There’s nothing ‘highbrow’ in the part of Lugbe I visited in Abuja last year. The area looks just exactly like somewhere in Fagba in Ifako Ijaye in Lagos. Maybe there are some private estates I didn’t get to see.

I know Lugbe very much, almost all the areas and street.

I prefer gwagwalada than Lugbe, it's because gwagwalada is far from town, if not gwas is more lively.

If you get a two bedroom now for 600k, e go be like poultry farm.

A decent two bedroom us from like 700k.
Op go for this advice.
Houses in lugbe especially th FHA is dependable and secured, so the price tends to go high.

I humbly want to know if its worth paying for or should he keep looking? Abuja residents, pls help a brother out

Divide the basic rent (800k) by 3, if your relative is not earning up to the amount as basic salary, advise him to find an alternative.

He must be able to pay up his annual rent with three month salary, anything outside that is the normal 'Abuja Slavery'...

It's even less that the normal price.

The house might not be spacious.

A spacious two bedroom apt in lugbe goes for N1m+

Due to the insecurity in Kaduna and other neighbours of Abuja, the influx of people from those states have made Abuja jam-packed.

Plenty people looking for houses.

Abuja is choked up.

Prices of everything have skyrocketed.

Stay where you are . Abuja is the kind of town where they stick one million naira on a self contain because 'it's in Abuja now...'.

(Satellite towns are cheaper...but then that means transport costs )

Too expensive nd just few amount left so called it a million for juk a rent beside hw much is de salary of that young man ??
He can still get a single room or self contain, our problems is that we always want to live large while we re struggling to stand on our feets. I will advise u guys to start somewhere cn thinking two bedroom flat is de best for new employee

If you are talking Lugbe FHA area to police Signboard and River Park Estate. I can agree with you provided the house is new and all necessary facility are in place - borehole water, lighting and PPM metering.

Despite the agreement, I think the caution fee is overboard, I will not pay the caution fee. I will rather pay for an agreement documentation. Agency fee is in okay.

Any other part of Lugbe should ordinarily not command that price.

Well depends on his income and where he works. If not, go to satellite towns. Such as Nyanya, Mararaba, Ado, New Nyanya,..... Rents are relatively lower compared to City centres or Lugbe etc...
In terms of cost of food stuffs, it's relatively cheaper in places like Mararaba market, Nyanya while other people comes from the city to buy foodstuffs. The only disadvantages of these areas, is traffic jam from Abacha Barracks or even AYA and also Mararaba towards Nyanya in the morning.
The choice is his.

The person even get luck to see two bedroom for 800k because that should be price for one bedroom apartment.

Agent n Landload are not making thing easy for tenants anymore.


I am very sure, this particular apartment is very far from the main road or it come without water.

In Lugbe? Not so.

Where exactly in Lugbe will one bedroom flat go for 800k?

The road network is pretty cool in that axis...from Akowonjo, to Egbeda, to Pipeline/Idimu, to Isheri Igando, to governor's road/ikotun...real good roads, and power supply is decent there too. And there are nice joints, bars, and clubs there too.
