Let me kindly update you the latest, few minutes ago I visited the surveyor whom I bought the land from concerning deed of agreement and the surveyor said no problem that his going to handle it that he'll be the one to bring in a lawyer that will process the document.

Now my question sir!

Is that how it been done? Is right the seller is the one to bring in lawyer for this coz I was thinking of using my personal lawyer for it.
For land documentation in Ogun State we accept purchase receipt, deed of assignment or purchase agreement. They can use their lawyer to sign the agreement you are to prepare, yours is to be sure if their witness us stated, secretary, the family head or sellers, and yours witness. Let this also be a lesson to you. In 2021 a guy met me at the entrance to my office for land investigation. He wrote the coordinates on a sheet of paper that the vendor gave him. We got to discover that said land they wanted to sell to him is under governmnt acquisition. So i advised if he would need my assistance, I asked someone to follow him to the said site that he was about to pay for, we did our job n realized all the land they were about to sell to him swims fully in govt acquisition. The family tried to rush him and promised him that their Surveyor that wrote the coordinate on paper fr him could help him remove his land from gvt acquisition.
So i said straight to him that if he pay fr such land he would not get c of o nor building approval because it is under committed acquisition. Their surveyor was actually trying to do sth called flying of coordinates for him. This means smbdy's land coordinates that is not under acquisition would be written in survey for him as land document. May God continue to guide us

A register survey is survey that is lodged into government record and can be traced. If a family has large portion of land they might run it and by apportioning it to different family members plot by lot through layout survey. Incase A wishes to sell his land B might choose not to see but they all have individual right on the property. That may be what he called a family registered survey.

Good Day Everyone. I trust y’all are doing well at this time, I have been following this thread for the past few days and I find it helpful. I purchased a plot of land from the omonile and as I was told the land was Originally 12 acres and the owner wants to resell some portion. We were only given a Family Receipt, moreover we were told the land Had a Suvery plan and a C of O but we weren’t given. Please I seek your advise Nairalanders, What are the back up or supporting documents I should request for, ’m a newbie to this. I will be looking forward to your response. Please no insult, I know this a mistake, thank you in advance

Hi Everyone! 2009 and 2010 was great for so many reasons because i made people finally realise they have the power to determine how they buy property before throwing away their hard earned money. Personally i feel very very fulfilled that i did my best to help a lot of Nairalanders search properties and recommend the ones that are valid and the ones that have so many hidden problems that by the time you purchase it, you end up having more headaches than when you previously didnt buy any land. I was doing my calculation yesterday and i realised i have turned down almost N165Million worth of properties that were advertised to be sold to intending purchasers that had so many hidden scruples that the agents and omoniles wont tell you till you commit your money and then its from frying pan to fire. smiley

For the avoidance of doubt for First Time Property/Land Buyers or New Nairaland Property Viewers and Readers  who dont know what a property search is, it means before you buy any land or property whatso ever in any form or shape where ever, you have to know the validity of it.



Lagos in particular is so notorious when it comes to sale of property or land that have so many fraudulent defects surrounding that land/ property that you wont even know what has hit you. These set of people are known as the Omoniles, land grabbers or land touts.

Omoniles naturally should mean owners of the original land which includes the original family that truthfully inherited the property from their fore fathers that has passed down to them. But the real problem comes when there are so many members of the family that are divided in terms of claiming ownership of the lands and how the land truthfully devolved to them. Before you know it, a property that is meant to be shared by a family of 3 to claim ownership is now being contested by the brother in law, the aunty, the great grand uncle relatives etc and thats when they begin to employ touts going around to masquerade as the original owners with the right to sell and after you fall victim of their sweet tongues and coercion, you realise that you bought from the wrong family or the wrong set of people who have no right to sell the land to you and you would be confronted by the original owners  when you have started building half way and forced to cough out another payment to the real owners or be thrown out of the land. Trust me this scourge is very very real and 65% of lands in lagos have this problem one way or the other.

The other way your being decieved is by telling you the genuiness of the property comes from a set of documents. Those set of documents include either a survey plan, a deed of assignment, a certificate of occupancy, government allocation letter, government gazette or governors consent.


They will show you all manners of papers to make you believe them instantly and start pointing to different houses around there that has been built by one commissioner or one Minister or one big man and that their houses are still standing without any government wahala. What they want you to do is to instantly believe them and pay money to them immediately. One thing you can be rest assured is that, once you pay money to an Omonile, you will never ever ever get a refund of that money. Its gone and in some cases its in your front they will start sharing the money.

Dont ever ever fall for that trick. Always demand for what ever documents they have. I will point out the importance of each document to know the relevance of it and why it shouldn't be taken for granted.

I have been following this post for quite a few months and it is great when it comes to tips for real estate investment!

The simplest way to calculate the numbers of blocks you need for your fence project, assuming you are fencing a land measuring 120 feet by 60 ft, a standard plot

This calculation is based on 9 inches block fence .
The measurement we are using is 120 ft (length) and since we have two lengths that is multiply by 2 which is 240 ft. (120 x 2) = 240

The breadth is 60 ft and also since we have 2 breadths that equal 120 ft (60 x 2) = 120
Then (240 + 120) that is 360 feet perimeter line fencing.

The calculation

(we are to convert this 360 feet to inches ) since a foot is 12 inches , now let us multiply 12 inches by 360 ft which is 4320 inches.

Now to get the line numbers of blocks that will go around the fence perimeters of 4320 inches or 360 feet, we would need to divide 4320 by 18 inches, since the length of any block be it 6 inches or 9 inches is 18inches.

Now 4320 inches divide by 18 inches is approximately 240 line of blocks , then we must multiply that by the numbers of coaches of blocks you want for your height, assuming 7 ft which is 9 coaches that means 240 multiply by 9 which is 2160 blocks and that is all you need anything aside from this is fake and fraud, this calculation is derive by me professionally and i have been using it without any mistake, but always remember to add 10 % of blocks to it because of broken blocks, and for this work, you only need 30 bags of cements, one bag of cement to 70 blocks, is standard.

for your pillars between the fence, let assume 6 blocks far from the next pillar, that means 6 divide by 240 which is 40 pillars, 1 bag of cement to 2 pillars standard, that is 17 bags plus 40 bags that is 47 bags is need by me to do this fence, if i'm in position and you should also to add 15 bags for floor blinding of the fence making 62 bags of cement.

Then, we need to minus the gate and the pillars that are also taking space in the fence.

The gate is 12 ft, let us assume the gate columns or pillars is 14 inches each, we have 2 pillars holding the gate, that is 28 inches or 2. 4 feet plus 12 feet that is 14.4 feet or approximately 15 feet.

Remember we already calculate the pillars that 40 pillars is need for the measurement.

Each pillar or column for 9 inches concrete is 9 inches square, 9 x 40 = 360 inches that is (30 feet + 15 feet = 45 feet ) / 18 inches = 30 blocks multiply by the number of coaches, 30 x 9 = 270 block minus 2160 blocks = 1890 blocks in total.

40 lengths of 12mm iron rod, since one pillar is equivalent to 1 length.

3 lengths of 16mm iron rod for the 2 big pillars holding the gate.

90 planks of soft wood for the framing.

1 truck of granite (granite would be use for the wall foundation and columns)

5 trucks of sharp sand
