Hello people on the forum. I started earlier this year 6 blocks of 2 and 3 bedrooms. I hired an architect. Did the drawing. Paid all necessary dues to authorities and I kicked off. I have met some challenges but it's going. I am not the type that put myself out their so much or post what I am doing but I think I will at this stage because I am confused.

I will start with a couple of pictures.

NB : I do not live in Nigeria and My relatives are handling the project while I pay the builder who happens to be an architect with experience. We agreed on all labour cost.

I contacted a guy named Arinze (from nairaland) for bill of quantities but in 2021. At the moment the bill of quantities just looks like its not useful. Because a lot doesn't align with what the builder mentioned.

This is the stage we are at the moment.

I have a question. From the picture : Does this look like the size of 30 tons. The price is 340K and they get them from Abakaliki. If not, I think I need to change the supplier. I heard folks in Lagos getting theirs at 250K and I was like, I have been paying 340K for this for the whole beginning. If anyone have a supplier I'm south east please let me know.

How did the site caused sickness to ur worker ? Sometimes window guys give unreasonable excuse . Finishing a job that hv been advanced upto 98% , its ur sole responsibility to give ur staff transport and feeding allowance whether ur out of town or within and being out of town is never going to be an acceptable excuse to ur client. These line of stories have continued to reoccur with vendors as am currently passing same ordeal with my window guy low quality, holes here and there ,inferior material.

May I ask why did we buy your pump, hand it over to you and ended up not using it for your project? It’s because we have our own pump to use for the project at no additional cost to you.
You only needed it when you requested because the new contractor doesn’t provide such value-added service. Everything is on the client.

Solve the issue with your client. Maybe look into workplace insurance (yes, they have in Nigeria) to take care of your employees who are injured on the job.

Personally I don’t think a client should be involved in the injury of staff on job sites.
