Sometimes you see some people talk some likely impossible things, but they are not lying.

For example a cleaner may say he has more than one hundred thousand dollars in his account, and the guy is just couple of years in abroad. Everybody will call him a liar whereas he might be telling the truth.

Some people know ways than other peoples.

Monthly mortgage of $2500 for a house of $450k at 5% down seems to with 2.5% interest rate. You are lucky but , personally, I wouldn't buy a house if I am not putting down 20%. You took the risk and won. You better cash out

Stop the mathematics, it is possible if you are smart and leverage on the US Nigerian sides.

A friend once took a loan in the US when Dollar shot to 900 and used it to buy land around Lekki phase 2 and built a semi detached duplex which he resold within a year and doubled his money and repaid the loan.

I know another who takes US loan to buy used laptops and mobile phones and sell in Nigeria to make a lot of money on a steady basis.

I know a lot of what guys do to make huge money leveraging on US Nigeria sides, but I wont be revealing more here for now.

Stop thinking those making money abroad more than others are just making all the money by working their ass off, most are leveraging on abroad Nigeria ends of business.

That's one of the advantage of having trusted, reliable friends and family back in Nigeria when you travel abroad, they help you grow faster through businesses and other profitable ventures without ripping you off
Your last paragraph is everything, having good people is something one can take to the bank any time, any day.

Don't feel less achieved o. Yes abroad here is good. But GUY I MISS NAIJA DIE. Don't let anybody tell you stories. The only thing good here is that you have a little money left for normal enjoyment after you have WORKED HARD. Plus no fear of insecurity. The only thing that made me leave Nigeria.

I remember sometime back when 1USD = N450, and the Nigeria Treasury Bill for 360 days I think was about 20%

I remember taking taking cash advance from my cc at 0% apr for 12 to 15 months ( had a couple of them, each with its own offer)

converting the money and putting it into TBill, I used the proceed ( up front payment) and a little bit of my added money to offset the payment after about 3 yrs, the money I'd converted and invested became mine fully - TBill at the time paid the loan I took.

They are endless ways if and only if you are able to recognize them and capitalize on them.

Seriously, I've stopped reading the hype of these guys abroad because they're making some of us feel less achieved.

One was talking about a project of #250M hotel completed in Nigeria and I don't even know if na this same abroad I dey with them too. Also talked about him being here for just two years or so and he's bought a condo home, build many hostels for student in Nigeria and on his way to complete a #250Million hotel in Nigeria also.

I been here in this abroad and I can't even boast of $10k USD. It's well Sha. I just hope they're not lying with all these things they're saying.

I’ve been here in US for 3 years and will be 4 years next year June and I make more than $700k annually.2022 I made $988k

One thing I never do is compare myself to others. Grateful for the ups and downs.
On the other hand team work/team investments is a common way to raise money abroad. The Asians do it and win big. Hence I don’t want to quickly judge this as a drug/yahoo scenario. I’ve met two young Nigerians (mid 30s) who have a line of credit of close to a million dollars.
The metrics used in the western world for a lot of things is different from what is used in Nigeria. For instance Nigerians tend to choose their life in partners based on tribe & religion. In Us/canada economic interests/compatibility is a major factor in choosing a life partner. In Nigeria cheap credit is not as readily available as in USA . Hence a $400,000 find may not necessarily be as difficult to raise in USA as in Nigeria.
Again I don’t know the people involved but I’m just saying

it does not need to be 400k, you can start with 20k turn it over to 30k offset the 20k and now you have 10k free cash

You rinse and repeat each time increasing the capital you get and ensuring you investing in something that has high chance for success, slowly and steadily - eventually, you'd get there

With 20% you won’t have PMI on your bills. That would have reduced your monthly payment with about $500 monthly.

7000 USD is too small for monthly na, I am a Registered Nurse here in California and sometimes makes 5-6 K weekly and even more with over time payments. US depends on how u plan ur self, start little but keep aspiring for better career.
You can keep dreaming. After dreaming you go still wake up and go your $15 per hour job. I doubt you don chop today. Even doctors will struggle to raise $100k cash. You are allowed to mumu yourself here. Your true reality will continue to flog sense enter your head

You don't know what you are saying. It is only in Nigeria such things happen. Abroad everyone knows their limit. There is no surprises. Doctors earning $250k annually can't even save $350,000 in 10years. The greatest liars are Nigerians living in Canada and America

for me it was opportunity cost - I stood to gain more using part of the principle for something else and not pay 20% than to pay 20% and pay maybe $200 less in mortgage.

Eventually, it paid off as the extra principle I withheld was able to help generate some residual fund.

I tell people, before throwing 20% down payment, ask yourself the following questions

How much can 10% of the down payment make me monthly
How much extra will I pay in Interest and PMI if I choose not to pay 20%

You are not doing well brother, to be honest with you.

If you are not in the IT or Medical field, and not ready to be doing overtime every month, then you are not ready to break financial boundaries.

Forget people telling you its Yahoo, its wirewire, not entirely true.

Imagine if you get a job paying you $90,000 to $135,000 per year and you live a frugal life and save 50% of your annual income.

In 3 to 5 years you should be able to build a 9 flat 2storey apartment in a Nigeria state capital.

Where are you saving 50% of your salary? Is it state like California where over 30% is removed even before the thing reach you? You people need to stop listening to liars because they are online. If you can save 25% of your salary then you are very good at saving

It's very possible, it depends on what you do. For instance, I'm a cinematographer and movie editor. I know how much I make in a month.
So it all depends on what you do. But the BUGA is what I don't like
