debeey87:Am not qualified to answer, but since none has responded, let me try my best. Basically plaster sand is just choice between sand, clay/silt, or a varying mixture of both. The pure sand gives a harsh texture, which should normally require wall screeding before paint is applied. It also requireds plenty cement and or bonding agent. But the sand does not shrink or expand, hence it doesn't result in any cracks. The pure clay/silt gives a smooth finish as if the wall hath already been screeded. Requires little or no cement / bonding agent. But clay swells when moist and shrinks when dry resulting in ugly mud cracks. Basically they use a varying mix of both to achieve the positives of both worlds. The mixing can be done on site by the artisans or naturally in the river where the sand was dredged. The further upstream of the river, and the more coarse sand aggregates, while the further down the river, the more finer and more clay content The gum is his way of understanding clay's sticky properties. Recall they don't use cement in clay pots, bricks and tiles but just clay stickiness is enough Hope this helps. 1 Like 1 Share |

Aforxzy: Thanks for the explanation Actually I saw "ground beam optional" on the quotation an engineer gave. So I was wondering why it should be optional if the foundation was to be done right. What would be the work of a foundation beam |

Gen2men:Just to add to what Engr Aforxy said Ground beams are laid on ground just like raft (but they are not raft) they are used where the soil bearing capacity is low, they help prevent differential settlement (sinking foundation) especially when constructing a strip foundation (p.s All foundation work should follow structural engineer/drawing recommendation) Plint beam on the other hand is provided not at the natural ground level but after some number of blocks, it is mostly used in cases when you have high foundation walls, it reduces your wall and column slenderness and prevent column buckling (Shearing) because of its height. It also tie all columns together and make them monolithic As a result of high foundation, lots of filling is expected in and outside of the foundation, hence the plinth beam provides another layer of support against the soil load acting on both side of the wall, in order to avoid foundation tearing. You can ask your engineer why the ground beam is optional. However, the best foundation option for your building would be determined by your structural engineer after carefully studying the result /recommendation of your sub soil investigations. Do you have the structural drawings for the building. If yes, what type of foundation was designed. Build accordingly to the structural drawings and if you don't have any, get one done. CircleOfWilis: Sorry to say this, ur engineer is a quack Engineer! What is the work of setting out before digging? Or what is the work of a plum and line rope bn used to align walls, well am not an engineer but from my own little knowledge I have, from foundation to the lintel, all walls must level irrespective of the land shape. Pls do a critical correction now to avoid issues. I think the plint beam will help a lot but if it's an upstairs, pls let the Experts engineer here advise U. |

BIGGIE121:This is a serious after thought. Note: Cables are passed underground in buildings but such would have been adequately designed and constructed. This one was done even after the German floor, there will be numerous voids when this floor is eventually finished, it may not manifest immediately. 1 Like |

uncleteeh: We r on d same page, it's still the engineer/supervisor fault. U must u know the capabilities of ur artisan nd u must force them to use line nd plum at all level to avoid issues like this |

This can be corrected by either cutting or adding to the height of the walls in order to bring them to the same level. Take level of the highest point on the foundation walls and transfer this point across the walls. Get your bricklayer to either make up to the correct level with mortar / blocks or carefully cut down the blocks to the required height.
