Once Nnamdi has delivered an airtight Roofing for me, I fix the environment.

The problem with us is we will buy half plot and put 20 ACs, 50kva generators, energy hungry devices and install artificial grass + concrete flooring and we will be expecting a cooler indoor.

How’s that possible?

Instead of ACs, I have 9 trees (3 coconut cheesy) , a gazebo and a 120sqm fish pond. When there’s heat, I go under the tree to take fresh air grin grin with cold garri, fresh fish and coconut

I no fit kill myself.

Covid-19 lockdown taught me vegetable is better than some plants in the house so I added a backyard veggie farm during the lockdown. I never knew pepper was that fast at growing.

As regards bold 2 with exception of the noise to some extent....are you saying if the build has a proper ventilation by way of windows it will still be more hot compared to a build with hip roof with all them POP ceiling finishing that is acclaimed to make a house cool.... grin

There are loads of research (paper) on Architecture and mental health. In my school, we have full modules on Architecture design and well-being.

I'm saying that a flat roof home is hotter than a hip roof home. Hip roof is better at dispelling heat. Any mitigation to cool a flat roof home can also be done to a hip roof with a better outcome.

This is what we are talking about. Too much concrete landscaping. Nothing beats grass, flowers and trees. But una say una dey fear snakes, so you concrete the whole compound with devastating consequences in terms of heat management or lack of heat management.

Towers .55 is even like .7 or more of other companies.

He’d be wasting his money on solving a problem that wasn’t there. Thickness of the gauge of materials won’t solve sound issh nor prevent leakage caused by wind uplift.

99% of the potential challenges with the hidden flat roof designs can/has been solved by the parapet wall.

The major function of a parapet wall on a hidden roof design aside from confusing onlookers and designers is to protect the roofing from wind uplift.

For leakage to happen on a hidden roof, there must be an uplift when wind blow against the roof which the parapets dramatically reduce by design.

A proper insulation installed under the roof will stop the much dreaded noise coupled with the presence of POP/Gypsum ceiling inside the building.

I would be even more worried about the lack of crawl space in flat roof designs which makes internal maintenance work inside the ceiling a huge challenge. This can be solved by making changes to the MEP (cable routes, water line etc).

I’ll also have issues with flat roof parapet wall designs without without waterproof membrane and drip edges - front and back - to keep stain off the building.

This is one part most people aren’t getting right in this part of the world - parapet walls without drip edges.

The way we build vs sustainable designs

A lot of us focus more on “how much is TMT/bag of cement/Spanish tiles?” instead of our designs.

We want to put everything - strongest roof; thickest slab; largest windows; most powerful generators; tallest building; highest kingpost; biggest TVs...

We want more of everything.

A lot of people have not bothered to research the importance of Atrium, Fins, Covered Terrace, Recessed/Floor-to-Ceiling Windows, Cabled Railing, Indoor Plants, Trellis, Wraparound Terraces, High Canopy Trees, Trellis and Slats in my builds.

They’re not there for fun. It’s not packaging grin but designing for sustainability and energy efficiency.

If I had my way, I’ll have the tree in the pic below planted in the atrium of my ongoing build but we’d be fine with evergreen plants.

What happened to insulating the roof properly? You can install rockwood or use other insulation materials to dissipate heat and of course sound absorption.

Making houses cooler all weather has never been an issue for me because I understand how to use trees and vegetation to lower surface and air temperature in my builds by using them as a wind breaker and to provide shade in strategic areas.

Some estates in Lagos recommends planting a tree in every building. The aim is to improve air quality.

Rockwool installation is not cheap.

At least for now, my recent designs are flat roofs. XL6 Trillion | Atrium House is a flat roof design without a roof top garden and tank slab. But there’s Atrium.

My new design studio is also a flat roof design with steel trusses and an atrium.

A maintenance free build is possible when you build right.

I recently shared that I’ve not had to repaint my building in almost a decade but I’ve repainted the fence almost 4 times. The difference is in the installation and not the quality of paint.

The same applies to my gate. I’ve had it installed almost a decade and I’ve not had to do any repairs on it despite the fact that my Neighbour has repaired his almost twice. The difference is in the installation and not in the quality of materials used. We both used same materials but I spent more on my installation.
26 bags of cement to install a gate is not a common install.

