yeah for sockets it will be minimal breakage but for lighting it wont be that easier

All the other inputs of building Materials like tiles , wires , aluminum windows , roofing ,glass , etc is caused by this same dangote problems?

Diesel is almost 300 for god sake , transfer dollar is about 520 now and still not readily available , inflation is running at 17 % , port congestion is there . this are some of the issues confronting manufacturers and importers , Commodity prices are also rising worldwide, copper , steel etc , freight from india , china are at record high . 40 feet from china was about 5k dollars a year ago , it’s about 14k now

I use about 2k liters of diesel daily for my operation and you don’t expect me to increase prices with all I stated above .

Prices are rising simply because of inflation , devaluation and more adverse business conditions . I do agree however that some are taking advantage ,oligopoly in the cement industry has been there for a long time, dint start in the last 5 years

The growing rate of imbalance between the wealthy and the rest of us is a reflection of how public policies are formulated to be more responsive to the preferences of the wealthy.

If we keep assuming Nigeria’s economy is something you can read up, you’re missing it completely.

As we are quick to mention the increase in prices of raw materials because of higher demand (higher productivity), inflation, pandemic etc we should not forget that the wages of over 80% of the populace have remain stagnant.

I’ll also not forget to remind us that corporations have become larger, more powerful, and more profitable within their less competitive market sectors, which has led to higher prices and zero innovative businesses, lower wages, and less worker autonomy.

Until we tackle and rebalance the extreme concentration of economic control in the hands of a small number of corporate and financial organizations, this problem will remain with us for much longer.

By the way, who do you think the newly proposed N380/ltr petroleum price will favour most? Nigerians or a Nigerian!

Good morning to our able and wonderful building experts in the house,

I am currently building a 1-storey building. Comprising one unit of 2bedroom flat and one unit of self contain on the ground floor while the top floor is one unit 3 bedroom flat. The ground floor is at the leveling stage and the next stage for me now is decking. I have asked my Engineer to give me an idea of the number of iron rods needed for the decking and staircase, he gave me the following quotation;
1) Y16: 60 lenghts
2) Y12: 350 lenghts
3) Y8: 120 lenghts

He said the above rods will also be used for the lintel. I have asked him to give me just for the decking and he is saying it is not possible.

Esteemed building experts, kindly give me an idea of the number of rods i will need for the decking and staircase of this building.
Attached below is my first floor building plan. Total area of building is 141 SQM



This is a bit funny.. why would he say he can't give you estimate for lintel alone

Besides, i KNOW his estimates are too much for your building..

Good evening, I need the advice of professional builders. I have a small size 4 bedroom duplex project I’m working on a 50by50 area of land. So my engineers says on the ground floor we re using 9 inch blocks for the external walls and 6 inch blocks for internal walls(demarcation). Then the first floor would be 6 inch walls both external and internal walls. Is this ok?

Louvres used to be ubiquitous sometime back and still present in some old school buildings.

Incidentally, has anyone here ever done a wholesale conversion of all louvre windows in a building to the modern casement type?

You have deliberately refused to acknowledge that building materials inputs are more than cement , dangote or other cement players are not responsible for increase in iron rods , aluminium roofing , pop cement , locks, doors, windows, wires , fittings , tiles , sand , granite , and virtually everything used in building

Leave building materials aside , ALL other things u were buying in Nigeria today are more expensive than a year ago , you name it , food - garri ,yam ,maize , clothing , medicines, paper , vehicles etc , all this things are sold or brought in by ordinary people , nobody ganged up to increase prices , current realities made them increase prices

People doing business can increase cost of goods and services to hedge this inflation and devaluation , fixed income earners can’t do this, this is what anybody doing business or the rich are good at doing . That’s why salary Earners are worst hit and not just in Nigeria but everywhere else , this is basic Economics 101 , you yourselves must have increased your charges compared to last year to reflect present realities

