I am super excited at the moment as i just bought my first land (half a plot at ikorodu for N850,000). I intend building a three bedroom flat, though my income is over N300k monthly so i intend spending 150k on the land monthly out of my income.. I am hoping i should be able to complete this project in less than two years.. Experts in the house, please i need your advise on this

You want to spend 150k each month and think you can be able to complete 3bedroom flat in less then 2years with the current price of building materials?

150 X 24months is 3.6m.. For a 3 bedroom flat?
Re: I Just Bought My First Land Ever, I Need Advise by garriAndsugar: 8:29pm On Jun 15, 2023
From what you said I know you aren't Yoruba, a typical Yoruba man would have used that 850k to party and spray local musicians and DJ's.. after eating away their future they end up fighting the other tribes progressing.

Considering price of materials. You can try one bedroom and add other rooms later on.

Congratulations 🎊 bro but this is just a first step towards acquiring your home

I’ll advice you mould your block to your taste.. if you mould at least 3,000 blocks it could make the structure

Then save up for all iron works

Building takes time but getting the materials done before anything is most important ✅
He wont weak you

Good 😊 luck 🍀

Even if it doesn’t complete in your target 2 years…

It will take you very far in the building project.

Don’t let anyone discourage you!

I’m not sorry to say you’re a stewpid tribalistic homosapien

You really think Yoruba don’t build houses Abi, you just open your guttered mouth to say nonsense here. I’m Igbo but I stay in tell you that the Yoruba consider building first before partying

Lights out 🎊

Most preferable mould yours even if you mould 2000 first and you can buy later on

Imagine you buying a tipper of sand @ 80K or less then use the remaining to get cement and labor

You could make something from nothing ✅

Lights out✅

80k for a tipper of sand…?

Okay… maybe it depends on location!

He will just rough it..

He will not build a fanciful house.

No tilling,etc.

Expensive roof, etc.

The outside may not be plastered.

That's how I built mine.

I use to build some thing and plaster some places by my self.

I even tile, o.

One day I will demolish and build something beta...

Or move to a beta place.

Just a place to call home.

I totally understand your point, making it fancy will cost more... I just got in touch with my bricklayer.. We calculated N158k for foundation.... Its a good step in the right direction

Yes exactly.. I understand how parasitic Nigerian artisans can be

Common to cut the grass on the land, one man i told to help get a grass cutting man told me N18500, i had to go get an aboki man myself and he did it for N7000

you are a strong man, The first thing i will say is that congrat, I am an architect but the first thing i would like to tell you is that the price of material in nigeria is inceasing on a daily basis, 2. You can get yourself a low cost 3 design. 3, first try anf mould blocks on the site as much as you can dont just base in on the 150k...

3000 blokcks can do but not with the fencing 50 cement will lay the 3000blocks
for foundation and german floor you can budget 30bags and 20tonnes of granite
For windows you can spend 450k if using casement and lesser if using sliding
On all doors you can spend 300 below
On roofing you can spend 1.5m below
wiring will take like 400k below
Plumbing will take 450k below

what else.........I CAN EVEN HELP YOU TO DO A DESIGN FOR FREE IF I SEE YOUR SURVEY PLAN
