I'm on a 2 bedroom flat up and down and as at yesterday, I had spent 19m and I haven't finished it yet. Still have almost 5m estimate to finish up

No,Sincerely #2m won't build a 2b/r apartment in the Nigeria of today,no matter the location. As long you're going to use cement(#5400-#5500) per bag,blocks is #450-#470 per block,sand 20 tonnes 110k,10 tonnes is 80k.

Except you will not use blocks and cement.

Roofing also isn't a joke,

U need up to 4M.. Because 4k block will do it and cement is now 5,600 per bags an du will be needing up to 40bags plus iron for the edges..

N2M CAN ONLY DO FOUNDATION TO LINTEL LEVEL, DONT START WHAT YOU CAN NOT FINISH REGARDLESS THE LOCATION. LET ME REMIND THAT FOR YOU TO BUILD 2 BEDROOM, YOU WILL NEED ABOUT 2,000 - 2,200 BLOCKS. ONE 9 INCH BLOCK GOES FOR N450, N450 X 2,200 =N990,000, LETS ASSUME YOU WILL NEED ABOUT 70 BAGS OF CEMENT, CURRENTLY A BAG OF CEMENT GOES FOR N5,500 TO N5,700. AND YOU WILL NEED ABOUT 60 BAGS. N5,500 X 60 = N330,000.

SAND IS NOT THERE, A TRIP OF SAND GOES FOR N50,000, YOU WILL NEED UP TO 3 TRIPS, SAND FILLING BIG LOAD GOES FOR N55,000, TO SAND FILL THE TWO BEDROOM, YOU WILL NEED AT LEAST 6 OF THAT.

IRON IS NOT THERE, LABOUR IS NOT THERE, TO ROOF ALONE ON A MANAGEABLE LEVEL YOU NEED TO KEEP AT LEAST N1,200,000 FOR THAT, THATS MINUS CEILING OOOOO.

THAT N2,000,000 CAN ONLY GIVE YOU A STARTING AND NEVER A FINISHING, IT'S ALWAYS GOOD TO START. I AM NOT SAYING THIS TO DISCOURAGE YOU.

I am currently contructing a 3 bedroom duplex, The master bedroom at the top is yet to be errected and the project has consumed 114 bags of cement already @rate of N5500 per bag with logistics = 632500. 9inc Blocks (Made with stone dust) at 435 X 1800 = 783000, Sharp sand and filling sand and granite has consumed like 800k + ... Workmanship and Omonile is not included ooo.... Half tons of iron --- 205000, another 17 pieces @ 5600 per 1.

I cannot even calculate again.


2million cannot complete it. But it will surely have hug impact.

I am currently constructing 2-bed room but I started with raft and pilling because of the water level. I have finished the foundation and I must tell you that I have spent 1.5m.

Truth be told, 2m cannot. In my area cement is 6k. Don't let me start calculating. shocked

The Answer you seek lies in two places
1) the floor plan
2)the nature of your land (sloppy or flat)

However for a basic 2bedrooms bungalow to finish, keep atleast 4m.

That should be for foundation. If you are from riverine states like Delta, that money won't do sand filling.

Yes he can if

1. The 2 bedroom flat is small and reasonable
2. The person is a bricklayer and will do his own work including labor

If he can fill his own foundation and expenses will include blocks and cements without pillars...sure. The pillars he can add it to the stuff later...the key here is...it has to be a small 2br flat

Estimate -

1500 blocks @ N500 = N750,000
Cement - 100 bags for Blocks and 50 bags for foundation = 150 bags @ N5,000 = N750,000
Iron Rods for Foundation Pillars = N250,000 - N300,000
Welder = N100,000
Carpenter = N100,000

It wont include lintel pillars or side pillars...but it can be done...now if you have to pay bricklayer...you will need to consider 1 bedroom flat and another N200k for Bricklayer then supervise everything yourself from beginning to end...and the area must be low cost area for these labor prices to work.

100 bags of cement as at early this month was 570,000. 5700 per bag. Today it is around 6400per bag that is about 640,000
