For foundation, I’d pay per day and not based on the quantity of blocks used.

I’m sure good masons won’t even agree to paying per blocks with you during foundation stage

To end the menace of land grabbing in Lagos, I ordered a complete excision on untitled land across the State today.

This directive represents a major turning point in land administration for our state, as the exercise would enable the State Government carry out documented delineation on communal land and land owned by families.

I gave this order at the Lagos Real Estate Market Place Conference and Exhilarations organised by the Lagos State Real Estate Regulatory Authority (LASRERA). The two-day event with the theme: “Lagos: 21st Century Real Estate Investment Hub”, is the second edition to be held by the agency.

A technical committee will be set up to fine-tune the framework for the excision process on untitled land, with the objective to granting Certificate of Occupancy (C-of-O) to land owners for transparent sales of the asset.

I am not unaware of efforts by unscrupulous State officials to frustrate and sabotage the full take-off of the State’s Enterprise Geographic Information System (e-GIS) project initiated to automate approval of land surveys and allocation titles. Let me issue a stern warning; our administration will be ruthless in purging out saboteurs within the system.

Let me also add that by next year a new policy of monthly tenancy on property occupancy would kick off in Lagos. The concept is not to disenfranchise the landlord or reduce the expected revenue of the property.

It is our well considered position that monthly tenancy would ease off pressure on tenants, as the new policy is designed to make people pay their rents according to their monthly earnings.`


My Thoughts:
1) What has Excision of Undocumented/Untitled (but owned) land, got to do with helping Community and Family land owners?
Govt is seriously looking for Money and l am wondering if this is to force owners of such land to come forward and apply for C-of-O, which currently costs much more than the land itself. grin

2) Collecting Rent Annually, it is serious wahala for some House Owners, imagine now that they have to go and ask for it, every Month End?
Even the Govt is not collecting Monthly Rent in its own built Houses, they just sel it outright. undecided

Anyone who cannot regularly pay an annual Rent (where he has a whole year to plan for the next rent!) will certainly not be able to pay regularly, if asked to pay monthly, especially for Traders/Business People whose cash-flow is unpredictable.

On one of my threads, someone asked me why I buy blocks directly from block industries and not making them on site as before. My reasons are what I posted below.

1. Space.
You must have enough space in the land you plan to build before you talk of making your own blocks on site. Keeping the sand, and spreading out the blocks you need to make will take some extra space that's not on the build space. It's not every site that has this extra space to play with. There will also be the additional cost of moving and re packing the blocks when you finally want to build.

2. Supervision.
Before you conclude on making your own blocks, you have to first ensure that you will be there with the block makers to monitor the way they are making your blocks. Or you have to place a knowledgeable person on site for all the hours the block makers are working. This is to ensure that they use your whole cement to make blocks, and not use 80 bags out of the 100 you bought, because you are not on ground. The extra 20 bags could disappear, and you wont find out.

3. Mix ratios
This is the most important matter. The mix ratio of cement to sand and or stone dust, plus water is extremely important. You have to know this, and also ensure that the ratios are applied in every mix, because in your absence, workers will do what is easier for them, without minding what you planned to achieve with your blocks.

4. Turning methods
The turning of sand is a process that has been mastered by block industry owners, and except you are knowledgeable about the methods, the block makers will circumvent the process and do what's easier for them, right in front of you. There is a method of turning, and there is a number of times you must mix, and there is a particular moisture content that must be used before your blocks turns out right. How many house owners knows how many buckets of water must be added into a mix of 1 bag, at what intervals should this water be added?

5. How many blocks per bag
Do you know that owners of block industries can make 45 - 50 blocks from one bag of cement and it will be stronger than the 28 - 30 blocks you made from your bag of cement at your own site? Do you know there are specific cement brands that gives more yield, do you know that there are some sands that will give you a lower yield of blocks, or blocks that break upon minimum impact?

6. Curing process
When are they supposed to start treating the newly made blocks with water, how many times in a day, what water pressure, and at what times of the day should the water be poured on the blocks? Most importantly, who's monitoring this water treatment?

We should carefully go through these points and if either one or more of these important processes are breached, your blocks might turn out to be less strong than the ones they make in the block industry.

I started buying blocks from trusted hands in the past 10 years after finding out these truths, and as you can see from those pictures, none of the 2,000 blocks offloaded in this site was broken. We are using some of the blocks as seats on site now.

