To be honest my roads are deplorable. As soon as you turn of Akala Expressway it's 5 miles of hellish roads.

You want a layer of security between the security guard and the outside, you also want another layer of security, canines, to be able to patrol the perimeter.

Anyways I yield to everyone to do what they feel is best for them. I just want to know about if there's a setback rule.

I understand Security is perceived personally.

I'm leaning towards one- storey security house now.. like my PH people usually do. Its also good for over looking the area.

I hope you're are not one of those building security/gate house on a fence wall all in the name of no setback rule.....

Looks more like a panel door than a flush door to me.

Anyway, disadvantages I think would include: 1. Future warping of the door if the wood isn't well treated with heat,
2. gap under the door leaving room for crawlers to gain access easily into the room,
3. Door not sound proof mainly due to the gap underneath
4. Exposure to moisture when used in the toilet may ultimately lead to wood rot.

Not a standard metric tho
But 1m have been specified in one of our commercial design during vetting.

For residential, most times they don’t even request for gate house plan during vetting, Neither do they mandate you to show its position on your site plan. (Of course which I think is wrong) that’s why most people end up setting their standards themselves.

Just a quick guidance question. One of my pet peeves is people using shared property walls as part of the wall for buildings, especially gateman houses. I think it's unhealthy and a security risk.

How can I avoid a neighbour doing this? Is there a setback rule for gateman houses?

Legally in "old" Nigeria or better put, in colonial Ikoyi, facing your building, the right fence is your responsibility, so it's your "property". The left side is the responsibility of your neighbour. So your neighbour needs your permission to build on the side of the fence you are responsible for. But I think in today Nigeria all this na theory.

So who built the fence? You or the neighbour? If you, you have the right to complain and ask for a neighbourly dialogue going forward.

Maybe be it’s an exposure thing but I’m actually concerned about the fact that I have to explain this to people on here.

Preference is one thing but steadfastly sticking to the idea that shared fence/wall structure is superior is somewhat disturbing.

The former contractor wanted it attached to the wall, same with my PM but I insisted.

So what you're saying sir is well understood.

There was a time I even thought of removing the SH all together...

That way he can see outside of 2 corners of the house.

Imagine a situation where your security man is woken from sleep and ordered to submit the gate keys at gun point through his window in the dead of the night... cheesy .

I think your perimeter fence has to provide some sort of security for your security man as well. If you need to monitor what goes on outside your perimeter fence, I believe It's best to do it with CCTV cameras and/or motion sensors, afterall no matter how you do your security house, your security man will still be "blind" on at least 2 other sides of your perimeter fence... cheesy

Yeah exactly, I've always thought people do it for the cost savings and not because they feel it provides better security...but I'm just realizing different now cheesy Well, like the saying goes...each man to his own, I guess.

This cost of diesel is affecting everything ooo.. going to Abuja by road is 14k with luxury bus . Something of 9k 10k before . Just dropped my guys at chisco park at jibowu some minutes ago....

Imagine if you there's power shortage and cctv is malfunctioning or not being monitored by the operator, how then do you sight unwanted visitors,

never forget, that arm robbers would not want to make noise while trying to gain entry, pointing a gun through a window with glass and bulglary proof won't be a smart way to gain entry.

Or are you suggesting that the gateman will always have access to the cctv control room if oga is not around. Think about it?
