My father built his house with this type of roof in the seventies. One rainstorm in the early 80s took off the upper roof. The house was flooded and a lot of stuff had to be thrown out.

The roof was fixed but it was made a basic roof.

It's an interesting design but I would never adopt it after seeing what happened to my parents.
Má, any roof if not well constructed can be blown away by wind.
But that gable roof is a great one. It's easy to construct, no much money needed.
My grandparents houses are still having that roofs since the 70's, winds couldn't affect them.

A similar design was done for a client early this year. The construction will start soon.

I need your advise on this. There is this building I just secured. I paid the lady 90% of the money and she said she won't release the documents if payments are not completed, so I rallied round and I completed all the payment. And she signed the deed of agreement and every other documents needed.

Now here is the problem. I just discovered there is a tenant in the building and I was told the rent is due in June /July this year. How do I go about evacuating the tenant since am not the one that collected the rent from him and the building is sold already.

Glass roof looks cool and modern but weather and energy factor will make it a challenge and useless in Nigeria. Glass roof are more reasonable in cold weather regions, the aim is to use sun ray to warm up indoor through the glass as well save on energy.

Unless you intend to live in an oven house!

It’s pretty easy.

Internally wont be a big challenge.

Externally, you just need to make one or more (depending on the total area covered) of the glass partitions openable to gain access to the roof.

Alternatively, you can access it from the roof slab using an in-wall metal ladder. There’s a proposal to integrate a beautifully crafted one internally on this build.

There’s no problem without a solution. Skylight blind, insulated glass panel, lasercut designs for sunroofs, pergola shade etc can help minimize the amount of sunlight that get into the house.

We had all these factored into the design.

If you can be patient enough to wait till the expiration of the rent please do. But ensure to serve notice of new ownership and no intention to accept renewal.

Goodday all please what is the average percentage of the builder/ contractor supervision fees?

Also is the total cost obtained from the BOQ or what is the basis of the supervision fees?

I've seen similar situation played out with someone who was a tenant and all he said was that he won't leave until he feels like, stating that..he can take the case to court and claim he doesn't have the money to get another apartment yet , he will need more time but at the end of the whole situation, the new owner had to give out some money to the tenants on that property because the court told the new owner to wait for some months before he can envict the tenants, but the new owner wants to demolish and built on that landed property. These are things why it's best to get more information before buying such property, if u as the buyer is ok with the conditions on ground then u can go ahead and deal..so sorry to find u in this situation, try and see if u can get a good deal with the tenant.

The truth is the tenant no get agreement with the new owner, his agreement is with the former owner.

The new owner cannot do much, only tru NEGOTIATION. If the tenant is a PAYING tenant, na to negotiate with him. He has his right as a tenant and the law favours them. Let me share an experience with you.

I know someone that bought a house around tejuoso side, it has about 12 tenant; they all have different date when their rent will expire. I think the longest was about 6 month. Immediately he bought the house, he had a meeting with them, introduce himself as the new landlord and that hes not renting the place as he wants to demolish. As expected, he waited for all of their rent to expire (6 month), gave them another 3 month extra, about 8 tenant moved, remaining 4. The others claim they don't have money, after a lot of back and forth, he has to give them money, believe me hes not a stupid guy, but going through the law process will be very long, or unless you want to use charms or thug, he wasn't interested in both. AT the end of 11 month, 11 tenant left and the last tenant quickly took the new landlord to court, according to him, to enforce his fundamental human right, it was a messy situation. Took him 2 years to get everyone out of the house; with alot of money spent.
Your situation might appear simple, but believe me, you need tact. Godspeed sir.

Take the bolded out of your mind. Right now, drop your ego and go meet the tenant. It's your money that's on the line and not yours. After you have discussed with him peacefully and he doesn't want such, you can then use force through the court. Even that one is a long process join. So bro, try peace cause it's cheaper than war

Exactly, a stubborn Tennant will prefer to let it get messy and let it be taken to court which will be in their favor stating that he only had an agreement with the ex owner of the property.

I think you should talk to a lawyer to seek a legal advice

Here is my own piece: Was the Tenant given a Prior Notice ? (That the house his currently staying would be sold & the New Landlord might not want him there Anymore?)


