16mm is 8,500(single rod) the last time I checked not recently...
Now check how many pieces of them you'll need to build a house in today's economy.

If you can afford the amount of rods to build this type of house, just rod o, then every other things is easier

You need about 15 to 20 length of 12mm iron for lintel and the pillars. I believe a length should be 4 to 5k now

You will need to pay Labourer Bricklayer, Welder and carpenter.

That is just the start not the finishing which cost a lot.

We still have

Artwork design, Plumbing, Electric work and fittings, tiling, doors, windows and burglary, painting etc.

Why use 9 inch for a bungalow. That sum more than enough. 8-9 mil tops including all fittings.. Let us not use contractor quotes please.

9 inches is the best, it resist water better than 6 and 5 inches blocks.

I know people in East prefer 5 inches tho.

I have one in that axis,let me tell you for Free that 11-12M will go far but will not complete this project subject to your taste & finishing.

All of you budgeting less than 15millon definitely have not delivered a house before. You need about 20million to deliver the same as what is in the picture. With cement at #4700 and POP cement at #10500, Gerald roofing at #4500/m², cheapest WC at #23,000, 1.5 mm electric cable at #10500 per coil, A 30tons granite truck at 350k and a ton of Iron rods at 465k, etc and Roof timber 2x4 going for #750....... I think you want to make the person start a project that will be abandoned while you move to another project. You should know that a bucket of paint is now about #10k. Pls stop misleading people, It is better you leave the answer to people who have been delivering house keys to clients and not just you ordinary site supervisors who are paid 45k salary that dont know anything about stages of co nstruction

True. But not necessary if your area is not prone to flood. In my area in PH 5 inches is the preferred standard

Eg
Stone coated roofing sheet for that building should be around 2.5mill
While ordinary aluminum may cost
1.5-1.8million

Ordinary tiles may cost 1.2m with installation for the house
But using glass tiles may cost about 2.5m
Cheap doors may cost 600k for 10doors
While there are security doors that cost350k per one.

So average cost of that design for the building not land should be around 8.5m assuming that house is 4rooms with parlour dinning kichen

Talking from the POV of a civil Engineer, if it's a 3 bedroom ensuite then 12M is okay to finish it . If it's a 4bedroom Ensuite , then budget #12-#15M That guy quoting #30Million that's current minimum cost to build a 4bedroom duplex in Nigeria if he's spending up to 25-30m , then maybe he's gonna be doing very expensive finishing
