Lack of stable property rights is a big problem in Nigeria. This is something I talk about a lot when I find myself discussing Nigeria issues. By law, when you take it to the basic law, NOBODY owns land in Nigeria, it's all property of the Government. I can count a dozen people I know whose lands and houses in Nigeria have been taken by government or credibly disputed.

The funny thing is how almost no one cares about the issue including victims. It's really strange, even a friend who is currently suffering this issue in Port Harcourt says it's no big deal. I don't get it

The distress in Nigerian Government finances means a lot of this sort of thing will be happening in the near future.

If you work hard to buy or accumulate wealth and that wealth can be easily threatened or taken at any time, the tendency is for people to stop working hard or investing in ways that produce wealth. This is one of the major reasons Nigeria is very poor. The country has a socialist culture.

I hope there will be reforms in law and mindset so that cases like this become bitter memories of the past.

I understand why Nigerians are uncomfortable when this topic is brought up...and yes, everyone should be uncomfortable grin It's a psychological downer, it's depressing. Every Nigerian lawyer I've talked to about this subject always rushes to this same logic you brought up here, but the practical effects of the Land Use Act doesn't support their opinion.

Land belongs to indigenous people - collectively or individually, family or tribe? Who makes decisions about the land?

Holding land in trust means exactly what? It effectively gives government, specifically Governors, power to do whatever they want in the name of the people.

When you read your C of O, it grants you a revocable lease of 99 years. The name says it all, it's a Certificate of OCCUPANCY, not ownership. That's plain, easy to grasp English.

OK, that's the law, but what about the practical effects of ownership, as in what actually happens in society. I know people whose lands have been seized by Government in cities, villages, Abuja and Lagos. As in, I know them personally. Yet even those affected always argue that Nigerians own land in Nigeria, when they've been PROVEN wrong in real life. It's really a curious psychology, Nigerianity stretched to the limits.

The biggest provision store in my street is owned by a Yoruba woman.
If you have your money ready, an Igbo man will sell property or rent to you but you won't know this because you don't leave your enclave.

The Document is a leasehold the Land owners still own and still collect Land rent from the Leaseholders and the State can revoke the leasehold at any time

The Land Owner can revoke it if the property is used for Crime or if Land rent is not being paid

At the end of the day, they will demand property owners pay a ratification fee to the community owners.

How much it will be, I can not say. Probably between 2-4m per house.

Even owners of undeveloped plots of land too will pay a fee.

That's right and the LAND OWNER IS THE GOVERNMENT. No individual Nigerians owns any lands in Nigeria, period. Again, I understand why this is not an easy reality to accept.

Please can you provide a link, video, news article or any kind of evidence to back up your claim, because you can't make this type of claim and you can't show me even 1 example of any Yoruba person who experienced that....
