ARDOVA, BUY or SELL?
I tried to direct this kwesion to myself and here's what I think as a Trader:

1. Can I buy ARDOVA at current price of 24.20?
Answer: NO
2. Can I sell? YES
3. What if it goes up the more? I'll let it pass

4. Why can't I buy @CP? because ARDOVA already fixed exit price and as it is currently, they've not changed the decision.
- Also, ARDOVA claimed to have settled outstanding debt to FO. I'll rather wait on the sideline to see how the drama will go.
- As a risk trader can I risk buying? No. I take calculated risks. grin

We can say better returns for air travel with the recent adjustment in dollar rate for them. Whatever they are cooking, there cup of tea.

If I get you right, it's Cross Deals.
We've discussed much about cross dealings here.....
It could be mvmt of stock from one customer's account to another; or from one broking house to another.
The transactions just have to pass thru the NGX Trading Engine for proper documentation and the likes.

As for Morgan, they suppose reward me o. cheesy

They're on queue to buy or sell as well.

If a stock is in high demand for instance and you couldn't see to buy easily on the floor, you could contact your broker to help you get (maybe at a premium).
So, the Broker may be crossing the ones put up for sale to your acct (instead of selling on the floor), or their acct in order to transfer it to you at certain agreed price(s).
That's my little understanding of it.

Btw, why were you not interested in NAHCO when it was being noised here and recommended by CP and OGG?

Income is erratic, tenants will owe you, spend money in order to eject tenants, rental income will be used for repairs and maintenance, government will levy you when you renovate the property.

It is damn too lousy

I believe you use Morgancapital.

Just login to your A/c, go to Menu and click on NEWS. (the last option under Market)
You can always surf around all the news for any given month/period but to see the latest news, click on the small drop-down arrow under the current month.
You get highlights of info/news for the day at the extreme right under DETAILS.

The news for the said cross deal is right there.

Residential rental income is very erratic, commercial rental income is better reason why I said it is better to build warehouse, car park, student hostel, shopping complex etc


The street is not smiling at all, people will struggle to eat it is the rent that suffers when it is time to pay.


More than 90% of residential landlords will tell you that the income is not predictable, tenants will owe, tenants will promise and fail


Just less than 10% of the properties in Lagos have titles which you can use to get loans from financial institutions


There is a lot of dead capital in that sector

Better to add “to the best of my knowledge” to it.

A woman went crying on social media.
She bought a property in USD for rental income in Abuja.
Exchange rate was N350/$.
Fast forward to now:
Property not bringing in the rent as expected.
Current value of property in naira converted back to the dollar at N750/$ is nothing compared to the volume of USD she bought it at N350/$!

Value of property bought lost!

Yes, in most cases.

Aside the published big ones posted by OGG and referenced, there are some smaller ones that could be noticed too........ especially if you queue for a particular stock and you're monitoring your order.

If you queue and you noticed your Order is No.2, then you saw some trades on that stocks but No.1 is not filled, then just know those are Cross Trades.

Unusual huge trades, single huge trades, chains of Trades are mostly crossings too.

Another one: When total bids or offers are not up to 500k units for instance, then you saw that about 5M units were traded, most of the volumes were definitely done on cross trades.

The attached 75M single trade on Access is cross trading.....

Property loses value over time but land does not

Pls I want to ask, if a house being occupied by tenants has repair issue especially repairs not caused by tenants who pays for the repairs?
