I’ve been buying cement 4100 - 4300 since 2 weeks ago.

My brother, change is not easy here at all, prices soaring away everyday. The only people I pity are those that are owing me for all the materials I paid for over 3 months ago. I have many rods, and about 350 bags of cement with two different dealers waiting for collection. 100 bags at N3,000 each and 250 bags at N3,150. I hope they won't fight me when I come to pick the cement later this month.

Building construction of a block of 4 flats of 2 bedroom apartments will cost about N18m to N19m in Port Harcourt at the moment. I am talking about construction stages from the foundation till the roofing is completed with 0.45 aluminium roofing sheets. All materials, logistics and workmanship/supervision inclusive.

Please note that this is my personal opinion, and it's based on my experience working in Port Harcourt, and on my estimate of what the cost of materials is at the moment. This ball park figure is not cast in stone, you can get any other quote that is less than this, depending on the criteria the person giving the estimate is using.

Special respects to all the QS guys in the house, please, I am not intruding on your work, and I respect your work and opinions everytime. Special greetings to Qsfemi, that guy is good.

Experts in the house... abeg, I need your inputs, opinions and advices!

I'm trying to do the roofing carcass and it's going to be stone-coated which of course would require more woodwork compared to the regular. King post = 20 - 22 ft. I got this quote from my Engineer. Does it seem reasonable? I'll really appreciate our assistance.

It's on a 60×120 full plot somewhere in Ijebu North, Ogun State. Below are some of the pics of plans and roof plans for better clarifications.

My focus now is how to cut down wastages in orojects and also minimize downtime’s without compromising on quality.

Just yesterday I was introduced to Laser Concrete Fascia Steel Mould (mechanized operation).

I’m also doing frame structure on my upcoming build because it’s far cheaper and faster for me right now than using the conventional timber/wood method.
I’m not buying anything to achieve this as I have everything needed to make it happen (Shutters, mixers, poker, etc).

Also looking at gantry and galvanized steel scaffolds for my multi-floor projects. Buying bamboos that’ll end up wasted from site to site is killing in my own view.

So I’m focusing more on the things I can control.

Oga mi, how I wish I grew up in Lagos, because some of my Lagos fright, is because I spent almost all my life in the more quiet east, where there doesn't seem to be much hurry as compared to Lagos. So to adjust to the pace of Lagos is the major fear for me and my family, because they will also relocate if I have a lot of work in the Western part of the country.

But i love Lagos for its bustling business climate and the fact that there are more opportunities there, especially in real estate and other businesses. But let the days go by first, God will help us all make decisions when he wants.

I think you will benefit a lot with a strategic investment on tools and work related acquisitions, hiring is a large, untapped segment of our construction industry needing investors. And with your work localized in mostly Lagos, Ogun, Oyo and the whole south west, you will make it big in a short time. Not like me running 5 states, the transportation and logistics cost will kill the business for me. Not to talk of all these security agents standing at every kilometre or so in the east, they will just be seizing the tools or materials as they like, for obvious reasons of course.

Most of them are leaking/broken.
Some were installed wrongly too.

The most affected of the conduit pipes are those for electrical wires.


The best is to re-run all the pipes and carry out hydrostatic test in them

Price of dollar is coming down but price of materials keep on increasing . Coleman increase their price this Monday. Now nigerchin is cheaper than Coleman and because Coleman increased their price Nigerchin is planning to increase again. Things are not going normal in this country. Imported duty is increasing as well.

It is well with Nigeria

I’ve not really opened up my tools and machines for hiring business because I’m not really good at chasing people. So for now, we only use them for our projects only.
I learnt one must have a higher degree in craze/madness if you’re planning to get into construction equipment hiring business in Nigeria.

I’ve been welding on-site everyday for more than 2 months now. I can imagine the amount I would have spent if I’m hiring generator at 7,000 per day.

On a single site, we had 3 welding generators and 4 welding machines.

I think we need to start looking at construction efficiency moving forward.
