I won’t be quick to dispel his ideas though. There might be a new way to do things.

I know I’ve seen a building that was not plastered the traditional way we do stuffs. They just did the ceiling and the walls were screeded with a special mortar mix.

I’ll share video once I can get it. The solution was shared in one of our Affordable Housing conference.

So pop 1st before plastering is the way.

I think the quote is fine but I’d suggest 9in block for your external walls while the internal partitions can be 6in.

You can push for 100k discount though.

I’m assuming his workmanship covers the following:

- All block work to Roofing level
- Casting of beam and lintels

I also hope the headroom (height of the room from floor to roof level) is 3.3m +
That means he’s raising 3 blocks after casting the lintel.

I wholeheartedly agree with you. We need to research and work with cheaper building materials. The thing is we must continue to look for cost-effective ways to build houses as the income of the average Nigerian continues to dwindle.

I’m in talk with someone at the moment and the only thing we were looking at is how to deliver quality build at the most affordable price without sacrificing on quality.

I think the easiest way is to explore the alternative building solutions and also cut down on wastages.

This is long overdue.

Good you said your own school of thought. When it comes to building things can change and every contractor should highlight the possible change in their contract, sadly most artisans have not gotten this level of education and it's rightly so, we don't have that environment.

I am doing a project, and the contractors mentioned that expected completion date will be April, however situations may change, and rightfully in January came the snows, then the cold weather were brick works cannot be done. work was delayed significantly. Then prices varied but I was shown proof, and reasonably made adjustments based on the slight change.

Contractors should be sincere, and clients should also have a human face when making demands from artisans, because things are mighty tough at the minute for both parties, especially in Nigeria.

In London I can tell you I will make it in 2hrs and keep to that time, but in Nigeria that may not be possible, even if your intention was to keep to time. If it's not the police, it may be armed robbers on the road, or some crazy traffic.

You speak the Truth .

One thing have learnt about “Time-Frame | Duration” is to prepare ahead & give adjustment to clients.... What I mean is : Be truthful with your client & let em know the Truth about when you can deliver a project, it's better to *give a date/duration & deliver before the expected date* than to *give a date/duration & be 2/3weeks late before you deliver*


A particular project that I did , I knew the Project would take a month due to low funds to bring in more hands, The client said it should not be more than 3weeks. Instantly I plainly told him the project would take a month & two weeks, & I convinced him. We delivered the project in 3weeks & 4 days. ..he was happy that I delivered before the expected date. ...

Telling your client' :: that a job that requires a week would take you 2days to deliver Just because you want to win the Project by all costs.. is a Very wrong Move. ... We need to be Realistic with Clients too.. we're Not Machines...
