The rent is 800k. Caution is 100k, Agent is 10% of rent = 80k

I humbly want to know if its worth paying for or should he keep looking? Abuja residents, pls help a brother out

Well depends on his income and where he works. If not, go to satellite towns. Such as Nyanya, Mararaba, Ado, New Nyanya,..... Rents are relatively lower compared to City centres or Lugbe etc...
In terms of cost of food stuffs, it's relatively cheaper in places like Mararaba market, Nyanya while other people comes from the city to buy foodstuffs. The only disadvantages of these areas, is traffic jam from Abacha Barracks or even AYA and also Mararaba towards Nyanya in the morning.
The choice is his.

Lugbe traffic is worse than kugbo Nyanya axis now. Guys resume late to work from lugbe these days cause by traffic logjams before City gate. Go and ask others please.

2- bedroom in my estate starts from 1.3m. Houses are cheaper in FHA (where I suspect he's talking) about cos of the traffic wahala morning and evening.

Not sure the Uyo you are referring to as I live in a 2bedroom apartment here in uyo and rent is a little over 700k(not in an estate) . If same accommodation is inside shelter estate, her extension or other estates it won't be less than 1.5 -3million naira agency e.t.c not included. Please stay informed friend.

Rent for a decent 2 bedroom in lugbe could range from low-end 700/800/900k (FHA, Aco Amac, Trademore etc) to mid-range 1.2/1.3/1.5Million (Pyakasa, VON, Palm heights, Lightgold, Lighthouse, Trademore etc) to highend1.7/2/2.5million (Riverpark, croydon, VON etc). So whether or not 980k is worth it really depends on a number of factors like the accessibility, estate or non-estate, furnishing and the general condition of the building.

PS I stay in Sabon Lugbe and pay 700k for a 1 bedroom though in an estate. Estate rent is considerably higher than stand-alone houses cause of the perceived security advantage.

That money take it and invest it on a land or a building in other state you will know why people from other state progress more than other people from other state.. simple.. pls just check it well that is too expensive.

You misunderstand me.... Lugbe is a very big place
My residence is Sabon Lugbe along VON/Trademore road.... It has a better tarred road network and is as well closer to city centre than Aco. 700k is the least you can get for a 1bed in this axis. 2 beds go for 1M and above. The Aco that you speak of has a very bad road leading to it... though the inside is tarred and it is farther away from the city centre
