Automatic or conventional gates, which is better please?

Automatic Gate it is.

It’s safer, cheaper and far more reliable than the conventional gates.

I’ve been using mine since a decade ago and I’ve not spent up to 15k on maintenance.

That 15k is not enough to pay Musa’s one month salary. This is coupled with the fact that I still need to provide a whole 12 - 14sqm house just for Musa to be opening gate and do those stuffs we call security.

I go with failsafe automated solutions.

Ensures water storage is adequate.
Opens and close gate typically only twice a day.

Automation is the way to go in all facets of a residence, not just gate, but in most cases will not replace a conscientious Mai Guard, rather it will supplement him. If one chooses to have one.

When the dogs go apeshit in the middle of the night it’s refreshing to have another male adult in the compound to investigate with. For those of us in remote areas.

Anyways, just an alternative viewpoint.

PS: even in lowly Ibadan you’ll be hard pressed to find anyone to accept N15K. It’s impossible unless maybe you provide meals.

My decision is based on many reasons which includes but not limited to the porous security situation in the country.

Some of the tasks mine does is:
My response in bold

Sweeps and clean the compound.
My kids does this.

My kids does this.

Washes the vehicles but not the bikes.
I do this occasionally.

Runs errands occasionally and as needed.
I have guys who do all these one-off stuffs for me. A water factory near us delivers our bottled and dispenser water. My generator guy performs routine check on my generators (including the ones used for site operation) every month. My gardener do the trimming once a quarter.

Manages the electrical system.
Everything is automated here. I hardly visit my power house except we intend to change PHCN line. I hardly use generator because there’s hybrid solar/inverter solution. My security lights automatically turn on and off at scheduled time of the day year round whether we are around or not.

Once we are inside the house at night, NOTHING makes us go out again except its an emergency.
Musa can always go to sleep, my automated systems will never go to sleep.

I guess they chose to ignore, aid and abet or they just proved me right that any solution that has human interface in Nigeria is bound to fail or get compromised.

Hello, goog morning professionals in the house, wants to make enquiries on my newly done solar inverter.


The solar was installed on Friday morning;

2 pcs of 200W PV
12/24 40a Mg-43l solar charge controller
850Va Nexus inverter.
2 pcs of 12v 100ah sunfit deep cycle dry cell battery.

What I realise so far are;

When the battery level is full (4 bar) its usually 13.5-14v
…on 3 bar, 13v
On 2 bar, 13v below.
On Saturday night, after much charge with the scorching sun and electricity in the night,
The electricity was later seized and under 5 mins of usage wt just one 5w bulb, the battery dropped from 3 bar to 2 bar, and the voltage from 13.1V to 12.5V.
After that, I’ve been noticing quick drop like that in few minutes but have never go beyond 12…v (which is always 2 bar level battery on solar charge controller) since usage even overnight.
Any advice sir. Thanks in anticipation.

I am scared...

This is one reason I always do all my best to complete my project within schedule and ordering my materials ahead of time.

Imagine I quoted 3,000 for cement on my ongoing project and the current price is now 3,700. We had a similar issue with reinforcement. We quoted 290 - 305 and we are paying 345 - 380k per ton now.
Yet there was no variation added on the cost of all blocks supplied or the cost cement used on the project.

I’ll be in need of maybe 20 - 30 more bags of cement to complete this project and the extra cost to pay is almost negligible that we will absorb it without disturbing my client.



Delay is very dangerous in construction especially in a country like Nigeria.

Might be the size of the battery. We have 200Ah and 100Ah. 200Ah retain more energy than 100Ah. Also you need to check your wiring, I mean final sub circuit very if there is no current leakage in your connection

If I would choose, I would rather go the way of an actual consistent human being who does beyond just work of a "gate operator" but does a lot more including supervising the automated systems.
We often take for granted the cost of some of these little things.
A ubiquitous gateman it is for me and this doesn't affect the fact that I prefer the automated gate.

Don’t get it twisted. Plastering comes before doing POP ceiling.

The initial post recommending doing POP before plastering is referring to architectural ornaments on windows, pillars, beams as POP.

You do those before plastering if you want to achieve the best result.

Both are actually right but the terminology used is exactly what’s causing the confusion.

the atrium is actually glazed but had to do a danpalon on it when the automated sliding skylight we ordered for wasn't forth coming and the client wanted to hold the first daughter's traditional wedding in the building.

The window design highlighted in the picture below must be done before plastering the house if you want to achieve the best result.

Those shade are built-to-order. You have to order weeks or month ahead of install.

I love buildings with interesting characters.