My 25ft tank tower is made with galvanized steel. It hasn’t failed despite the fact that I left it on bare floor/ground for several years (4 years plus) before install. I knew what I wanted and where to get exactly the type of material to achieve it.

When it comes to flat roofs, I’m very thorough and we give it almost all the attention it deserves.

You’ll agree a roof with any form of parapet will last longer and do better than a roof without one. Their major difference will be in their cost-to-install.

Just as a roof with 20ft kingpost will do a better job throwing out water than a flat roof. Their cost will never be the same.

You’ll have to invest something to achieve a completely maintenance free build - not just flat roof.

For me, I’d invest more time on achieving sustainable buildings through variety of alternative options available out there.

Well yes, and other environmental factors, Imagine having long-span aluminum in an area where you have heavy snow, guess what will happen.The major fault of a bad roofing system would be a leaking roof. When sourcing for my roof, I discovered that most of these step styles are built to failed cos sometimes the die used in casting the moulds on them dig too deep and leave micro piercing on them that you can't even see with the naked eyes, these expand as time goes on. Then on top of this, You want to make it flat.
PS By flat roof hope we are talking of a roof with no inclination!

I live close to, in fact, have worked with the owner of an indigenous company that produces communication towers for major telecom operators in Nigeria.

I knew so much about steel and I’m not always freaked about stanchions.

One of my build... just 160sqm house had 36 columns. I don’t care whether tiger tmt is the best according to suppliers. I just want some assurance by having more supplemental columns in critical areas of my build.

A house that I designed in badore, Lagos was among the dozen of building demolished by LASG last year. The house didn’t fall despite the fact that the caterpillar tried so hard. There were too many supplemental columns providing support for the building.
I wish I can share the pics/video but the owner of that project is right here and he might be reading. It was a horrible experience.

For your type of job, I’d always go for the best materials money can buy.

Just as I bought galvanized pipes that you can never buy in the open market.

Steel structures must be able to withstand all elements. Wind force na baba!

May I ask what exactly do anyone think will make this type of roof (butterfly roof) fail?

- All the side laps are sheltered from the main wind direction
- There are no trees around so I’m less worried about foliage clogging the drain.

I do not expect anything less sir on your type of project.

If you’re doing drywall in the internal partitions, it’ll also come in handy.
I knew the Palms Lekki like the back of my hand. I worked on almost 50% of the shops back then.
Silverbird used to be my office during The Hub and NuMetro Media days.

Rockwool is a standard is commercial builds.


I worked with lots of SA guys on major malls in Nigeria so I know a lot of these stuffs.

Yes. You are on point. One can mitigate a flat roof with the corresponding design. However, the torrential downpour beating hard against a flat roof and the poor water run-off should also be mitigated against. The best mitigation in this situation is from 0.70mm thickness. Same is recommended for petrol station forecourt. I have used 0.7mm for a small scale storage warehouse without issues till date. No parapet.

To be honest, unless you are using the roof space for maybe a roof terrace, swimming pool, night sky observatory or even bird watching, I really don't see the need for a flat roof. All that firepower to stabilize a flat roof from failing can be channelled meaningful into other nodes of the building for example outside space management and solar energy harvesting.

Just as I shared earlier, the sheet is not the problem but the install.

Oftentimes most installers lap their sheets in the wrong direction.

Thickness or higher gauge work where you have a very long span to cover like petrol stations, shopping mall, mixed use developments, hotels and govt buildings.

That’s why most of Towers patron are govt ppl.

A .7 gauge wrongly installed will definitely leak.

Tbh there’s really not much to spend on making flat roofs worry-free, everything is in your design.

You’re dealing with:

- Air control
- Wind control
- Sound control
- Climate control

Just find the best design that’ll sufficiently address the 4 issues above and you’re good. Do these on paper and not after the build has been completed.

Like I always say, the final decision rest with the client.

I used .35 in my personal build without worries after a decade.
One of my client felt 1mm guage Tower is too light and he installed Nigerite sheet in his build. Na hin house and he’s free to use what he likes.
Though a lot of ppl has issues with the roofing sheet and cancer. The client chose what he want.

I always want the best I can get without blowing budget or overbuilding.