If available we follow such, at times we reproduced new one for them.

Poor representation, basic symbols are missing, the flow is not looking good, i will always recommend that the designer should always furnish the spaces, so we can understand the relationship between the furniture and spaces. Brb

The floor plan looks good, perhaps it could even look better, i like that you provided a big window for the central lobby to provide lighting, kudos, the parlour and dining is properly ventilated and natural lighting will not be lacking, however i feel the dining is too small, i will recommended 2700mm, a small dining set for 6 would be 800mm for table, 2x400mm for the chairs on both sides, then a minimum of 350mm for leg space, if you sum it up, movement will be neary impossible around the dining.

For the kitchen, it is narrow too, but that will depend on your the type of kitchen layout you choose, to maximise the space you have there, i suggest L shaped, and would be better if the door is moved closer to the door nearer to the dining.

For the bedrooms having a mutual wall, i think it would be much easier for plumbing if the toilets are side by side. The rooms seems to be designed not to use beds with headboard, the spacing between those windows will mean no headboard, but that would be unfair for the master bedroom, i suggested you give a minimum of 1800mm as spacing between two tiny windows in the masters bedroom for headboard.

The upper floor is no no please redesign
Why is the wall layout going zigzag. In practice it best you stick to the grid concept, it is easier to build. look at the wc locations and the door locations. To be sincere if you continue with this design you will end up breaking already built walls, also ensure a good structural engineer does a critical study of this design and take his advice and recommendations serious, even that of a mechanical engineer too. I wish you well

The lounge and dining area which you think is ventilated cos of the number of windows might not be ventilated if that part of the building is on the leeward axis of the land hence the reason why it is adviced to have windows on at least two sides of a space with considerable distance apart the windows.

Fenestration is important for thermal comfort in a building, you don't just place windows anyhow you feel like, it has to be thought over. Thanks brickdevo.

This following thread will give you my history. I have engaged and paid 3 architect so far.

The 2bedroom/1bedroom BQ was redesigned by N3xt. (Architect 3)

I didn't give N3xt this 3bedroom to review/redesign, wanted to start with the BQ.


The BQ will soon be roofed and I am thinking of starting the foundation of the 3bedroom. I was intimidated with the cost of starting the 3bedroom but the experience of the BQ has allayed that. This is why i am bringing it to the house for review. it appears i will be needing a 4th Architect. so all reviews are highly welcome

On the issue of two staircase, I requested for it. I wanted an entry and exit point for the 1st floor(in case of emergency and also, the need to be able to exit/access the house without visitors knowing you have come in or what you are bringing into the house)

For the other 2 questions, I dont have the answer to them.

Attached is a rough site plan, Rightside (BQ) is developed with those spacing. Leftside is undeveloped but those spacing are what MUST be maintained upon development. Arrows shows where the building is facing/will face

I still put it to you that you do not need an extra staircase in this design. The challenge you have is that the designer has failed to give the stair a proper orientation where visitors won't notice your movement to and fro the build.

The issue of emergency egress holds no water, the maximum distance one could travel in need of emergency egress is 30metres. For each of those stairs you have there one won't even cover over 9m from any part of the building and you still think it is necessary.

Also factor the cost of having a second stair.

My advice.

To lower tiling cost, you do not have to tile your whole kitchen from top to bottom. Why not just do a 1m girth tiling between top and bottom tiling?

Your kitchen is 9m² which means it's most likely ( 3m x 3m).

The height of your wall is most likely 2.7m. That means the 36sqm for kitchen wall is excess even if you're tiling everywhere (There's 3m allowance for door space and window space).

I am happy to say that hslbroker2 did supplied the wood and all accessories to my site..Unlike the experiences of some of you here, my carpenter, two other carpenter did confirm to me that the wood is very okay. They collect his phone number from me...He was communicating with me, even when he had transportation challenges, he reach out AFTER DELIVERY for some extra bucks for support which i did...I did not regret this transaction....The POD model is also very good, most especially on a forum and society like ours. My mind was at peace, knowing fully well that am doing POD......I encourage other vendor to adopt the POD model, most especially if your store/office is far from the city, where majority of your customer reside....When we know ourself better, then we can pay ahead and be sure of not just delivery, but getting exactly what we order for. Thank you hslbroker2........I just told someone in my office now about you, he will be roofing his house soon......
Roofing is done!!! We move to the next stage.....Am still thinking what it should be sef?
