Have you tried to build a house in Nigeria to know what it is like?
You say we can't afford to buy a house without mortgage but do you know how much the 5% down-payment for that mortgage is? Can you confidently say you can afford that as you are in Nigeria?
Let me break it down to you. You want to buy a town house of say $800,000 but before you can go for a mortgage you need $40,000 cash as down-payment. Whether you like it or not, convert that $40k to naira and tell me if that won't build a comfortable house in Nigeria.

Many of them resign from their high paying jobs, sells their properties and put up to like 25 - 40 million naira to relocate a family of say 5.

This real estate issue in Nigeria is a complete mess, especially Lagos. it doesn't make any sense to me at all. The price of a piece of land in VGC is around 270Million meanwhile that is the same amount as the price of a Fully Furnished Duplex in Manchester UK when converted to pounds. UK has minimum wage of around 1,536P while Nigeria is 30,000 Naira. A decent 2 bedroom flat in Lagos cost around 50M for Island & 30M for mainland with no mortgage options. Imagine if my salary was 500k Naira, which is a big salary in Nigeria. It would take me almost 20 years to save 50 Million.

The choice of buying land & building house is another problem, most of the affordable land you will find are inside the bush along Redeem camp road & very dangerous. Then Land Grabbers will come and beat your workers like crazy during development.

I love Nigeria oh, but the real estate we have is a total nonsense. No regulations, nothing. Infact it is a major reason to why Nigerians are poor.

I’m one of those who left more than 15 years ago… it’s been more than worth it. Raising a child in an environment where he is guaranteed a good education, more than adequate healthcare, no concern for kidnappings or armed robbery, the ability to just get in the car and go on a weekend road trip, passports that don’t require visas… the choice is yours.

How many Nigerians can truly build homes on their legitimately earned income? The average American can own a home on an average pay check.

I contacted some insurance firm I was familiar with and they agree to take underwrite the policy .I jokely ask if they are paying me commission .they said yes . a large insurance firm agree 15 percent .second 10 .na so e happy . 2 week later several oil and gas logistics firm contacted me via referrals from the first . I have been using an inverter right from 2014 even as a bachelor with 120k salary. Till now I have 24hr electricity as do most of my contacts/friends etc. Having an inverter setup is pretty commonplace these days.

It is actually very easy to build in Nigeria thanks to lack of regulations. Not everyone will live in Lagos, as Nigeria does not start and end there. I got mine sorted before I got married at age 30. Buy land today and with enough funds on standby even with the horrendous exchange rate you will build a 3-bed tastefully with 15m total (land cost inclusive). Buying is even easy now, 6-7m and you'll still get a 3-bed in an okay area. It always easier and cheaper to buy houses as people only sell houses out of desperation. Ppl selling lands are not usually desperate to sell. Smart people are buying property for really cheap rates at the moment. Screw Bitcoin, buy houses!

PS: I never even got to 500k monthly salary till 2020 when I resigned to face business squarely. Sales reps in good companies/multinationals like Merck, BAT wey I know dey build block of 4-6flats, most of them still under 40. Artisans,meat sellers sef get their own house. The one wey dey burst my head is when people use their earnings in dollars/pounds to build houses in Nigeria, collect rents in naira and reside in developed countries. If the person plans to return to Nigeria after hustling, I can understand but spending that much on a property in VI when the returns are so poor, and demand is not high is nonsenscial to me. It even gets worse outside Lagos. Land prices in Owerri/Enugu are ridiculously so high for a city that is very unsafe and high-paying jobs aren't ubiquitous. Rather than do such as an investment, I take the money to Mexico, Portugal, Chile, Spain or even Namibia and build a hotel. At least, tourists and digital nomads visit/stay there regularly.

That is true. But you have to consider that for someone like TW who has lived abroad for a very long time, he and others like him are accustomed to a certain lifestyle and desire to be within certain facilities and amenities many places outside Lagos cannot afford. My major issue is insecurity. It is Maslow's Hierarchy of Needs at work. As for building houses/flats to rent, provided they earn in naira, that makes sense. Not using dollar earnings to invest and get naira returns, except it is long-term business investments like factories and service deliveries.