My position on flat roof designs is not to say one roof design is better than the other.

I’d defend a 20ft kingpost roof the same way I’m doing right now.

My clients are here and they need to be sure I know what I’m doing proposing a flat roof design to them.

This is nice and very encouraging. We should be doing more of this in residential buildings. I'm guilty though, I've not done this in Nigeria and that's because I don't as yet have a forever home in Nigeria.

Just one observation from the photo you attached; feel free to correct me if I'm wrong.

The silver (aluminum) surface of the insulation material should be the other way around. Or is the aluminum surface double sided?

The aluminum surface repels heat, so if it's not double sided, you want to repel the heat from the roof, so the surface should be facing the roof.

Or is the design to conserve the a/c coolness in the room (hall) from escaping to the roof? If this is the case, then yes the installation as shown is acceptable. If this is the case, you still need to contend with the heat from the roof. In this situation, a double sided repel surface is a superior solution.

Solar panels are installed on roofs at any time the owner wants. A good installer knew exactly what to do.

I know what I want exactly for the roof and the builder knows this too because I have made this known since, so it's not a new development.


I even posted here questions on solar electricity.

Asking to avoid the plaster guys issue on 3strikes roof.

If exposed, they will look like long runs of sheet metal and, if concealed, they will have a rubberized coating overtop. Broken flashing will feature large cracks

Why It Happens: Roofers often use tar to seal the flashing together and that can corrode over time. In the event that your flashing is left exposed, elements like wind and rain could be the reason behind its crack.

How To Fix It: (Via The Family Handyman): Once you locate the source of the leak, pry up the nails used to secure the old flashing. Lift any shingles out of the way and remove the cracked segment. Gently put a new run of flashing in its place, fasten the new flashing in the same pattern as your old piece using roofing nails. Then, apply a coat of roofing sealant to the nail heads. Routinely check flashing around your chimney and vents to ensure that cracks aren’t letting in moisture.

2. You Have Broken Shingles

What Does It Look Like: Look up! This one is easy to spot. Since shingles are the exterior layer of a roof, you should be able to identify missing shingles by seeing different-colored patches on your roof. Alternatively, you may find the shingles themselves littering your yard after a heavy storm.

Why It Happens: Again, weather. High winds and heavy rains.

How To Fix It: (Via This Old House): Slide a pry bar underneath the row of nails that connects the damage shingle to the one below it. Lift up until the nail pops and then press down on the shingle while you remove the nail. Repeat for the remaining nails. Pull out the damaged shingle, replace it with a new one, and secure it with four new nails.

3. Your Valleys Aren’t Properly Sealed

What Does It Look Like: An area where two planes of roof come together. Since, these areas of the roof are usually sloped, if the valleys are not sealed together properly, rainwater can get inside as it runs down the roof. You can detect a problem by searching for wet spots that run along the seams of your roof.

Why It Happens: A variety of reasons – the sealing may not have been done properly in the first place, it may have cracked when being stepped on, or an excess of rain and ice may have caused it to erode over time.

How To Fix It: This is one of those things that needs to be done by a professional because of its complexity and we do not recommend attempting it on your own. However, your roofer will likely fix the problem by laying a new leak barrier along the valley and shingling overtop.

4. Your Vent Booting Is Cracked

What Does It Look Like: Roof vents are those things that look like small pipes sticking out of the top of your roof. They’re used to expel excess moisture from the inside of the house. Leaks from this area will likely leave corresponding dark spots (and mustiness).

Why It Happens: Roof vents are often sealed by placing some flashing around the opening and slipping a tight, rubber boot over the area where the pipe peeks out of the roof. Over time, the flashing can break or the roof can decay.

How To Fix It: (Via: DIY Guy): Use a knife to remove the rubber around the vent. Use a pry bar to break the seal on any connecting shingles. Slide the new rubber boot under the shingles, over the vent, and bring it down onto the roof. Then, secure the new boot with roofing nails on either side and caulk under the shingles to seal them to the new flashing. Consider buying extra shingles to make replacing broken ones even easier.

5. You Have Ice Dam Buildup

What Does It Look Like: An ice dam is a ridge of ice that forms at the edge of a roof and prevents melting snow (water) from draining off. The combined weight of the ice itself can damage the roof, as well as the water just sitting on the roof’s surface.

