My point is; have a look at the attached picture and the quality of houses in the street and look at the quality of the road. My question is, can't the landlords corporate and tar the road? They look well off enough going by the quality of the houses. Why wait for an ineffective government? I find this scenario all over Nigeria which is limiting property value. Tar the road yourselves!!! you tar the road yourself and still pay taxes? is that normal to you? abeg its not their duty. infact, it should even be a crime doing that. Ive done this for more than 4 years without any issue from the government.
Just two months ago, a young fella approached me and he did proper grading without tar of over 10km road in my community.
I love standing up for stuffs like this. Let me see the LG chairman who can stop me. He’s either prepared to take up the job and do it immediately or prepared to lose his job.
One thing that made me popular in a community of over 4000 homes is community development (especially road construction). There are exceptions as I have stated but have you done any one with tar or cement without problems from the government 2 Likes |

I always give my welders and carpenters ample time and all the needed resource/support to deliver a very good job. Though at extra cost

You hit the nail on the head, this has always bothered me too and it shows how selfish Nigerians can be.
We had some Electricity problems in my area some time past and the Disco was wasting time so l suggested we buy a transformer, some Poles and Cables, requiring each house owner to fork-out between 500K and #1M, depending on the size of your property.
You wont believe that some, who are even very well-off, refused to cooperate but rather prefer to burn Diesel all day and pollute the environment. Only about half of us shouldered all the contribution and since that time, l have lost respect for some of my neighbours, despite still being on greeting terms with them.
If l have my way, l will say every House Owner shall set aside at least #1M for Drainage and Road otherwise, they cannot build. Such Funds will construct the Road and Drainage that passes in front of your House, that way, no new house will be devoid of road and Drainage.
But then, those that are supposed to manage that fund and provide the infrastructure, will embezzle it or do a shoddy work that will fail within 12months. Honestly, we need a rebirth in this Nigeria, the level of Corruption is unbearable.
Lastpage! So spot on! I have a rental very close to the local airport. The airport line has 24 hours electricity, but the estate suffers from intermittent power supply. We (Landlord Association) got together, billed ourselves and hooked up to the airport line, bought new transformers and engaged the army barrack close by to provide security with tenants paying 1k a month for security. Do you know what happened? The estate became a very desirable area and rent went up astronomically in the estate. This is competition by collaboration. 2 Likes |

