Speaking from a Practical point of View, how come all those Bungalow Houses (and even some Storey buildings) built almost 100years ago and without a German Floor (Well-built, as l mentioned) are still standing firm, while some recent ones with German Floors have collapsed?

When did the concept of German floor even enter Nigeria's building technology?
Mind you, l am not saying German Floor is bad or unnecessary at all, but l am saying that you can "build successfully" without it, under certain conditions. The evidence is there for all to see,
Nigerians generally dont explore options, once something is in Vogue, everybody joins the bandwagon and take it as gospel truth. undecided

If you want to condemn a Post, you better do so with your points laid out, not just a one-liner as if you are some PhD Civil Engineer.

This is not rocket science.

All those houses you are saying did not collapse, if only you know what some are suffering with regards to damp.

Think about it this way: at the end of the day you are going to spend millions completing your project. So what's the point of spending all that million and still end up possibly with a damp home? Make no sense to me really.

My blood relation suffered heavily from asthma because of this. Hence the investments I made to fight it as outlined above.

Sadly, very few commercial build to rent properties build with a proper DPC and oversite concrete

The first time I fought damp walls, I took down the old plaster from the floor to the midway point between the floor and the ceiling in all the rooms of the house. Then personally supervised a cement mix in the following formula

1 part cement to 3 parts stone dust to 2 parts sharp sand and 1 part plaster sand.

Five years later there is no evidence that the house was not properly built, the paint no longer pealed, and anyone workman who has worked on that part of the house said, the plasterwork is like concrete.

I also added a water proofing powder whose name I cannot remember since it is more than 5 years ago.

By the way this was internal not external walls.

I must admit the walls were not smooth. But screeding or another layer of plaster with a different mix can easily resolve that. I later screeded it to make them smooth.

ah baba God will bless you for this acknowledgement. The silent ones deserves alot of accolades, over four clients here sent money to me without even video or audio call. Some clients can sense honesty even from afar. They are still on my contact list about three of them big engineers that continues to give me jobs till date and still haven't met me. One of them owns his office at ikeja coz I always saw the address on each assignment he passed on to me. God will continue to bless you all and may you keep rising up higher. Amen!!

As an aside from purely property matters, and in the light of the undercurrents, and some of the thank you posts here in the last days of 2021 and the early days of 2022, I thought it wise to make the statement below.

In 2019, Bernardine Evaristo won the Booker Prize for Girl, Woman, Other category alongside Margaret Atwood. I watched a BBC program that rehashed that story a few hours ago.

Somethings stood out.

President Obama said that one of the books he uses as an escape from the pressures of the presidency was Bernardine Evaristo's book. Imagine the President of the most powerful country recommending your book.

Bernardine Evaristo has returned the favor she has been granted by been digging up authors who she felt were overlooked and trying to spotlight them and because a Booker Prize winner is the one making the recommendation people were taking notice.

The authors she recommended were extremely grateful that someone of her stature propped them up.

The point is this, if you are a vendor on these streets, be careful what fights you get into, some fights are not worth it. Don't bite your nose to spite your face.

Pick your fights carefully.

Be willing to lose money to make more money in the future.

Be willing to create, sustain and maintain goodwill.

A word, a note, a recommendation can land you a million naira or dollar deal even a billion-dollar deal.

A word, a note, a caution can also deny you a million naira or dollar deal even a billion-dollar deal.

Sometimes you need someone up there to open doors that would otherwise remain closed.

Don't allow people who would otherwise open doors for you to actively force doors that would otherwise be opened to remain closed.

Relationships are the most valuable resource for success.

I do contracts and all of my biggest contracts came to me when someone above my pay stamped his/her foot down and said give this guy this deal.

If people don't like you, they will not deal.

Don't give people a reason not to like you, and then not deal with you and encourage/goad/persuade others not to deal with you.

A word is enough for the wise.

First of all, Concrete cover is essential to create a bond between concrete and steel, it also help steel against corrosion and harsh weather. It is simply the clear space between the surface of concrete and the reinforcement steel.

In this context, concrete cover is the space between the ground and the BRC wiremesh.

Wiremesh should be placed at the upper third of the oversite concrete (German floor), This will help fight against shrinkage/crack which originate from the slab top.

While concrete provide compressive strength, the wiremesh provides tensile strength.

The attached is the section of the strip foundation I uploaded previously, the dark straight line under the part labeled “150mm concrete floor slab” indicates the BRC wiremesh and position.

The primary purpose of BRC wiremesh is adding strength to your oversite concrete. Been made of steel (Structural), we introduce it to oversite concrete to provide strength to the floor, therefore acting against crack.

Take for instance, A place with high movement traffic, or think about most heavy equipment we keep on the floor in our houses (Live loads), overtime fatigue might set in on the concrete, it is the function of the Wiremesh in the concrete to receive and help spread the load

See it this way, Wiremesh serves the same purpose steel bars serves in Reinforced concrete slab.

To the best of my knowledge, the two main reason why German floor is done is to provide
Strength and Act against capillary Action

While Wiremesh along side Hardcore placement, Effective ramming acts for the former, DPM (Damprove membrane) acts for the later
