that open space in the front, there's no door? Where's the dinning in this house... anyway, this house neeed a top notch interior. The chair n dinning look basic and that tv too small for that kind house eh..just my suggestions

Big screens are good...consider distance from TV and seating area .The recommended distance for watching a Standard Definition TV is six (6) times the TV's vertical screen size.

I agree. My next retirement home is going to be a two bedroom bungalow with high head room like this one you did. I am done with duplex. Once I am ready, I will simply demarcate my current duplex into mini flats and self contained. I already designed it to be easier to be demarcated and converted to self contained for letting.

simply say that he's not cut out for the massive cleaning and empty rooms when the kids move out. Just few rooms that will be fully utilized instead of having empty and dusty rooms

I think for focus mind, it's more of a personal choice! From what he wrote he has had his fair share of duplexes but he doesn't seem to be interested in that anymore when he retires.. Not like there is anything wrong with it tho..

We used the high quality hardwood we have around locally, it's called Danta locally and is very hard. Theres no need to treat Danta because experience has shown it never suffers termites attacks. We treat them only if the clients insist.
I have heard about Danta roofing wood and doesn't require treatment, there is one we called Agbadudu (can't remember the English name) which they term is second to Danta, Blackwood are attack resistant I also heard but not really sure.
Yellow (fungi carrier) and Rough woods should be treated I was told, from experience which roofing woods would you classified in order of quality, durability, sustainability, and treatment recommendation?

Things are changing, retirement home should have enough space for the grownups children and grandchildren in case they come over for holiday or visit.

Yes sir. The ground space covered by this building is massive, this floor space can contain 2 different duplexes of 6 bedrooms without any issues. So the foundation of this house can finance the foundation of 2 duplexes.

On the walls, note that the whole walls were reinforced with columns and lintels enough to build a proper duplex, consider the cost of the very high walls and the extra reinforcement as the walls are going up extraordinarily high, that's the cost of half a decking there in the very high walls.

The parapet and roofing of their house can well do the roofing of 2 different duplexes. The space covered with roofing wood and roofing tiles is so much.

Perhaps, the item that costs a lot of money in this house was the scaffolding. To reach up to nearly 6 meters up the walls to work inside or outside this building needed very strong scaffolding to make it safe for people to balance and work.

Plastering this house was a huge challenge, the first team ran away with my money, Togolese boys. I had to bring my Enugu team to come complete this plastering. This is not a normal bungalow at all. This house can complete one and a half duplexes with good change in the pocket.

Amazing hummmmm. @ bold are the challenging's that gives you wisdom to manage very well. Well-done sir

actually things are getting worse in that regards. In a typical Igbo setting, the grown up son will build his own house and will visit you for a few hours and then leave with his family who will be residing at a nearby BNB apartment

Nothing bro. Just personal choice. I am a minimalist to the core and like things to be minimal and modern. My current build is a duplex and it is because of family. The house is designed in such a way that it could be repurposed later into mini flats for letting when my kids must have taken flight off my care.

My bungalow would be a retirement house without the discomfort of staircase. Just for me and madam. Personal decision.

Well explained. There are always hotels near by. I paid visit to my former neighborh in main land, yesterday. The daughter and kids are in Nigeria for Christmas from UK. They are not living with grandpa but staying in a nearby hotel, just a working distance. They stroll from the hotel to grandpa house to gist and return back to their hotel.

Due to arthritis and kneecap replacement surgery, my grandparents ditched the higher floor for the ground floor. I think with old age life so drastically changes that one cannot but understand why focus.mind is making the plans he has outlined above.

I am talking people in their 80s and 90s

Let me not get started on all the modifications that had to me made even to the ground floor for their safety

yes, those in the 80s and 90s should move to bungalows.

50 to 70 still need stairs to keep their bones active.

True, step up/down even hurt young people when you're absent minded (happens to us randomly).

Like this high rise bungalow, the difference between the bungalow is the absence of stairs and usable first floor spaces created in the "air".