If you do all these, what then becomes the duty of the elected officials. Bearing in mind that Imo state is an oil producing states with 30% derivatives. Is it only to buy the biggest cars with security escort be the work of the governors and other elected officials All what you said is true. It is a well known fact that the Nigerian government impoverished the people by very poor decisions and ineffectiveness. So if we find ourselves in a position of collective high net worth individuals like that street, we should take hold of the situation and use that positive collective to change the situation for the better instead of waiting for the government. You dont really need a Lawyer, if you are willing to calm down and follow the law. I am saying this because whatever anyone does or says, those that follow the Law will always triumph.
There is nothing wrong in buying a House with Tenants, there are procedures to follow, l have done the same thing not too long ago.
- Once you pay for the House, the transaction is finalised, you wont be getting any money back! The House is now yours and the Seller owns the money you paid, unless she is willing to BUY BACK the House, from you, as the "Seller", at her own price.
- The problem here is a Tenant (or Tenants) still in tenancy but perhaps unwilling to vacate at the expiration of their tenancy, as demanded by YOU, the New Owner. True, they have No Agreement with you but the agreement they had with the former Owner, which puts them in "lawful occupation", is now your Agreement (as the new owner). - The Law requires that a tenant be given a 'minimum number' of Months, as QUIT NOTICE. You obviously have not served such Notice in the PROPER manner. It cant be Verbal, it has to be written and properly dated ('technicality' like that can invalidate it).
- You are even lucky that they have shown their position immediately and not wait till the moment when their rent expires. The Tenancy Law allows you to serve a Tenant a Quit Notice, within the period of Tenancy but the condition is that such Notice must not expire before the expiration of their Tenancy, it can only end on the date or after the date of Tenancy.
- For a Yearly-paying tenant, they will need SIX Months Quit Notice. For bi-annual Tenants, you will serve THREE Months Quit Notice, for lesser duration of payment, you will serve One Month Notice.
My Advice: Serve them a Quit Notice IMMEDIATELY, if they have less than Six Months left or on the day after their Tenancy remains Six Months (If they pay yearly). There is nothing you can do about the Six Months Notice, it is the Law. If you follow the Law, you are protected, dont allow some tenant to rubbish you openly.
- Alternatively, you can invite them to a Meeting and Offer to Refund the "balance of their Rent" in CASH. If they ALL agree (No point doing it for one, when another will remain behind, ti will still hold you down), Draw-up and "Private Agreement" with them, stating what was agreed and the last day they must be in the House, Include an 'Ouster Clause' that states that "They have willingly agreed to these terms and wish to the bound by it, ousting any other rule or law that may govern such Agreement between the Tenant and Landlord".
The reason for this "Ouster Clause" is to take care of any of them that may collect a Refund and still refuses to leave on the said date, while trying to go to Court. Ordinarily, the Tenancy Law still governs such relationship and the Law DOES NOT allow you to "forcefully eject them" on the agreed date but with the "Ouster Clause", they have submitted to a "private agreement" between the two of you and ousted the tenancy Law from coming into Play, so you can pack their things out without falling foul of "Self Help", since they would have become "Impersonators" in your building, after the agreed date.
-Remember to go an pay "Stamp Duty" on this agreement (about #1,000) and get it stamped at the Court near you. That makes it enforceable in a Law Court, if you need to or defend yourself with it.
- If they refuse to agree to being paid-off, then you have no choice than to serve them the Quit Notice, but ensuring it expires on the date after their Rent expires. Be sure it ends on the "day-after" otherwise the Notice becomes invalid. If they fail to leave on that day, you have to serve them another "Seven (7) Days Notice" of "Owners Intention to Reclaim Property".
- If they still refuse to move-out at the expiration of that 7days Notice, you go to the nearest District or Magistrate Court (based on the amount involved) and collect a Recovery of Premises Form N. It is a Judge that will give an "Order of Ejection" of the Occupier.
Any Rent owed between the expiration of Tenancy and this Order would also be ordered to be paid by the tenant (Mesne Profit) and the Court Bailiff will effect the Order and throw out the Tenant, including seizing his Properties for Auction, if he does not pay the ordered arrears on the spot.
So, it takes roughly less than 6-Weeks, after the Tenancy has elapsed, to LAWFULLY eject a Tenant who refuses to leave. It is better to exercise this patience of time, than to fall foul of the Law, which can land a House-owner in Six Months Prison term and Fines.
Dont buy the story that it takes years to eject an Occupier, that was decades ago, for only those who dont know how to go about it or commit errors that jeopardises their case in court.

Why Should We Hire You?

