The 4,000 units in Athi River - Nariobi Metro - are all nearly sold out.

Now imagine Ngara -- literally seperated by Nairobi river with CBD - and they are being sold for 3M kshs (30k usd) a unit. These will be snapped in less than a year.

That tells you Kenya is entering demographic divided 5yrs from now - when that age group become adults.
Kenya population inflection point happened about 12yrs ago!

We are now on a demographic transition - that will lead to more adults than kids for first time - in about 10yrs from now - leading to more wealth.

And from then - we will zoom to South Africa level of development.