Stated some other things causing high prices of commodities world wide , some a fallout of COVID earlier but you keep expounding conspiracy theories of the rich and mighty ,simple economics is responsible for most of the things happening

Cement has 3 major players , Na oligopoly / cartel , outside that leave all this your narrative

nigeria economics is something you can read up and forecast ,the signs are always there , nothing has caught me unawares in the last 15 years , that’s my testimony , u can read up some contributions I gave early last year in the investment thread as COVID was happening

Note* it has also been roofed but Pop board or ceiling boards have not been installed
It still very possible to install conduit for your electricals,the plastered walls on the ground floor will be cracked to fix in the pipes and later on plastered,the lighting pipe which was supposed to be buried within the decking will then be clipped to the surface,the pop when installed will cover it up.

I’ve not but I’ve seen people do it and I’ve also some unique louvre design ideas in modern builds.

Oh... This actually implies there’s a Dangote in every sector.

What’s happening in the housing sector is demand-pull inflation. This explains the reason why it took several months after cement has gone up for nail, planks, marine boards, steel, tiles, granite prices to go up.

Inflation do not happen by magic. It simply happen when someone, somewhere make a decision to charge more for the good or service they sell.

That someone, somewhere do not only have power to raise their price, they’re also in a position to make it stick.

Now it doesn’t matter whether the goods they sell is bought by everyone or just a few segment of the market.
For instance, though I live pretty close to a cement plant, the quantity of cement bought in my neighborhood is nothing compared to what’s bought in a place like like Lekki, Lagos but when the price of cement go up in Lagos, it sends a ripple throughout all related products in the market in neighboring communities.
We are not buying cement at higher prices because it cost more to produce it, we are paying more because Lagos is paying more.

Business owners can deliberately withhold supplies from the market, allowing prices to rise to a favorable level. This has nothing to do with a corresponding increase in production costs.

The only part we keep missing is that we chose to believe inflation happens everywhere and when it happen, it’s simple economics.
Well, it does but we must also know that market power can drive up cost without worries.

I read a lot about how OPEC’s deliberate attempt to grab larger income share in the 70s and 80s led to economic downturns in the 70s.
If you ask me, no one in my household buy oil in barrels but the effect of OPEC’s deliberate cutting of supply led to increase in price of all petroleum-related products including transportation cost.

There’s a Dangote in every sector!

We Test both waste and water supply pipes to ensure water tightness

Hydrostatic testing of waste and AC condensate pipes in slab, after 24hrs the level of the water still remained the same, if you check it month or years to come, the water must be there,

if there's any leaking joint, it will be quickly shown, don't assume that your pipes in slab are 100% water right, at least at every 100 fittings joint there probability that 1 point will leak

But your builder suppose to call your attention to this before the commencement of plastering . If you are to do the conduit work on already plastered wall now, they must use cutting machine, drilling machine to avoid cracks on the wall. If the electrician try to chisel already plastered wall, you will be treating cracks in future .

Be ready to bring generator to site, spend money in fuelling the gen. All the walls would be touched

Also, don't let them start the pop now.

Lighting conduit pipes on ground floor is very possible using surface piping since there is going to be POP covering it. My concern is the wall piping which must be done with experience electrician using cutting machine.

We have done alot of surface pipe before

Thanks for your input, I hurriedly did everything in the ground floor flats except wiring because I had a traditional marriage and using it saved me stress

Like Dangote, Like Elon Musk.

Until we put a stop to an economy that is creating so much wealth for one segment of the society who choose to borrow from the future while leaving the other segment stucked in an increasingly impoverished present, I’d take all our economic theories as a laughable joke.

Give me $1bn and put me on a level playing ground with these guys and leave all those dollars has gone up, inflation, pandemic stories.

Remember I said this:

I’m so worried about the future of this country because we can’t grow this way.

Our markets and economies are getting the result for which it was designed for. That’s why it’s pretty easy for a man to move from $25bn to over $200bn in less than 12 months.
