omopapa: Majority here seem to want single lets rather than shared accommodation. Some of the issues with funding a HMO are entry costs (all local authorities have special licensing requirements for HMOs which are financial), fully furnished rooms, lowish rent (again see requests from the posts on here), higher turnover of tenants (can't stand flatmates, move into a studio which sometimes is same or just slightly higher than a HMO room), fully inclusive bills (and where not inclusive chasing tenants upandan) and the biggie of them all minimum room sizes (licensing will get you even if you fly under the radar initially). Before you add higher interest rates (a lot higher for HMOs than single lets, upto 2% more in most cases), a higher deposit (25%- 30% is the norm) and associated mortgage fees (application fee of 1% of the loan is about standard as well) Then you will be competing with university owned student flats and neighbours who will absolutely hate you the landlord and put in a gazillion reports daily . If you want to go the HMO route, best plan is to buy an existing one rather than convert. 2 buy a completely run down one so you make the money upfront once you bring it up to scratch. 3 get all the tenants on one tenancy - that means they are all liable and if one leaves, the rest are responsible for the full rent and bills 5 Likes |

Guyz i lost a job interview at Tesco today for a night shift job. When they saw my BRP n said the role is for permanent alone. The recruter ask me if am done schooling? That if am done schooling, they will take me. I wanted to say am done but my mind decided to say the truth (still schooling). That answer made me loss the job. Did i make the wrong decision? because i saw indians that are much younger than me during the interview. |

Does it mean one ant do a DBS check unless you have your NI & Drivers license? I thought my passport and BRP should be sufficient.

Usually a mix of 3 IDs are required. If your employer applies for you, you'll get a list of the different documents that you can use. Usually, Passport/BRP, Driver’s licence and Bank statement with your name and current address are enough. If you don't have a licence, your passport, BRP and bank statement are usually enough. You normally will need to fill your NI in your application form. This is based on my employer’s process. Also, you can only do a basic DBS (not standard or enhanced) by yourself. Why don't you wait to get a job and do it for you because depending on the role, you might need a standard, an enhanced check or an enhanced check with barred list which would mean that you just wasted money on the basic one that you did. ibk5891: |

Gorgeousqueen: For cash flow purposes, interest only is best especially if the numbers are slightly tight and if you want to scale up. Remember that any money you pay on capital repayments, you won't get back till you sell or remortgage and that is not even guaranteed in areas with low capital yields. 2 Likes |

Hi everyone, it's a nightmare trying to get appointment for Netherlands schengen visa. I tried France but there was no appointment as well, abandoned it and tried Netherlands, same thing. Wrote Netherlands embassy requesting for appointment as I cldnt get with Vfs, they declined insisting it musb through Vfs. It's very frustrating as I need to book flights and other things. Any suggestions please? |

Hello house! I was following the old thread to see if the question I have in mind to ask is already treated but the thread got derailed at some point. I will be relocating to Salisbury from Nigeria by next week on healthcare sponsored visa. I have learnt quite a lot from this thread and I'm interested in paying for/and learning certificate courses that can help me get side hustle jobs like work from home jobs without affecting the healthcare care that'd bring me to UK. The problem is, I don't know the particular certificate to go for and that is lucrative in UK too? Is it Scrum, Data scientist, etc? I'm a biomedical scientist with shifts, so I won't want any side hustle that will be too stressful. Any recommendations please? |

Sunnepa50: It's basically what we call PGDE here. Over there, it's called PGCE and it is the primary qualification to be certified as a teacher there. On completion of the course, one can now work towards getting Qualified Teachers Status (QTS) which is a legal requirement to teach over there. |
