ANGLE IRON BEARS KE ? it could be a mistake. May be he mean [ H ] Chanelle, or 3'' 5mm thick wall black round pipe, 3'' 5mm thick wall galvanized pipe is better if you have low budget, because of its corrosion resistant.

my baba, no be mistake o.
all the iron tank stand around na angle bars o. but they are 3" and very thick, usually 5mm. Round pipe for me is a No No.

with a due respect sir i think u are taking this professionalism thing a bit too far sir. so what u are basically saying is that a hnd holder shouldn't practice what he studied maybe he should go and do money ritual since he doesn't carry that big name tag to his title? bossman u are an engineer i know that but trust me in structures i don't think u can really go head to head with me even as at 5years ago, i have far gone off to a point i now design for California engineers i ve linked with via upwork and quora, u know what that means right, u have to start studying their design codes, seismic design etc have u even gone into those, or should i send u a design i made for an arab engineer some year back. yet i am not coren certified. all that body does is eat money and eat more money, their conferences are filled with old men sleeping all through the conference lol. in the firm i currently work my ceo will never want to loose me, he dares not i dont even go to office often, i handle big contracts for my self too and they dare not owe me a penny at the month end, thats coz im that good but since i dont carry the coren tag should i stop working and go and start doing yahoo yahoo lol since that one needs no proffesionalism? sir i am not saying professionals shoiuldt be recognized but stop that intimidating talks coz its pointless. i know alot of coren engineers that cant do real design other copy and paste design, we both know the drafting is nothing, the calculation sheet is where the bosses are know. i mean real calculation done manually not those automated ones. my conclusion if u can do those then u are an engineer. The houses you said are vacant were not built for those who need them, they were and are being built for returnees, deep pocket guys and politicians.

These group of people can afford to build their own houses.

So you can't use such houses to solve the housing deficit that has remained.

A lot of us here do know there are housing schemes that are far cheaper than our current builds yet we won’t explore that option because it’s either not built to our taste or we want more.

I can see we are truly trying to solve housing deficit in Nigeria dramatically.

Even someone with 500k want to build his own house instead of exploring alternative options.

No low cost housing can stay vacant for long.

In business, you produce to fill a gap.
Those who need houses badly can't afford all these expensive buildings littering everywhere!


Ogun and Oyo state (for example) has a lot of vacant housing scheme.

you can't get 40ft tank for 1ml today. E must add few hundreds of thousands. The effects of the devaluation of naira will start hitting soon and also when petrol is fully deregulated,e no go funny again. That's why I tell people,if you have the funds do that job and forget about it immediately. The hyperinflation we are going to experience soon will shock and confuse economists

Main reason why majority of Nigerians can't buy brand new cars. Standard of living. So build what your people can afford. A true low cost housing estates.

You can't be selling a 2 bedroom for 5 million (total cost) in Ogun state or even Osun, then claim they are "low cost". How much is an average earning power of your target market?

you need to understand that people who invest heavily in real estate in Nigeria are running from something and trying to wash illicit funds. That's why they can afford to build a house without renting it out cause they have absolutely nothing to lose. 80% of Nigerians don't have 5ml cash but someone will be building a house and wanting to collect 5ml as rent annually.



While some of the houses will be occupied probably because of their prime locations and stuff, majority will remain empty

The risk of wire theft at that stage should be almost zero except they are breaking in big time and no one can stop that.

That there are vacant houses in various estates is not a sign that we don't have housing deficit. Those houses were not truly built to solve the problem.

Hello professionals in the house. I'm here to seek the advice of the professionals here concerning my family's new house project.

It's a four bedroom pent house.

Here are my questions;
1) what are the step by step stages of building the house from scratch to finishing?
2) is it adviceable to keep materials such as tiles, wc etc after fixing window and exit doors.
3) concrete or iron water tank, which is the best for a small family?
4) do we need to plaster the inside of the building before fixing pop and windows?
5) we are thinking of using roofing sheets to do the parapet instead of concrete. I hope that is a good idea.

Non depict what we have here, cables were not stoled by breaking in or by other artisans on the job but by the artisan(electrician) while at work.
Nevertheless, peeps should get familiar with their build environment n know what will possibly work best for them.
Interact with neighbors n the likes to know what happens around n another thing that can be done is to raise your block all through your perimeter wall to make it impossible to break in through the ceiling(eaves)- it comes at a price though

when he hired the people that did the plastering,he supplied cement and everything used for the job and the workers came with their tools and strength. Moreover the prices of cement bag isn't significant.

You see those buckets, each can go as high as #200 and multiply by the numbers. This is real streets and not Nairaland where #20,000 is a paltry sum for some

1 bucket is 700 to 800 naira here.

I am on the fence on this one.

One of the points the client raised was, when he hired the guys that did the plastering, they gave him all the used bags of cement, so he is supposed to keep the empty buckets of paint.

This is one of the reasons I advise both contractors and client to iron things out, make sure they are on the same page and agree on terms before the job starts.

Interestingly, lots of people are for the clients tho. (But again most people on the group live outside Nigeria - not sure if it affected how they looked at the issue).

The good thing about NL is the difference in opinions. For me, I believe that paint buckets are for the client's except the painter stated from the beginning that it is "CONTENT ONLY" he is supplying.

I have bought paints from Dulux this year.

I've bought some American paints too.

None of them requested for buckets.

I've also little bought from Oga GBADEXY.

You can't sell an egg without its shell.

Except its subsidized, you can't even make gains by selling housing units for 5 million.

Ajimobi Estate in Alafara, Ibadan is selling for just 5 - 6million (three years back it was just 3.5million) but people aren't buying.

There's also a mental block somewhere concerning housing schemes. Yoruba will say "why buy a house that they can't bury you inside".

Besides most estates (like Ajorosun in Moniya) only have a 74 year lease on the land. The fear of what happens next, after 74 years, is also a fear factor.