The interview took place in Victoria Island, Lagos that year. I arrived at the venue and met other candidates who came to interview for the role. A few were people I knew from Ibadan. When it was my turn and I got into the office where the panel interview held and sat after I was instructed to do so. There were about 7 people on the panel and it was led by the Managing Director of the financial institution- an Indian.
One of the questions I was asked was, ‘Why should we hire you?’ The organization just started a new branch in Ibadan and was hiring Relationship Managers. I smiled and responded that I knew Ibadan - their target market- ‘like the palm of my hands’. I actually used that descriptive term to emphasize the point I made. I explained the business demographics of Ibadan by mentioning the major business hubs- Dugbe, Challenge, Mokola, Ring Road, and Bodija while highlighting the type of businesses in those locations.
I highlighted the New Court Road location of the new branch and applauded the location due to its proximity to Agbeni Market - the second biggest FMCG market in South West Nigeria after Oke-Arin in Lagos. I gave a summary of the kind of businesses at Agbeni Market- the distributors for the FMCGs, pharmaceutical distributors, food wholesalers, etc. I dimensioned the commercial, retail and public sector business in the City and mentioned key stakeholders.
By the time I finished answering that question, I saw most of the members of the interview panel nodding in affirmation. I could almost see on their faces the expression ‘yes, this is our man’. I got the job.
Whenever you hear the question ‘why should we hire you?’, that is your opportunity to articulate your value. That question provides you a platform to highlight your skills, strengths, experience and personal qualities. Never fail to seize the chance to explain what you are bringing to the table.
Organizations are not looking for people who will collect salaries alone but those who will add value. Let your value be more than just seeking a job. Therefore, when you attend interviews, answer questions from the standpoint of value addition. You should articulate your unique offer to convince the employer that you’re the right candidate. I call that my USP - Unique Selling Points. Some call it EVP - Employee Value Proposition. Your USP/EVP will show why you should be hired.
So here are 6 ways you can articulate your value to your prospective employer during interviews:
1. Better Service Delivery [/b]Can you improve the quality of service in that organization? How exactly? How can you tie this to better efficiency, improved output, a shorter TAT (turnaround time) or even improved revenue?
[b]2. Improved Revenue Can you solve a problem that will lead to improved revenues? Can you grow their sales? Can you expand their market? More acquisitions? In the example I cited, I showed a good understanding of the market. When you do this especially in a sales role, your prospective employer can bank on you.
3. Cost Savings Employers will be willing to listen to you if you can demonstrate how to achieve cost efficiency. To improve profitability, it’s either the revenues are going up or the cost is coming down. If you can show how to bring down the cost, you have a leg in.
4. Solve Problems This should be self explanatory. Every company has a problem they are trying to solve. Can you solve that problem? It may be a glitch you observed on their app or the website. Or you have an idea on how a certain campaign can run better. Share that idea and get hired.
5. Be An Expert At A Task If you’re so good at a particular thing that there are not many of you in that industry with those skills, your expertise will be in great demand. You can even ask for a premium when seeking employment. All you need to mention during the interview is your level of expertise and be ready to demonstrate it.
6. Improved Efficiency This speaks to the process efficiency of an organization. Can you make things simpler and faster? Can you unbundle and make things easier and less complex? Can you reduce the workload?
During the interview, ensure you articulate your value properly. You’re your most important spokesperson. Represent your client well. 2 Likes |

Also is the total cost obtained from the BOQ or what is the basis of the supervision fees?
Thanks for your enlightenment? Here in Nigeria, every fee is based on negotiations. Scale of fees for professionals don't even work here. |

As a Landlord, the "Golden Rule" when you are into "Renting for Profit", is to always stay within the bounds of the Law. It certainly does not take 4-5yrs to evict a Tenant, UNLESS the House Owner has gone into some Illegality, in his dealings with the Occupier or is completely clueless about what to do. Even more important, always make sure you have a water-tight agreement signed between you and your tenant. And keep to the letter of that agreement so that you dont invalidate it yourself..
I will have any Tenant out of my House within Five Weeks maximum, because for one, if l am serving a Notice, l will do it such that it will expire as your payment expires thus, l just have to give you Seven days Notice of Intention to Reposes Property, after which l will approach the Court for Eviction, using the requisite Form. Court will hear that House Owner/Occupier within three Weeks and if your Agreement is firm, the Judge will be too happy to decide the case immediately and send him packing.
Gone are those days when tenancy cases drag for long, it is usually because the Judge cannot be given a "Deed of Agreement" to work on. Your Agreement will determine how easy and how long it may take you to discharge a stubborn tenant, pay good attention to it and ensure it is signed and stamped-dutied.
I beg Landlords not to take laws into their hands, it is not necessary and it does not make you or mean you are weak, it simply means you are smart! Dont take any Tenant for granted because you never can say who is behind the curtain, drumming to the music he is dancing to.
And dont let greed overtake you, in your dealings with your Tenants, no matter how Landlords and Tenants detest each other , dont over-charge them or embezzle many meant for provision of Utilities (Electricity Bills especially).
Tenants are humanbeings too and should be treated with respect ...... and firmness, if they break agreements or act unworthy.
Finally, consider not doing "Rent". Instead, do a fixed term, (non) extensible Lease. The Tenant must leave on the day a Lease Expires (as stated in the agreement). If he does not, You dont need a Six Months Notice, just Seven days Notice of Intention to Reposes Property. That is my little secret.
You can let a Lawyer draw-up the LEase agreement for you, if you think you will bungle it.

