Legally binding agreement, means the lawyer must go to the court to stamp the agreement and pay the necessary fees to government

I recall someone advising putting a clause in the purchase contract to hold on to part of the payment until the previous tenants are gone, I think that can help.

Some buyers hold meeting with the new buyers and alert them of the change in ownership and sometimes sign an agreement with them that gives them 3-6 months to leave after their rent expires.

If you are owing for 6 months ie for an annual tenant, your eviction can be perfected in 4 weeks