Why It Happens: The heat from your attic (and the rest of your house) is above freezing, which causes some of the snowfall to melt, despite the cold temperatures outside. The water will then run between the roof’s surface and the snow and will refreeze into ice once it hit’s the roof’s exterior edge.

How To Fix It: Invest in a roof rake, which looks like a sideways shovel with a long handle, and use it too reach up onto the roof and remove at least the lower four feet of snow from the roof edge. If you see an ice dam forming, consider treating it with an ice melt product, according to manufacturer’s directions. As winter gets closer, be prepared to find a way to clear the snow off your roof.

6. Your Skylights Were Improperly Installed

What Does It Look Like: Leaks from this kind of problem should be super easy to spot. If you find yourself noticing wet spots or consistently needing to place drip buckets around the sides of your skylights, you’ve found the cause. However, leaks and wet spots near the top of the skylight may be a flashing issue instead.

Why It Happens: There are two main causes for this type of leak. Improperly measuring and fitting the skylights upon installation or decayed insulation along the skylights edges.

How To Fix It: Clear any debris off of the skylight and check for cracks in the window itself. Seal any cracks with a layer of clear silicone along its length, if necessary. If that is not the cause, check the surrounding flashing and replace as needed. While skylights look pretty, they can let in extra moisture when not properly sealed.

7. Your Gutters Are Clogged

What Does It Look Like: You may be able to see the leaves sticking out of the gutter when you look up onto your roof. But, if not, you should notice the lack of water trickling out of a downspout during a rainstorm.

Why It Happens: Your gutters are meant to help water travel away from the roof. When a blockage forms and they get clogged, that travel stops. Rainwater will then pool in one area of the roof and have more of an opportunity to seep through cracks.

How To Fix It: Sorry, there’s no easy answer to this one. Get up on a ladder, and get in there with your hands. Many recommend placing a large tarp underneath the area where you are working. That way, you can drop any debris as you go and wrap it up for easy disposal later. Clean your gutters in the spring and fall for peak water flow.

8. You Have A Cracked Chimney

What Does It Look Like: Most often, you can look for signs of wear and tear along the mud cap, or mortared area around the top of the chimney. You should also look for any holes in the mortared joints where the chimney connects with the roof. Also, be on the lookout for loose flashing and shingles in the surrounding area.

Why It Happens: Mortar is essentially just a thick mixture of water, sand, and cement. It erodes easily in harsh weather conditions.

How To Fix It: In some cases, all you need to do is find the source of the leak and replace the missing mortar. However, since the materials used for chimney repairs are different than those for standard roofing fixes, it is recommended that you hire a professional handle the repairs. If you have a link by your fireplace, a crack in the chimney cap is a good bet.

9. There’s Condensation In Your Attic

What Does It Look Like: A leak is most likely coming from your attic if the space shows signs of mold growth or mildew. A strong, musty odor emanating from the attic is also a key that water has gotten inside.

Why It Happens: As the uppermost part of your home, the attic is trapped between indoor and outdoor temperatures. When those clash – think hot summers and cold winters – condensation will form and moisture will follow.

How To Fix It: First, treat any mold growth. Then, take the time to isolate your attic to prevent large fluctuations in temperature. Make sure that all of the roof vents are clear from the interior end and install a large ventilation fan, if needed. Pay special attention to the venting from your attic to prevent condensation from causing a leak.

10. You’re Using It Too Much

What Does It Look Like: Unfortunately, there is no way to differentiate if this is the cause of the leak. However, all homeowners should be careful with how often they venture out on to their roofs.

Why It Happens: As you can see from the other causes in this post, a lot of roofing material is very fragile. You may accidentally step on a crucial element or crack an already precarious seal.

How To Fix It: Avoid walking on your roof whenever possible. Let that Frisbee go and buy a new one. Hire a professional roofer to do your fixes, since they are trained on how to avoid the most easily-damaged areas. Save yourself from walking on the roof by growing a green oasis.

Whether you have an old roof, new roof, or even a fancy green rooftop, wear and tear is unavoidable. There will be rainstorms, long winters, and heavy winds. But, roof leaks? They are a different story. With the right care regimen, every roof should have the ability to keep your family warm and dry for decades.