A house becomes a real estate investment if you sold it or rent it to someone. Any asset that will give you an income flow is an investment or real estate investment.

I wish you has done your due diligence before you concluded on that transaction. Issues of existing tenant on a property that is up sale is always tricky. The best approach is for the seller to issue quit notice to existing tenants and get them off the property before selling it. Your best bet is to issue the tenants quit notice immediately which is for 6 months mot withstanding that their rent expire in July or so. If they are nice they will leave at the expiration of their tenacy or they can wait till the end of the quit notice. The law is on their side. I had similar experience about 2 years ago, though we removed balance of existing tenants rent from the total cost of the building. We still waited for 6 months before we could take over the property. You need to pray to avoid any court case from the tenant. I will never purchase any property with existing tenants in Nigeria again. BuildingProject: Hello all,
I need your advise on this. There is this building I just secured. I paid the lady 90% of the money and she said she won't release the documents if payments are not completed, so I rallied round and I completed all the payment. And she signed the deed of agreement and every other documents needed.
Now here is the problem. I just discovered there is a tenant in the building and I was told the rent is due in June /July this year. How do I go about evacuating the tenant since am not the one that collected the rent from him and the building is sold already. |

Our housing system is getting poorer. I will take Oyo State as case study. Some places that even the colonialist couldn't believe will get developed have become towns in this early century. For example: Some places where the powerlines run through were considered outskirts of the city then. But now, buildings have been erected all around them. Here is my concern: The government that hasn't provided enough (infrastructure) for the people in the urban centres (places like Mokola, Challenge, Sango, Agbowó, Molete, Dugbe) how will such extend her development to those sides? (places like Àwòrán, Ajibode extention, Moniya extention and the likes.) It's a very broad topic for discuss. |

of course, I am not arguing that they are not, what i am saying is that the person i quoted made it seem like its the job of the people living there to fix the road. it is not. Yes sir. That's what the government has made us believed. My type grew up to a world where if landlords didn't contribute to fix roads, they will remain like that forever. |

hello house, does the size of room determine the size of tile to buy? what do you think is the best tile size for a 4.2 by 6.6 meters bedroom. is it 400 *400, 600 * 600 or are there better options. tgsnks |

This post is emphasizing the real meaning of real estate investment. It’s not a comparison between renting a house vs owning one or paying for it installment.
A house becomes a real estate investment if you sold it or rent it to someone. Any asset that will give you an income flow is an investment or real estate investment.
Hoping this might help someone here. See Next, go back and read that book again (Rich Dad, Poor Dad) and this time read it slowly. No need to rush. What the book argued is that in the west, your residential home is NOT an asset as you need to pay the mortgage for more than 25 years. That is what the book says. Read it slowly. However, in Nigeria we build from personal savings (cash), no 25 years mortgage that takes money from our pockets. Any residential home that takes money from the family that owns it is a poorly built house. In Nigeria, a house built WITHOUT mortgage is an investment. Them who have ears, let them hear especially the diaspora. Dispora, don't follow this line of argument and live donkey years abroad without a house in your root ( Nigeria) that your child/children can point to with their right hand and say "this is my parents house (investment)". In conversation like this when we are in a club here drinking, I often hear some diaspora say I can't invest in Nigeria property wise because "how much is the rent sef". Take a long term view. Get for abroad, get for home (root). Tomorrow is pregnant, you don't know what it will deliver. Rabbit wey get one hole no dey last long. 7 Likes 1 Share |

There’s no such thing as bad roof but bad installation work.
I’ve been working on a flat roof for almost 3 weeks and we are yet to raise the trusses. The same flat roof can be done in 3 days and we start to blame its failure on the roof design.
