Leasehold is fine. You need to check a few things. What kind of lease is it? What is the service charge? Any covenants on the lease? ie some leases does not allow you have a pet in the flat or rent it out. Ask for the last time repairs like roof, guttering and external cladding was done if any. Stay away from blocks higher than 4 floors (lifts issues) and if possible aim for either a ground floor flat (will give you some outside space) or at most the 1st floor.

Most importantly, ensure the lease has at least 110 years left or factor the cost of extending the lease into the purchase price. This is especially crucial if it is a block of flats as freeholders can be arseholes for lease extensions.

If it's a split house - split into flats, ensure that the lease is a cross lease with the appropriate rights (conveyancer will sort that out anyway) . If a split house, it's crucial that it has been converted properly otherwise it'll bite you at resale. Houses that have been split into flats recently tend to have 999 year leases as well so it's a good as freehold. Plus you get a cross lease over the over flat so you both hold the freehold in the lease if that makes sense.

Where is it located in Bristol? We own a leasehold flat in Brislington (lived there for 3 years then rented it out and bought a house just outside Bath) and my in laws are Bristolians and still live there and own lots of real estate mix of residential and commercial. That's how we got into property as well.

Flats are a good first step onto the property ladder. Plus it's easy to resell especially in Bristol to other FTB when you trade up. PS - Ex council flats are also very good in the right location. They have heaps and heaps of space and hold their prices very well. I agree on staying away from shared ownership.

If I were you, I'd buy and fix for 5 years if that's what fits within your budget. Overpay by the minimum in the 5 years and then re-mortgage to buy a house. Buy close to transport links, make sure it has a dedicated car park and you're good to go

You are spot on with the bolded. Flats tend to appreciate consistently in value, sell very quickly and do really well in the market as long as the property is well maintained, has access to good transport links with ample parking space for the residents.

I actually my fiance back in naija ,but on getting here and working In a mental health hospital I see how men get destroyed here when they divorce .I am definitely getting a prenup ,I am not an age where i can afford to lose everything I 've worked for to start again.The reality is a prenup can protect both husband and wife from taking each others assets when they break up and it's not necessarily the husband alone that can lose property ,I will also have the wife sign a prenup against me so it's balanced ,if anything happens I don't want her money.Concerning oyinbo girls mehn ,I really hate this place ,I ve not even hooked up with any white lady since I got here ,u have to be walking on eggshells so it doesn't turn to harassment.You go to gym everybody just does their thing ,no hello no hi .Mehn I am definitely establishing connections in naija and be going there regularly for refreshment with fresh blood ..

Please I just booked a Covid test and put my arrival date to be on the 26th of August but they sent the attached email that the test kit will be dispatched next day. Does this mean it will be delivered tomorrow or just dispatched to arrive around August 26th? I am confused
2. I got the day 2 and 8 package for £70 but Just checked out the review of my provider(Expert medicals) and it is really poor. Does this affect anything or has anyone here used them please?

When buying the test kits online from the provider, they will ask you your arrival date in the UK, as your test kits are supposed to be sent to you the day after you arrive the UK so you will get them in time to take the Day 2 test. That should be what they mean.

It seems you are just bring too anxious. If you are scheduled to travel 26th of Aug. I will advise you to still be monitoring the traffic light listings of the UK till a week to your departure, you may be lucky Nigeria becomes listed on the green list then you may not need to take so many Tests because if you needlessly pay for the Tests now you won't get a refund. AS for the provider,
the expert medicals is about the cheapest on the gov recommended long list of providers ,it is the cost that matters most in this case, some providers charge as much as £150 for this same test.
Travelling within Europe with my big household i paid more than £800 using Expert Medicals, i think its because of these big spendings which many people consider unnecessary that is making them to drop bad ratings. Expert Medicals service is OK, they will communicate with you before they deliver the package to your UK address, this takes usually about 3 days.
The passender locator Form cannot be completed too soon logically because of the ever changing travelling rules, this is to be done about 2 to 3 days before entering the UK.

Thanks, I had to jump on the offer cos I am trying to save cost. I expect that the closer my travel date gets the less expensive kits will be sold out just like flight tickets. So they delivered yours the day after you arrived the UK?

As a one man business owner whatever you make after expense is taken out is your profit..winner takes all kind of thing..

If you want to apply for visiting visa as a business man then you will need two bank accounts, one for your business and the other personal one.

Your business account acts as your source of income and your tie to Nigeria while the personal account funds your trip to the UK and that is where all your trip budget will be coming from and NOT from your business account.


You need to document your business transactions(submit paper work, purchase/sales receipts etc) and outline your trip budget and places/things you want to do while in the UK..

Avoid over budgeting...keep your budget within 2 months of your income

I'm grateful. To be honest with you I have two separate accounts. One for my business transactions and the other for my salary paid through my corporate account which I'm not touching except my small monthly expenses.

What date did you choose as your arrival date when paying for the tests, because if you choose August 26th, then they should ship on 27th and it should be delivered the same day.

I choose August 26th. I called the accommodation peeps and they will help me keep it until I arrive, so relieved!!! But another thing is whether the testing package has an expiry date or something similar since it will be dispatched a month earlier than when it will be used.

Has anyone traveled from UK to Naija with Air France recently? i hear there is a transit visa one needs.. how easy is it to get?

Also, Nigeria where you do covid test on Day7, what if the Day7 falls on a weekend or you're to travel back to the UK on Day 8 or 9.. can you use the same Day7 PCR since it is within 72hrs of departure from Nigeria?

Sorry I believe the PCR tests will be posted the next working day. If it is a pcr test to travel by post, they normally ship it the next working day, same as the day 2 and 8. The reason they ask for these dates is that they take account into the posting of the test to you and your return of the test to the lab, they use that to see if the order can be processed. The only test they send out the day before your test is due is the test to release which is timed for the 5th day(govt set strict rules this should get to the patient minimum day 4, but some F"~k ups happens with the posting).
I know this for 2 reasons my pharmacy where I work I deal with these questions every single day but the cheapest pcr test by post is "randox health" booked these for my parents and sister inlaws.
