firstly I guess u didn't consider the location, cost of land and present cost of building materials before pipe dreaming that 12-15m will give you a 10 standard room /parlor..

secondly your assumption of increase in rentals would also have effects on peoples purchasing power..

Thirdly, u can't recoup such capital in 10 years... NEVER..

I won't advice he gets a car for bolt but instead find his way out of the country
