ojtopsy: EPC rating being D is not great. I think C would be better. But considering the house craze at the moment I don’t know if you will have much of C options. As a student I think you can work around making the apartment work for you. As I believe you can control your energy usage. But if you have kid(s), then this MAY not be a good idea as kids energy requirements is another thing entirely. If you are single, you can go for it and work around managing your usage (I am saying this because it’s difficult getting houses these days). You won’t be paying council tax at the moment, so that may not count much. But when you do start to pay, A is a great one and should be very less for the environment. 1 Like |

Elders in the house, e good morning o. So, I noticed most homes for rent are owned by Asian or Brit women (or at least, their husbands say the wives are the landlords but they’re just showing the property). While I’m not saying women can’t own homes, I’d like to know if there are added advantages to being a female homeowner. Or could it be that the primary residence is owned by the men - in that case, are there hidden advantages to the arrangement? |

donshegzy: No advantage apart from the women being very handson with finances, people skills, etc and their instincts can be trusted despite not been necessarily named on the mortgage/deed. My wife handles everything. She can deal with professional trouble makers or issues way better than myself. She's very conversant with the law, tenant/landlord rights, etc. I just leave everything to her and do her bidding when it comes to anything property related My own is just to give second opinion, transfer money and append signature 4 Likes |

ojtopsy: As an investor that's just about to buy another house with D rating, I'll say go for it if you like the house and it fits within your budget. A house could have D rating due to a number of factors including the non-usage of non-energy saving bulbs, etc. Personally, it's not a deal breaker. Even houses with C rating are cold and might require as much heating as those with EPC rating below. That said, the bigger the house and the more people living in it, the higher the energy consumption overall irrespective of the EPC rating. 2 Likes |

Hello my good people, trust we're all doing great. I am looking at getting a new job, I've been on my present job for less than two months. I keep getting the same questions from potential employers, "why do you want to leave your present appointment less than two months into the job". Truth is that I took the job just to settle down, its below my salary expectations and quite far from where I stay, so the main reason is the pay and the distance. How do I answer this question without looking like someone who doesn't know what he wants, and not give them the impression that I'll be off again in a few months. (One actually asked me how is he sure I won't be moving again soon). |

Hello All, For those who have gone the route of purchasing their first property after moving to the UK, please I have some questions: - Did you have to wait for atleast 2 years before purchasing? - How did you go about finding a mortgage broker that was not asking for 25% deposit (this seems to be the norm for those of us without up to 2years residency in the UK) - Now that Help to buy is over - what other options are available for first time buyers aside LISA that has a cap of £450k on property value? Good evening, I will be studying at Teesside University this January. I have tried to secure accommodation in the university environment but to no avail. I will need suggestions of areas I can spread my search to with good jobs prospect cause I hear say jobs no too dey middlesbrough. donshegzy: Tax efficiency usually - usually where the man already falls into the higher tax bracket. It is to mitigate the effects of S24. It will mean the woman in that partnership earns way less than 50k or works part time hours or does not work. So the ownership is split in favour of the woman and the whole or majority of the rental income ascribed to her earnings. Plus she most likely has more time to do viewings or she's more personable, astute and shrewd. 5 Likes |
