that hold these shares 12 Likes 1 Share |

Thanks for pointing this out, lazyyouth. I was writing something related, but decided against it.... REITs are very illiquid. When you need urgent money is when you will know what you entered. This, as well as the other factors the moniker has stated should be put into consideration, not just the dividend. Pros and cons of an investment are good to be shared so people understand what they are getting themselves into. And not just jump in blindly 8 Likes 1 Share |

Mind you, many of us here are audio big men and women o. We are very wealthy on NL but we drink garri with guguru and epa in our ‘face me i face you’ while enjoying melodious sounds from those wicked mosquitoes inside heat for darkness at night. Some of us dey abroad dey collect government benefits but come on NL to pose as rich while some of us dey sell fake products to yahoo boys just to survive. Lazyyouth4u: I don't have anyone with such amount. PS : Atleast for landed documents i have 3 at hand people willingly to give me both rural or urban area. What the school need is an account with $Aus60,000 around 18mils naira. I however said I don't mind paying anyone willingly to help me with that am not asking for money just documents to scale through this journey. It's very rare getting help from unknown people yes the same internet has helped many for speaking up I can't die in silence. Atleast let me ask whereby nothing happens by 25th March I know God knows why it still happened. Please anyone here ready to help me. I am only soliciting for statement of account with 18mil and other docs to verify I have a sponsor. I got offered to a 2 year Direct entry Nursing program in Australia with partial scholarship. Lazyyouth4u: I have been persevering working on an 7-6 hospital pharmacy assistant job and 15hours at night duties same clinical duties for 5 years I understood I just have to keep pushing it I have dreams and goal doing business in Pharmcy and healthcare technology someday. LauraClasikVibe: very correct. In the Nigerian context, it may not be a wise investment decision to buy REITs. When SFS REITs launched, the price was 100 naira or so, now it is 68 naira. If you invested at the initial offering, you would have lost almost 50% of your capital, and dividends are not fixed in price too. Selling REITs when you need money na war. Which is why you see even elders of this forum marketing it to you, as dem wan offload their REiTs bags. (So sorry, but I could not resist the slight jab.) As per renting out a house, using some of the tips here is good, but as usual, don't follow people blindly. I don't own a house but I know that there are bad corporate workers who are tenants and there are good pastors and business people as tenants. What is the percentage of all people who are not executives that are bad tenants? Location is also a factor too. A person with a house in Igando, ikorodu, is also looking for corporate tenant. That's funny. In summary, do your own due diligence. Trust your intuition. 10 Likes |

Do you really think it can take up to 6 months? I am asking because I know that some houses can take that long to sell if not longer. Getting occupancy especially with high end houses can sometimes take years. emmasoft: 1 Like |

Anyday any of the person's here start meeting together for any reason, it maybe the start of the greatest KIDNAPPING of all time. A lot of people on this thread are thieves, cultists, arm robbers in real life. They are just waiting for you to slip slightly so they chop you mugu. Do not fall for it . On the other hand, this thread is filled with lots of audio billionaires and millionnaires not knowing if they unfortunately get kidnapped, the same masterminder of the kidnap will care less of your worth rather eyes will be on the N100 million ransome.
