The good side of the house The house is just about 2 minutes from the main road (trek able) so I don't spend anything on TFare when I'm going to the bus stop. The area also has about 23hrs of power supply which is very rare to find in some other places in Lagos.
All of which are important because I work hybrid and electricity and transportation are major expenses for anyone in Lagos .
The bad side of the house I share bathroom and toilet with about 13 other neighbors living in the face me face you plus the rest of the BQ tenants and the toilet is at the far extreme of the house. I pay someone each time it's my turn to clean the toilet and sweep.
I also share prepaid meter with everybody (about 15 plus shops) which causes issues whenever we need to buy units and all. The house has a rule of always switching off the light during the day and putting it on at night by 8pm which means if I have to use light during the day, I either buy additional unit (which the whole house will use because I can't use it alone - no personal switch) or turn on my generator. No water in the compound so I have to pay someone to help me with fetching water or I carry bucket The neighbors are one of the most bitter people I've ever seen, but the landlord doesn't stay with us I pay about 7,500 monthly on electricity based on this arrangement.
The situation
I plan on renting a room self contain (budget 300k max) around the area but I couldn't find any, other places are either too far, not enough power supply, shared prepaid meter, or even sub par apartment for high price.
So as an alternative, I'm thinking about liaising with the landlord to renovate my apartment, get a personal prepaid meter and also channel water from around the neighborhood. The budget which shouldn't exceed 200k.
Considering all of this, what should I do? Go for the renovation

I think you should have options, speak to your landlord and come to agreement, tell him when you finally decide to move out of the house he has to refund you 50% of the cost of renovations and new amenities for the house.
Cos the next person that rents that space will pay more.
Make sure he signs
Continue your house hunting, until everything is finalized with your landlord.

Keep looking. I don't expect a landlord who built one toilet for soo many apartments to be reasonable. A lot of things can come out from your renovation that you can't see now. I may be wrong though but......... 8 Likes |

OP you really try staying in such environment, that house is Barack were alot of fight would be settling per seconds becos of some aproko tenant,that is why the landlord don't stay in the house becos the might not have time to be settling tenant fight always.
Oga I disagree with all ur listed advantage in that house, about light, closer to roadside etc I would advise u to move out of such environment we're u share toilet and bathroom with over 100 tenants, becos if u carry infection that ur 200k might not solved the problem.
Try all ur possible best with ur burget of 200k, Hustle more join the money get urself convort zone, to avoid all this rules of no using gen, off light during day time, noise making , fighters , aprokos in the house etc |

Considering all of this, what should I do?
First get a long lease agreement from the Landlord if you can afford it. A lease of 5 years payment upfront with an open for renewal on the same terms aside slight increment of rent in line with prevailing rent within the premises. This will save you from being pushed out after you must have improved the apartment to enviable state to suite your taste and lifestyle. On the alternative, get an understanding in writing with Landlord as regards the improvement you intent to do on the apartment. Get him to commit that you will offset your expenses through your rent or both of you will share it (it depends). Don't improve another mans property without his consent for refund through any other means. If you go ahead without his consent it is a work of charity and you will have no right of claim over the improvements you made. Thanks 2 Likes |

Try discussing with your landlord about the renovation of your own room that's even if you can afford it. You would also want to double your hustle, save up money and rent a better apartment. My brother continue managing the place until you build your own.You can plead with the landlord for personal toilet.The sharing of light bill is ok,just plead for the landlord to allow you use generator when needed.I wish you all the best. |

There's not a single good side to the house! No light (what's the use of 23 hrs that you don't use?)! No toilet facility... yuck! 15 shops plus tenants Really, the thought is scary and seriously unimaginable!Can trek to the road,so? Channeling water to your apartment, renovating and getting your own light is going to cost more than 300k definitely. You can install small package solar(about 650k) or get your own meter...too much wahala...Please...get a better place if you can afford it. |
