That is the maximum I can invest in real estate based on the figures quoted by the guy,, but I won't even invest up to that.

Just last week I sold my late grandma's house at Palm Grove Lagos for a good sum and proceed was shared by the 8 grandchildren. I am the only one that did not reinvest my proceed into real estate


I will always choose a very good cash flow from an investment over capital appreciation or growth, I will create my growth by compounding through reinvestment of the cash flow .



My opinion though

I think Stanbuc IBTC has gone back to the normal MMF tradition of accuring daily returns to be paid or reinvested at the end of each quarter.

After you login to the app, select mmf and click view account.
You will see current interest which is your daily returns from January 1st to date.

So that means all my current interest for the month of January I cannot touch it until first quarter?

you are missing out! I track the ROI of both money markets vs real estate (empty land ) over 18 years and found out that the land (not house) beat all other investments returns and not even dangote group ,Nigeria banks can Match . a Land bought for 800k in 2004 . Sold for 32m Naira in 2022 .that over 3500 percent! While other investment class was 1000 percent (bond ,t.b shares, trading ) the land beats others by 2500 percent with very low risk! And accommodated all risk well ( devaluation,inflation,stress ) .in Nigeria the population is growing @5 percent with 17m housing deficit ! always search for land in developing areas and wait ! Don't buy when the land has reach it growth peak ! Don't use all your investment capital to buy the land .have some in other investment that give you cash for expense! While the land continue it steady progression .

90% of the property in Nigeria don't have certificate of occupancy, deed of conveyance and other valid titles.


Cash flow is the Koko, while waiting for 10 years for the land to appreciate you need money to harness other opportunities and create more wealth.


The man who bought my late grandma's property I sold few weeks ago for N70 million, made his money from the stock market and profit from his business.

He actually made a 4 bagger from Guinness within 5 years ie bought at N15 and sold at over N60. Planning to build a warehouse on the land with the plan to recover his capital in less than 10 years.

yes I suspect that especially this buhari 22 trillion ways and means ! And other programs I seriously suspect the money have found it ways into the real estate markets! From 2015 to now the astronomically upward swing is crazy! .a investor trying to grow his wealth will not be concern about those factors you listed since is part and parcel of the Nigeria Markets.

you can see the trajectory of that farm ! From 1988 to 2022 . From less than 120k to 90m in 2012 to 700m in 2022 .what happen between 2015 to now that it was sold for 700m ! I check by an I saw a firm bought it and is developing a plaza of many shops and office to be sold . Shop in plazas around the area cost 20m and the firm is developing a plaza with 100 shops which will generate sales of 2bn Naira. To build each shop will be 6m x100 =600m +700m (cos if land ) =1.3 bn Naira is the investment so the profit will be around 700m . Nb this shops are even sold before plaza is completed ! So is not always fraudster ,corrupt person and kidnapper! Smart real estate firms can do that. What happen Nigerians found a better use to land .unlike before no Malls and plaza .

Gas business better ! The keke is a depreciating assets and need money from the cash flow to maintain! GAS returns the capital and profits back to you the Gas have expansion potentials , easy to manage . If you make 100k from keke .just know that 30k will go back to the keke .

In kano Mudasir bought the large union home and union bank building on igbo road for 300m . I taught he was stupid what will a textile Merchant do with such large building (rents =bullshit) he converted and remodel it to Mudasir plaza a 1 stop plaza for everything a bride's needs from furniture! To textile , kitchens items. He change the textile markets narrative .From going to crowded markets to buy textile in dust and sum now he shop in a nice ,aircondition well plan Mall and plaza . His sale quadriple and the 300m used to purchase the union home is back ! Due to this upgraded by him several banks also follow suits Taj bank ,SunTrust, union bank and now tenate in the plaza .So instead of selling you grandma property In Lagos as an investor you could have improved on the land by building a plaza with shops and selling example land plus 100m to build a plaza of 20 shops ( 170m) the sell each for 18m ×20 shops =360m .

Is Gas business that really better?. In Lagos, so many filling stations are now dispensing gas. You buy the amount or KG you want. People now prefer to go to such because it is dispensing and not weighing that small gas outlets do. I cannot remember the last time in the past 5years that i bought gas in a gas outlet, I refill from filling stations.

Nothing wrong with illiquid assets but can't be more than 25% of my networth.


Your metor Faruk Umar for instance can have real estate worth about N10 billion, I can assure you he has another N30 billion or more in highly liquid assets that a generating good cash flow. That is why he is always well positioned to harness economic opportunities.

As per my grandma's property we are 8 and we have different interests.


The investor who bought the property can't do anything on the land for the next 12 months, i am currently assisting him to procure a letter of administration as mama did not have a will, this will take minimum of 6 months.Tenants want a payout of N4 million for compensation and settlement. Who does that?

Apart from that the income is not predictable coupled with a low rental yield of just 5%.

My share from the property was invested immediately and will give me a minimum predictable cash flow of 13.5% per annum
