Stay in Darlington, Thornaby, Peterlee, Sunderland and look for a hustle in Sunderland, Washington or Durham.

Transport fare to Newcastle on a regular may dent you.

I will be studying at Teesside University this January. I have tried to secure accommodation in the university environment but to no avail.

I will need suggestions of areas I can spread my search to with good jobs prospect cause I hear say jobs no too dey middlesbrough.

I don't mind 1hr to 1hr30mins to school as my lectures is just 3times weekly.

Don't ask "how can I buy a house in UK". Read that up online then ask more specific questions for clarity.
I asked a specific question, read the first line of my initial post again. I need to understand if it's possible seeing that I only have a 2 year visa for now.

If you're a cash buyer then it's very possible. If you need a mortgage then it would depend on several factors such as the type of visa you are on- work, spousal etc and your circumstances e.g. how long you have lived in the UK. If you're married to a British national or settled status, then it might be easier because of their permanent status. However most lenders will require minimum 25% deposit and may have further conditions such as a minimum length of UK residence and time left on the visa

For those who have gone the route of purchasing their first property after moving to the UK, please I have some questions:

- Did you have to wait for atleast 2 years before purchasing?
- How did you go about finding a mortgage broker that was not asking for 25% deposit (this seems to be the norm for those of us without up to 2years residency in the UK)
- Now that Help to buy is over - what other options are available for first time buyers aside LISA that has a cap of £450k on property value?

Recommendations for brokers who have experience with immigrants witout ILR will be appreciated. We really need a guide o for newbies here please

This is the norm where the applicant, or for joint applications - either or both applicants, do not have at least ILR or settled status. Halifax is one of the few lenders who might make exceptions in certain circumstances such as if the applicant(s) have lived in the UK for over 5 years and/or have earnings over £100k

In Nigeria, I own an ICT company that has been in operation for 15 years.

In 2010, my company formed a partnership with a UK-based ICT firm, and we served as their Nigerian representative until early 2022, when the contract was terminated (the UK company moved into oil and gas).

We completed transactions totaling more than 600,000 GBP over the course of our 12-year partnership; all transactions, including international bank transfers, are documented.

This UK company arranged my first UK trip in 2013 for business meetings and training, and I have visited the UK more than 12 times since then for business meetings, training, and vacations.

Prior to moving to the UK with my family last year on a Tier 4 student visa, my wife the ( student), I was on my second two-year visit visa.

My company formed a new partnership with another UK-based ICT firm late last year.

Here's my question: is there any other type of visa I can or am qualified for besides the PSW (through wife Tier 4) and Tier 2 visas?

Yes, even visitors can buy a house if you have the money.

As a student/dependant follow the steps below:
1. Know the average cost of houses around your area to determine how much you need to have as deposit.
2. Ensure you have 25% deposit and more than 6 months remaining on your visa, preferable a year. I know Natwest lend if you meet this criteria.
3. Ensure you are employed as the lender will test your affordability
4. Start viewing the houses you like. You can view 2ice just to be sure
5. Place an offer on the house and if your offer is accepted, you will then look for a mortgage broker (free or paid) and convenyancer(solicitor) to help with the purchase. The convenyancer usually charge 1000+- 2000+ depending on a lot of factors
6. Get a mortgage offer and go through the convenyancing process. The solicitor will be the one doing most of the process. This can take 2 months to 6 months. So you have to ensure you continue meeting length of visa requirement.
7. Please note that you can easily be gazumped (seller can pull out) until exchange of contract. You also can pull out your offer anytime before exchange of contract
8. Exchange of contract then happens, after which you are locked in the purchase legally
9. Finally, completion few days after exchange. This is when you get your keys

What I meant is you could have just asked if it's possible to get a mortgage in your circumstance, not to be looking for someone in your circumstance that have succeeded in getting a mortgage. You also said you need information but didn't say what information you need.

Is it okay to book my biometric capture appointment the same day my visa is expiring? I got my COS two weeks to the expiration of my tier4 visa.

Place an offer on the house ( note that many estate agents will ask to see a mortgage/agreement in principle and proof of deposit before accepting an offer, especially if it's a high demand house or area) and if your offer is accepted, you will then look for a mortgage broker (free or paid) and convenyancer(solicitor) to help with the purchase. The convenyancer usually charge 1000+- 2000+ depending on a lot of factors
6. Get a mortgage offer and go through the convenyancing process. ( A house survey is also recommended) The solicitor will be the one doing most of the process. This can take 2 months to 6 months. So you have to ensure you continue meeting length of visa requirement.
7. Please note that you can easily be gazumped (seller can pull out) until exchange of contract. You also can pull out your offer anytime before exchange of contract ( if you are in a chain, the chain could also collapse due to no fault of yours or your seller. Note that if the sale falls through for any reason before exchange, you forfeit all the funds you have spent on the purchase)
8. Exchange of contract then happens, after which you are locked in the purchase legally
9. Finally, completion few days after exchange. ( Completion can take place weeks or even up to 2 months after exchange. Depends on the parties in the chain) This is when you get your keys

@businessnow: bro If you are going to go this route, just ensure you have been in the news in the last couple of years or less. And that you have industry people who can give you a letter of recommendation, like the C-suite level guys so either CEO's , Professors or heads of departments in tech or the field you are applying in even if it's research. Also make sure that when they google your name, that they can see a lot of meat, like speaking engagement and blog post, even if na twitter space you dey speak and flyer dey, run am, na something. You can start doing all these things now if you don't have them already and then you can apply some months or one year along the line so your profile go get weight, if you start now and you apply now, them go reject you based on say you do all these things to get the visa.

Yes, these are essential. However, it's better to follow the template of the requirements as specified on the official YouKay site.
Each #option within the (three main streams of) Global Talent comes with its own eligibility and required documentation.

The deposit is typically paid on exchange of contracts which is usually the last big hurdle
