Greetings to the Bosses on Nairaland. And thanks to everyone who have contributed meaningfully to the property section of this wonderful forum. Though i don't usually ask questions related to building constructions, however i have always come here to read some threads when i needed some guides. For example, i spent almost a week reading about steal coated roofing sheets on this forum. On this thread i will share my construction of 3 bedroom bungalow in Badagry - the expenses and the progress. I am doing this for two main reasons: 1. To document my progress and easily refer back to the thread in the future. 2. To provide some information to people who might find it helpful. I started the journey on September, 2020. And the first thing i did was to look for a plot of land in a dispute-free area. This is very important because there are many government owned land in Badagry and its environment. Apart from Government owning some land, there are places that people don't really like due to one issue or the other. So after inspecting 3 different plots, i finally pick a choice. By the way, it was discovered that one of the 3 different plots inspected was in government owned area. Thanks to the proper investigation. I could not start construction as at that time due to the heavy rain. So i waited until November, 2020 before the commencement of the project. By the way, immediately after purchasing the plot, i went to pay for 100 bags of Dangote cement. At the time, a bag was around 2,600 Naira. So by November, I purchased 8 trips of sand for block production. Due to the nature of the region, i was advised to mold 30 blocks per bag (Cotonou style blocks). We finish molding the blocks in about 2 weeks and waited for 2 weeks to dry. 2 Likes |

I already have a clear picture of what i wanted to build even though i don't know what professional builders call it. I did the sketching and invited a friend who specialize in building to perfect it and do the drawings and plan. Here's what i sketched. 2 sitting room (main sitting room and private) 3 bedroom each with its bathroom 1 kitchen 1 laundry 1 dining room 1 shoe closet 1 store 1 visitor's toilet. We did the calculations together and went to measure the land to make sure that there's enough space at both sides. Eventually, the drawing fits in, and we perfect it. 9 Likes 1 Share

While waiting for the blocks to dry, i went to purchase 10mm and 12mm iron. I don't really remember the quantity, but i paid 263,000 Naira as at the time in November, 2020. I got a trip of granite at 140,000 Naira. I also proceeded and paid the foundation fee to the community leaders. They asked for 150,000 but i paid 100,000 Naira. 1 Share

On the first week of December, 2020, we dug and lay the foundation of the building. due to the area and personal preference, we made the foundation four blocks. Then we waited few days and started with the sand filing. I got about 17 trips filing sand (dredging) at 22,000 Naira per trip. 1 Like

The building reached lintel level within 2 weeks. I got a welder to do the iron for linted and pillars. The lintel is for the entire building, no place is excluded. I paid the welder about 40,000 Naira for workmanship. 3 Likes

After completing the block setting, i took a break. The whole process from block molding to foundation to block setting takes approximately 2 months. By May, 2021, i did the parapet. The parapet cost approximately 450,000 Naira. 3 Likes

Immediately after completing the parapet, i got a quote for the roof. I bought; 500 pieces of 2by4 (hardwood) 400 pieces of 2by3 (hardwood) nails The wood, nails and transport cost about 700,000 Naira. The carpenter collected 90,000 Naira. Pardon me for not giving the accurate cost. 1 Like 1 Share

After setting the roof, we measured the total square meters. It is 380sqm. Then i proceeded to purchase steel coated roofing sheets (shingles) As at the time in May, 2021, 1sqm of the roofing sheet was 3,250 Naira. I bought 380 square meters. After the roofing, i did the German flooring. I bought 1 trip granite at 40,000 Naira, plus the remaining granite from the 140k trip i bought during the foundation. I bought 2 trips of sand at 28,000 each. I bought 35 bags of Dangote cement. As at that time, a bag was 3700 Naira. Workmanship for the German flooring was 60,000 Naira. 3 Likes |

Next, i got a quote for the doors and burglary. The doors and burglary cost 450,000 Naira. And also, a quote for the windows. The windows and toilet doors cost 600,000 Naira. 1 Like |

After fitting the windows, doors, and burglary, i proceeded with the ceiling for the rooms, toilets, laundry, and the kitchen. I got 2ft by 2ft ceiling at the rate of 4000 Naira per pack. I got 30 packs. I bought wood and nails. Workmanship was 45,000 Naira. |

After completing the ceiling, I drop another trip of sand at the rate of 28,000 Naira. Then we did the plastering (interior). We used about 35 bags of cement for the plastering. Each bag cost 3,700 Naira. Workmanship was 70,000 plus |

After the plastering, i proceeded with the POP work, both the arc, pillars and the white POP. I bought 40 bags of POP cement. Each bag is 5,500 Naira. 20KG fillers. Workmanship is per square meters. So total cost of white POP plus the TV stand was 170,000 Naira For the arc and pillars, I bought 5 bags of cement and the workmanship was 30,000 Naira. Each bag of cement was 3,700 Naira. 2 Likes

I completed the white POP work on August, 2021. I got a quote for the tiling. Total square meters for the tiling is 360. I bought the tiles. 60by60 at the rate of 5,400 Naira per pack. 30by60 at the rate of 2,400 Naira per pack. 40by40 at the rate of 4,200 Naira per pack. I bought 45 bags of cement for the tiling. Each bag at the rate of 3,600 Naira. I bought 2 trips of sand. Plaster and sharp sand. The tiler charge 400 Naira per square meters. The tiling was completed on Sept, 8th, 2021. 2 Likes 1 Share
