So i have a relative who relocated to abuja as he got a job offer in the city.

He has been house hunting, he finally got a Two-bed room and one parlour apartment in Lugbe Area. He was asked to pay 980k in total.
The rent is 800k. Caution is 100k, Agent is 10% of rent = 80k

I humbly want to know if its worth paying for or should he keep looking? Abuja residents, pls help a brother out

800k bros tell am make him come kuje come rent standard 2bedroom for at most 400k agent fee inclusive. It's just #300 from kuje to lugbe.
Abuja is very accessible and mobile, you can go everywhere and anywhere.
Besides if he needs peace of mind and a friendly community to reside, trust me places in kuje is best bet.

Divide the basic rent (800k) by 3, if your relative is not earning up to the amount as basic salary, advise him to find an alternative.

He must be able to pay up his annual rent with three month salary, anything outside that is the normal 'Abuja Slavery'...

It depends on the specifications of the house and the part of Lugbe the house is located. Two bedroom flat in Rivers estate goes for 1.3 million annually.

Is it airport road or federal housing estate?
I know there are places in lugbe where you can get affordable housing that shldnt tear your pocket. Zone 9, zone 7, zone 5, all those areas inside... Tell him to extend his search.

I know Lugbe very much, almost all the areas and street.

I prefer gwagwalada than Lugbe, it's because gwagwalada is far from town, if not gwas is more lively.
