The ongoing economic challenges have led to a daily increase in material prices. This is really affecting majority of contractors. Giving a quotation now is somehow you may not know tomorrow's price.

Coleman increase price twice in January(24th and 31st) and this increment does not come with any notice. Heard again that in the coming days there might price changes again.

Really affecting a lot of business.

hi everyone, pls when is the best time to fix door?, before german floor? or after? and is it before cement screeding or after?.... then before tiling or after?

After Tiling is the perfect time for all Internal doors.

And after German Floor for external steel doors (because of security)

After German floor.
For Screeding, it could be either way.
It's better to install your doors after tiling in Nigeria.
True for wooden doors...Not so true for steel or aluminum doors.

You might be wrongly presuming that all internal doors must be wooden. Many still do steel for internal doors...not to talk of the very popular aluminum bathroom doors.

Prepaid meters are now been linked to your NIN.
After linking has been done successfully, on your next recharge you would generate two set of 20digits unique token : KCT1 and KCT 2 to input into your prepaid Meter before using a recharge token simultaneously.

Not so funny thing is that the increase can't be continually passed on to the client at the same rate.

I don't mean to cause panic but whoever needs to get something done should do it quick.
There is drastic increase in prices of materials already today with some hoarding in further anticipation of price increase.

Last year or so, with $1000, you would only buy 100 bags of cement at #4500. But today, with the same $1000, you get more than 200 bags at #6500.

Is there something I don’t understand?

You got me scratching my head sir.
I think last year the value is about a million while it is around 1.5 million today.
I think it's nero2424 that once told me that the increase in price of materials in Nigeria doesn't bother diasporas.
The dollar is not going anywhere, it's the naira that is bolting.

Exactly, for diasporans.. as bad as it sound.. now is the time to build .

2019/2020 to build 6 flats of 3 bdrm from foundation to finishing is 38-45m at exchange rate 356 - 367 = $122,615 ( 367 /$1).

This year to erect similar project would cost about 80 - 92m at 1,525 per $1 would give us....wait for it.. wait for it... $63,000.

Half the cost!!!

But the problem is that the money is trapped in Nigeria, when you want to wire the money back to abroad na when you will be crying wah wah grin grin

Although there are alternatives... say you do transfer for others that need it.

The pesin would want you to transfer at bdc rate of 1525.. say man got 3m in rent and want to use it for one or two at base.. 3m would give ya $1,967 (@1525/$1).. that's is not even enough to pay one month rent for many people .

Compared to 367/$1 that would fetch $8,174 (for 3m)

Rent was probably lower in naira at N367 also but it would still give much higher equivalent in dollars.

Well not by much in average though..

I don't know if this is an outlier but the actual building I used in my calculations here.. rent was 700k/yr in 2020 and the rent is still same in 2024.

You're right on the bolded for Aluminum most especially, I think it could go either way for steel tho.

there's so much adjustment a client can take. He or she is also dealing with same fluctuations in his or her own business. To mitigate this issue, client needs to pay at least 80% of the contract sum. And this is where it gets difficult cause not everyone can afford it

I made a quotation in the morning and the client said he will pay by evening. That afternoon, there was 1k increase in the cost of one of the materials. Calculate the quantity I need. So how do you discuss it with the client without sounding stupid and ignorant of your trade.

I just swallowed the losses from my end and took up the job
