Hi guys, my letting agent sent a mail yesterday that they are coming for inspection of the property. Currently, my kids have stained some part of the wall in the sitting room and the carpet is stained but i can easily pay someone to come watch it spotlessly. Would it be right to paint the wall using the same paint? How long notice can I give them to come and do the inspection? I am also paying regular insurance for the property which amounts to Β£10,000 for stained wall, carpets or damage furniture and I haven't missed a payment since I moved.

What should I expect from the inspection as well?

Thanks in advance
Which insurance are you using aand how much so you pay monthly?

Looks like I need one because my son don finish my was with black and blue pen. I was thinking of leaving my deposit with them when I want to move but let me consider the insurance option.

you cant just think of leaving your deposit. If it was deposited with a scheme, you can fight back for it. The scheme will only pay them what they are really due and take several things to account including how long a building should stay before getting repainted. They will only award for half life etc

Please is it advisable I repaint the wall with the same paint. The letting agent is waiting for an appointment date but I don't haven't given him yet

You might make matters worse by painting. Some landlords will take issue with you painting without obtaining permission from them. They might also say it wasn't done by a professional or up to standard even if you call angel Michael to do the painting for you, so it might be best to leave it and bite the bullet.

Good morning everyone, I am in the process of getting married in the UK and I was asked to provide a certificate of Non Impediment or Single Status. Please does anyone know how and where I can get this?

Only if you can get the same exact type of paint in terms of the hue and it’s not such a large area.
Otherwise get a handy man to do the job with same shade.
My own case was worse with the scribbling on the wall. Luckily for me, one time I travelled and before I returned a pipe had burst in the bathroom. This leaked to the whole house and got to the walls and soaked everywhere.
No one was in house cus of the travel, by the time we returned there was mould build up. Reported to the agents so they came and tidied everything upto repainting.
I stylishly asked the builders for some paint when they were working on the bad areas. I used this paint and covered all the abominable acts these tiny humans did on the walls. I didn’t even use the 2 paint products they were using. As it was exact same shade my whole work came out perfect even though I have no painting nor redecoration experience. I moved out of the property and all was seemless.

My score is growing fine. Each cards have their own function and i try to spend carefully not going above my capacity. I also pay back on time even before statement. So my score is fine.

- Excessive credit utilisation
- More credit searches
- Hard searches (Elfin conducts a hard search afterwards)..... Soft search for application, then hard search if you want their card..........

Guys please advise

We moved out of our 5 bedroom students accommodation in July. One month today.

The letting agency said the repair and cleaning cost more than the 1k deposit and sent a ridiculous price list.

It's been 2 weeks we replied and sent a reminder to say we disagree with the quoted prices and need receipts and all but no reply.

Our deposit was put in a deposit scheme.

Please what do we do?

Hello All,

I intend travelling to Nigeria sometime in November for 2 weeks. My passport is valid till January 2024. Thus, i will be returning before my passport expires. Any idea if this might be an issues returning at the border either from Nigeria or gaining entry at the airport. I have my BRP with leave to remain till 31st Dec 2024

For my passport, i already have a date in October for application at the embassy in London.

Go to the deposit scheme… I am sure you were sent online details. Dispute it there and claim back everything and so the process will be kickstarted.
Dont ask for any receipt nor go to the agency. The deposit should be with a scheme. Go to the scheme and start with the claim to get all you deposit back. You will kickstart the process. Don’t agree to anything as you will shoot yourself in this way . If it gets to adjudication the team will still judge it wisely
Mine wanted to deduct 1k for extravagant charges they got only 60 pounds after the long process of adjudication. The scheme would handle it all free of charge. Total process took about 2 months
