Kingbee1900: Your tenancy agreement, would implicitly prohibit subletting........... Why would the LL put his investment at risk......... |

Re: Living In The Uk-life Of An Immigrant (part 2) by Mamatukwas: 7:05pm On Oct 15, 2022 |
justwise: Nope. They still have 5 years to go before ILR. This is BRP with a permanent job (non medical/shortage list). So Visa fee per person was £1,423 before you add IHS for 5 years. Multiply by 4. |

Lexusgs430: Thanks for your response boss. For knowledge purpose please, how does subletting put his investment at risk? |
Re: Living In The Uk-life Of An Immigrant (part 2) by Lexusgs430: 7:17pm On Oct 15, 2022 |
Kingbee1900: Before you received the keys, your LL/estate agent, did some vetting........ The results of that vetting, forms part of an insurance policy/home office requirement/legal framework etc etc - Let's assume your tenant starts to mess up, how do you intend to evict ? - Do you have plans to issue receipts, if NO...... But your tenant demands one ....... - Would you be vetting your tenant........ - Would you risk been evicted, when your LL finds out..... Plus the financial consequences that would arise....... - Make I continue........... 3 Likes |

Lexusgs430:I would like to know this because I'm nursing the idea. Are there any consequences if it's my house (on mortgage of course) and I sublet one room or use it for airbnb while I occupy the other 2. 1 Like |

kode12: Payment is not in dispute. It’s the fact that it’s a very expensive lunch. Like that Salt Bae’s Steak. Especially considering that all ‘Payees’ are contributing to the community and paying taxes. More reason why it’s important not to mess up your chances by any ‘freebies’ that will land you in trouble. Do quick and leave the rat race. 1 Like |

Viruses: You are allowed to rent a room in your house tax free under the rent an room scheme. More or less take in a lodger. As long as the income is not more than £7,500 per annum. 3 Likes |

Lexusgs430: It's plenty already, boss. So it sounds like the main risk is me not being able to handle a crazy person who I sublet to. And also the risk of the landlord finding out, which I don't think is even smart to start without express consent. Besides these concerns, is there any implication on a potential ILR? 1 Like 2 Shares |

Lexusgs430:na so oo.. lol What's funny is you can say this, and all agree you're offering clarification + stating a fact, yet Munamoqel said same a while ago and was called bad belle. But still on still, if I have made a down-payment and I have the keys, I should be able to rent parts of the house out, provided I don't default for the duration of that arrangement...and beyond. phyl123:interesting. So I pay shitload of money to get a house I'd probably spend my productive years paying for, but the income I can make on my hefty investment is capped to 625 a month. Na wa o. What tax rate will apply when it is higher than 625 a month? |

Treadway: I am talking about your residential home where you live in not your buy to let/ investment home. |

Mamatukwas: Na wa! I hope they won't have to pay IHS again if they need to switch sponsor.. |
Re: Living In The Uk-life Of An Immigrant (part 2) by Lexusgs430: 8:36pm On Oct 15, 2022 |
Treadway: A very clear difference exists in clarification vs perceived bad belleism.......... We also need to understand the difference between residential vs buy2let mortgage structure......... You cannot buy a property with residential mortgage, then let property out......... That's a form of defrauding your lender......... |