If you don't intend to keep him as your Tenant, for one Reason or the other, Just Thread the issue cautiously in the best approach ever. Be Considerate & give the Tenant Enough time to move out/find a new apartment when his rent expires.

1). Did you inspect the house before paying for it?
2) You should have insisted that all the tenants vacate the house before payment.
3). The former landlord should have introduced you to the tenants and pay them off so that they vacate the house.
4). You were not vigilant enough.
5). At this point you need a good lawyer.

Some client prefer cheap materials but later regret it
One of my client lose millions of naira making use of this materials
Thinking she bought Stone coated roofing sheet (Bond Design)
Not knowing is Aluminium roofing them Go Coat for her after installation the whole roofing start leaking but thank God we have take up the Roofing Job..
Imranroofing are to remove the old roofing and installed

Bros Don't call it a Scam, As every Experience is a lesson/a form of total awareness/high alertness. Am Sure, when next you decide to buy a Building, You would state out some questions clearly to the seller & also do some background check on the Building(Questions that gives you all possible insights on what you're buying, you would be eager to know if there are Tenants in the house & when their rents would be due or if the house have any pending issues with government or it has any structural deficiency or there has been a disagreement issue with land grabbers. etc) These questions alone would allow you seek the counsel of a very good lawyer before making a decision, and if you're so interested in the build, with the help of your lawyer, you will outline all possible solutions with the Seller (Agreement) to enable you buy the Building. (Example!: Imagine before Purchase, it's Unknown to you that the house has been Marked for destruction by Government & the owner decievied you by Repainting the house & decided to sell to you!!! Now Let's Assume you had a legal agreement with the seller stating that : if you discover the house has an issue with the Government before you bought it, then the seller is to Compensate you one one way or the other!!! PS: Am not a Lawyer : Lawyers would know better how these Stuffs can work)
A well defined legal Agreement would help save your interest Whenever an issue Arises in the Future.

My view tho..

Bros this write up advice is educative. The last paragraphs about clause in the legal language will never work in a market like Lagos. This is why many innocent people fall victim, as sellers, omo onile, know what they are doing very well to take advantage of innocent buyers. All of this is the governments fault, for instance, if it takes over 3 months to get genuine land information from Alausa and you have 6 or 10 people competing for the same landing property. I bet you one of the competitors would fall victim to scam just because they wanted the location so bad. This is one of my experience in many locations in Lagos. There was one particular one that really amazed me, we are in the process of searching the authenticity of the document given to us, by the time I get back I was told someone else payed 3 million above the offer price. Guess what, who ever payed 15 million for that location wasted the entire money because the property is on committed government acquisition. This simple story happens everyday in Lagos property market. Imagine the temptation of buyers, no seller will oblige to those clause buy lawyers to sell his property if they have 20 innocent perspective buyers on one property. That is Lagos for you.

Just as Michlins said, don't start a war you can't finish in 4 to 5 years. Imagine one of them take you to court and hold down your investment without any value added to your money, it would be nice to negotiate with them. One thing I know, those things happen in other parts of the world as well when new owners buy investment property in lucrative locations. They end up paying the tenants in some cases enough money to buy there own houses. I have seen this happen many times in the west. From this part of the world, if a property is sold the current lease on record dies with it. Though there is other legal terms attached to most lease according to geographical location. Another experience with a friend where the tenants have court battle with him 3 years before the pandemic, my bother till date this guy is living rent free when the owner continues paying mortgage. You don't want to find yourself in a situation like that. Another situation like this when the property investors choose not to follow the rules, they pay criminals to burn down the house just to get the poor tenants out. The evil act caught up with them and pay big according to court verdict.

I told him to go beg his tenants. This same scenario is playing out close to me. This ex landlord knowing fully well that he's selling his property compelled his tenants to pay him. So the new landlord came and the tenants insisted they're refunded but the new landlord said he didn't have business with them but they have paper covering for their rent for the said period. He later begged the tenants and even gave them about six months extra to move out.

That's how tough it is here elsewhere they will tie up your project up in court. They don't have anything to loose. You probably have bank funds tied up in the said project and bank doesn't care
