It's either you've not searched for apartments in Lagos or you just want to troll. Agent fees, commission etc are not percentage based if you're renting. 10% agent fee applies for buying of houses/lands.

in some places the sum of agent fee and commission is greater than the rent itself.

Are there landlords here that rent out their properties without using agents? How has it been?

In Lagos, even if u don't go thru agent, some landlord will still want to collect agency fee

Unfortunately, in Lagos!
Some house owners become agent to their own house.
I once rented an apartment in Egbeda.
After paying the total package - annual rent + agency fee + agreement fee, I later discovered that my landlord is both the house owner, the agent and provided the agreement.
The greed in Lagos is on level 19.

That's the more reason while you should plan on buying your own land/house.
You can't be a tenant forever.... Contact us for genuine lands/houses within estates.
I need to see your houses and lands at asaba and if you have at uyo.

Apartment in Lagos varies in terms of location, and the land value too, building a property lagos is very expensive due to the cost of building materials, taxes , cost land , labour, most developer spend so much on foundation like N5,000,000 (five million naira) only, the return of investment takes years to achieve except for those who build and sale and make profit immediately.

However most agent charge ridiculous fees to show you a property not worth it , so they could extort more money (inspection fee) from their client which is not meant to be.

Seeking for property in Lagos one has to do a credible search and look for a credible realtor to help you out, visit www.sachiong.com to rent or sale your Property or you can register as an agent (which has be verified) to make more money

I'll be frank what I know is 10%. When you appear desperate they start playing pranks. I've negotiated 7.5% before sef. I tell the agent na so e go be or keep your house. He grumbled and accepted.

My current apartment na 10% agency. No commission. Agreement 50k. Finish.

This is total true, their is nothing like lying here ! Though it differs in areas, I recently rented a single room apartment at Olodi Apapa Ajegunle side for 168000 thousand, agent and agreement was 120000 and the rent 48000 ! There was no agents, the Landlord still insisted on that amount! Was introduced to the house by a tenant there

Bad tenants gave good tenants a bad name. The money, the sweat, the frustrations it takes to build and maintain a house no be joke, now add tenants who would wait 6 months or even a year or more to pay or not pay at all, the result is landlords not caring about your situation, the agents are the marketers, you can't reach heaven's(landlord) gate without them.

I'm afraid the situation will only get worse because the country has gone to shitz, I'm increasing rent by 20% this year just to keep up with inflation, you can thank Buhari and his goons!
This is wickedness ! Which inflation? You are part of the the problem. House that has been built since! If the house was not in Lagos, I don’t think you would think of increment cause no one will pay!

Yes that’s how it is, always, In most places in Lagos ! Their are up to three to five agents in one house. They work together

I got mine at 250k rent with agent and agreement 100k + 50k for damages + agent reg fees of 5k + transportation of close to 20k That's close to 450k already to add salt to injury it's not like the house is worth it o, annoying environment + no water in the house. I still spent over 50k to do some touch-up in the house before moving in.

See if you never find house for Lagos you nor go understand certain things.

I had a friend that rented his for 250k he tiled the whole house only for rainy season to come and water still enter his house... My guy got to move out to get another house very far from work his daily TP is over 1k + early morning waking up.

Not only in lagos, i passed through same (agent) here in Nasarawa i am serving. After exhuasting 2 months, buying food outside, i decided to get an apartment so i can save a little from my allowance. I moved from street to street knocking door to door but to no avail. I was finally lucky to meet a young guy whom later redirected me to a police inspector, he (the officer) took me to an apartment claiming is his brothers place, the only vacant room was newly converted to a selfcontain so it was uncompleted as at then. He started with 80k i bargain to 50k but he didn't accept , he fixed at 65k last and he called his said brother (the landlord) and the man told me the house is 60k not 65. I was happy i asked him if i can pay in instalment and he accepted. I saved his phone number on my phone, the day i went to pay the money i decided to go with the officer who directed me since i have not meet the landlord before in person, only for him to tell me the landlord said my money is too small that he can't rent his ho

I just got an apartment in Ibadan today, a 2 bedroom for 420k. Rent is 300 while agreement is 120k.

Solutions : If every agent does their due diligence when conducting a transaction, things will change for the better. It’s as easy as: 

Organizing a meeting between the landlord and prospective tenants where necessary.

Giving a proper report to the landlord before agreeing to undertake the task of letting out the property. 

Prevailing on the landlords to carry out repairs, maintenance and improvements on a property, where necessary, to justify the rent being asked for or demanded. 

Enlightening all parties on the relevant government laws on properties.
