Good Morning to the Daddies and mummy in the house, i sincerely need your contribution on this, help me.

We got a land valued at around 70M to 100M last year may/june, CofO,survey and the rest showed that the land is legit but when we went to secure the land, we discovered that there's a serious litigation on the land.

Government claimed the lands in the area (prime location) from a family back in the 90s without compensating the family, only for the government to end up reselling such land to friends (private people) which we later got it from.

We've done a serious back and forth since last year and it's been hellish (Land wahala) and refund is no longer forthcoming because we sealed the deal already.

Now, the lawyer representing the family made a request yesterday that we should bring 10M  to offset the bills they've spent on the case and to settle the family members and that when the case finally fall in their favour, they will give us a preferential treatment (Maybe we will forgoo part of the land or we will rebuy the land)

NB: on all angles, it might take time but the case is in the family's favour just like the Magodo vs LASG recent case.

We coughed out everything on this land and we've spent blood,sweet and resources on this case since last year, i have a feeling paying the money they demanded won't solve anything even if they should eventually win the case, i don they think am sinceeee.

I need help, two brains are better than one and i am sure intelligent contributions from you will be better than my limited understanding.

Question 1: who did you buy the land from? Is it another private individual?
Question 2: What % of the total size of land under litigation did you buy? I don’t want to ask for specific sizes.

Whatever you do, pls don’t send good money after bad. Hold on to your cash and see how the case plays out. Deal with whatever comes then. The reason I asked question 1 above is to understand why you cannot request a refund on a defective land. Guess you have your reasons.

-Passing through underground : For aesthetic, using armoured or PVC/PVC cable
-Flying the cables to your house : Using Reclin cable

Now cost depends on size of cables and size of cable depends on total load or size of your building.

You may pay more but it will be worth the cost.

If he your lawyer didn't ask for your permission to make you a parry aka joinder then he may not be doing all he can to protect you in this matter.

Those guys, I mean the family are being mischievous by a long shot.

The 3rd paragraph covers everything, lol, we even promised the lawyer 5 to 10% of the recovered property, man no just ginger.

Follow the recommendation of the engineer after briefing him the intended load. It’s better to get it right from the outset. use a slightly higher grade if possible.
Immediately my electrician noticed that there are 11ACs and 6 heaters in the compound, he informed me to upgrade my reclin from 16mm to 50mm.

From Point 1 it doesn't look like title is defective.

From Point 2, government has a right to take back land, what is in issue is whether or not proper procedure was followed, if followed, the decision cannot be contested. If it was not followed, the decision can be contested.

Everything depends on how the current litigation ends.

Issue now is which is the best of two approaches wait and see or join in the current litigation. For that you may need to hire a lawyer/law firm to review the facts of the case and the law and advise you on the way forward.

So has the family won the case? If not then just chill. If the root of the title you hold derives from the government then it is their problem to sort out. You will have a major issue if the title derives from maybe another family who have now lost the case but if it is from government then the worst thing is government will compensate.

If government seizes land, government must compensate, if they don't you have a case.

The OP I quoted is correct. Your lawyer needs to fnd out all he can about the root of the title your right to the land originates in anticipation of whatever the outcome of the case is or to advice if you even have a case from the get go or have lost your money.

You can always buy your tiles either per square metres or per cartons. Buying in cartons is better if you're conversant with basic information.

When you're buying in carton, make sure you get the measured quantity of the tiles you need from either your working architectural drawings or physical measurements on site. Once you get the quantity preferably in metric system (square metres), add some allowance for waste and breakages. The next important thing is to know the quantity of tiles in one carton of any type of tiles you're buying. Divide the quantity (in square metres) you get from your measurement by the quantity in one carton (in square metres) to give you the total number of cartons needed.

I am curious, what would you say to people who say paying an interior designer is an unnecessary expense? How do you convince them? Why should someone spend the extra money if they could just do things themselves? I have an appreciation for interior designers, I’m not trying to discourage you nor knock your hustle. The Bolded is the problem, is the mentality of i don't need it, and it doesn't really matter or it is expensive, in Nigeria interior decoration is a thing of luxury which only the rich can enjoy and few middle class.
when it comes to luxury i don't think it has to do with why, it has to do with can i afford it, the service usually seems fit for who can afford it cos without it your house will still be habitable.
