I thought I was the only one nursing the idea of using the canada passport to Japa to another country because of the housing situation. It is just too crazy. Houses in U.S. are newer, bigger and finer for a fraction of the cost in Canada. The market doesn't even look like it's going to calm anytime soon. Does anyone have an idea how to navigate these waters? Make we no come use our whole life dey pay for mortgage.

My people in the house living in Ontario to be specific. I've been doing my research on the real estate market and what I've seen so far has not been encouraging. I see houses listed for $1m CAD that costs about 50% less in the US. Is the Canadian real estate a bubble or there are some strong fundamentals driving these crazy prices other than supply way lesser than demand?. I still can't wrap my head around a house selling for $150,000 - $250,000 CAD above asking price. Wetin dey sele gan gan? Abeg make una open my eyes to what I'm not seeing from the data readily available. Is there any plan to fix this issue? Cos if it continues this way, I might just use this country as a means to change my passport and get the hell out to a country that is much reasonable.

Housing markets in California and New York is as crazy as Ontario and British Columbia so it depends on where you are looking at in the States or Canada. Alberta, Manitoba and Atlantic Canada is not as crazy as Ontario and BC. But I get your point, the nonsense happening in the housing market in those areas is unsustainable.

I entered the market at the earlier stage of the market distortion. You can't believe that I'm already making a $200k cad profit in just 2 years, this is crazy. I have thought about taking my profit to go and buy a reasonable house in Alberta since I'm working from home but my love for Ontario is pulling me back grin

But I think people should exercise patience, a market correction is coming soon. The indices that drove the market into an unprecedented distortion won't last forever.
During the pandemic when life was almost shut down, savings increased as people spending dropped. All of a sudden, people had extra cash and with rock bottom interest rates, cost of mortgages became very low and affordable. People were now comfortable engaging in bidding wars as an extra 200k added little monthly payments to their mortgages. For the first time, the share of variable rates exceeded that of fixed rates as people tried to capitalize on the record low interest rate. I got variable of 1.2% and I banked that rates will remain low for at least 4 years. This created FOMO (Fear of missing out) as demand over stripped supply by far, adding maximum pressure to the market. Then you have the Chinese in particular who are flocking to Canada in record numbers adding more pressure to the market. I lost my first bidding war to a Chinese in the earlier stages who put 250k above asking while I put 50k above asking. Those Chinese are rich oooo.
But the good thing for buyers is that the market correction will happen soon. All those people who entered the market as a result of FOMO will start exiting the market as interest rate rise very fast. We are expecting a 3 time rate rise this year alone. Many people didn't expect rate rises to happen soon plus an increase in inflation as they took more than they can handle. They are now going to start seeing the effect of those 800k houses on their mortgages and either they start defaulting or they sell it fast. So more houses will come into the market increasing supply and with reduced demand, we will start having a balanced market and houses will now have their true values instead of these inflated values we have now.

Ontarians are going to other provinces like New Brunswick, Alberta, Nova Scotia to buy houses and work remotely. You are not the only one nursing that ambition. Some prs are waiting for citizenship so they can move to USA. The real estate situation in Ontario and Vancouver is a joke for some ugly looking brick and wooden houses hahahaha
It's terrible.

just go on wakanow or skyscanner( Egypt or ethopian air since you looking for the cheapest) search for flights and book any flight. All this mental gymnastics is not needed. What will immigration do you with your copr Absolutely nothing. People travel from either any international airport in nigeria daily, no big deal there. The trip is less than a day, to reach the destination is the koko.

To add to what ednut already told you, check Google flights as well for the cheapest dates to travel if you’re not set on travelling on any particular date. Google flights will show you when flights are cheapest if you just put your destination.

You are right. However this is the first of rate increases expected this year so we could be back to pre pandemic rates by Q1 next year.

The knowledge that rates are going up will drive down demand a bit. When I entered the market, the forecast then was that rates will remain at the bottom for at least 4 years as the economy tries to rebound from the pandemic. Since the situation has changed, buyers would start factoring that reality too.

Whatever the case, the current craze is unprecedented and unsustainable and people will get hurt at some point.

Hi, Edmonton just like every major city in any part of the world has its bad spots, but generally you will be advised to avoid areas like Balwin, Belvedere, McCauley, Boyle street and some others in the centre and towards Northwest but this is dependent on you as a person. But even in these areas, there are pockets of safe areas. People will say the NE is also to be avoided but there are good neighbourhoods in this area like Eaux Claires, Castle Downs, Griesbach and others. The South is said to have the best places but also pricey. So it's really dependent on your affordability and also closeness to either school/work. Edmonton's public transit works relatively well too.
You can check up the crime map for the city to get a picture of the crime status in various areas.

You can't renew your passport if it has more than 6 months validity on it. You should be issued a visa for the duration of your course and you renew your passport at the appropriate time. If it gives you peace of mind, print out the passport renewal guidelines from NIS and tender at point of entry when you get into the country, I guess the actual student visa is issued at the point of entry (the stamp you get in your passport before you arrive is a single entry visa to enable you get into the country).

Since your passport expires next September, that means you have one and a half years, so you can't renew your passport.

There is difference between Visa and Study Permit.

Visa is what is stamped on your passport, and it has a 1 year validity, even if your program is 4 yrs and you have 5 yrs on your passport, your Visa is usually a year period.

Study Permit is what is issued at the port of entry, and it is what covers the duration of your study, not the Visa.

So, in your case, you don't need to worry about it. At the Port of Entry, you'll be issued your study permit for the duration of your program, and when it's 6 months to the passport expiration, you can renew it over there.
