It's equivalent to buying a corrolla now or a Racer Daewoo then. Ask car dealers wey dey that time. I still dey ask you where in Epe are you going to see land @ less than 2,000 naira/sqm.? I am current with trends in real estate along that corridor. I was on ground physically when they launched Isinmi,Lagos. I'm not in for back and forth on this issue. I'm sure a lot of folks for this group get people, call them and ask if you can get land @ less than 2,000 naira/sqm for Epe. . northbird: Minimum wage in the early 90s was 3,000naira. 200k in early 90s is alot for someone earning minimum wage and for people in private firm earning good salaries then, it ranges from 12k to 30k.. You must hold a very important position in private firm to earn that 30k monthly in 90s. Many people have 2m to 3m rn and it can get land in some places in Lagos but they won't just cough out 3m to buy land simply because, the land will turn 20m in 10years, what will they be doing during the waiting period for the land to appreciate, people buy land when they have excess money and they don't want the money to devalue, that's when they buy land and keep.... As for people in real estate, they buy land in bulks and sell immediately in units, no real estate mogul will buy land and wait few years to sell the land, reason why you see many real estate will acquire hectares of land and start selling off the lands in units at exorbitant price to clients. Many will sell above current values just to steal from gullible clients, you will see a land that's is supposed to be valued at 500k, they will put it up at 2m just so to make their own profit from the land. 3 Likes |

northbird: U r talking about too many things at the same time. Face one and finish before moving to another. I never mentioned 1991 in any of my discourse. And when I say giveaway, I mean getting a plot for that amount, in that location, at that time was a very good buy. It doesnt mean everybody could cough out that amount at the time. But relatively, it was cheap cos all the areas around where more expensive. Like Isheri, Ikotun, Igando, Ipaja, Boys town, Baruwa Estate etc Now, even though u are comparing apples and oranges. Let me ask u, in ur opinion what is more expensive, a land or a car? Asin between an average plot of land in an average area and a normal toks car which is more expensive? Then which one will people rather buy. So if this car cost less than 100k, it means lands where cheaper in areas like Ojodu, Ketu, Dopemu, Ajah etc that year. Now can u compare the value of land in these areas that time with current value, after discounting inflation? At the end of the day, my point is if u buy land at the right price u can never lose. 1m is cheap money for land today, doesn't mean everybody can afford to buy land for 1m. Omoapena: Very short story, my cousin is a multi millionaire today because he sold 3plots of land in Ajah for 100m in 2015. He got that 1acre for 1.5m around 2005, and he borrowed money to pay for the land that time. He was lucky, it was a giveaway. I have said this story before so if I am lying then it will vary. U can read up my past comments on this thread, u will find this same story there. U dont need to wait 20yrs in some cases, some lands appreciate very fast especially in this Lagos. If u do ur research well and ur predictions fall inplace, then u can turnover ur capital times X10 in 5yrs by just banking land. 1 Like |

Pearl1910: That 1.5m he got the land in 2005, was that the actual value of it or the seller was desperate to sell off for that amount... Normally, there's luck in everything, you can be lucky to buy something from a desperate seller at a very cheap price, your cousin was lucky to be close to the seller and probably he has some other things that was giving him money to wait 10years before selling off. You don't expect someone who's still managing from hand to mouth to pour out 1.5m on a land with the hope of becoming a millionaire in 10years. That person will rather put that money in a small business that will guarantee either 10k or 15k daily for him... 2 Likes |

Omoapena: One man can buy land and drink garri till his funds mature , another person can use his money and buy car and not even have money to maintain it. And Mr C can start a buisness with the money and the business will either fail or flourish. Its about choice and preferences. It doesn't mean any one of them is foolish or wise at the point of making the decision. Its d result after a couple of years that will determine who made a wise decision at the end of the day. U dont know tomorrow, man proposes God disposes. Secondly, What u are describing is like buying a car from a dealer and intending to sell in the same city to an end user. Dealer has added his profit already so how will u see gain again. If u want to buy land to resell in a short time for profit, u dont buy from real estate coys. U go to d village, community or family that owns d land and u get it cheap. Seek to learn things u dont know rather than grand stand in ignorance. 3 Likes |

If I talk e go be like person Dey brag na why I just keep quiet but for real estate I get small mouth. one baba told me they were begging him to buy land at Omole phase2 at 80k he laughed that who will live inside bush with monkeys and snakes. He get houses for surulere but still regretting till today. In 2011 my colleagues but lands 750,000 lekki phase 2, 2 months after I wan buy beside them it was 1.3m with begging I bought 2 plots. In 2012 another colleague bought beside me 1.7m the last person that bought was 2.5m same 2012. Fast forward to 2019 them call me say they wan collect my land oo. I rush go there na only me on the street never fence and put gate. I thought I was dreaming bare bush don turn city in 7yrs. They have street names, all our roofs must be green color. Before I jappa I wan sell one of the plots and realized there was an estate gate at the entrance. I had to change my mind, No more lands in the estate only houses. I don lease bare lands like this I dey get small change, cos I don’t have intention of living there na park view or banana be my target My point is follow who know road for Lagos real estate. As a unilag staff, my dad got an offer tru unilag cooperative for magodo isheri early eighties, he rejected it because he was already paying 'small-small' for another personal build in surulere.. According to him, that is one biggest mistake of his entire life, biz wise..he usually console himself that he won't be able to train us if he went for it, as d debit will be too much but he knows he could have done it, maybe if he double d Hussle then..Anyone that is familiar with unilag should know they have a very ROBUST co-operative..After loosing Magodo, that estate around that olowora side (not very familiar with that axis), co-operative scatter due to internal wrangling and fraud but after many years they got together again, and they got another large acre at mowe-ofada, if you're familiar with that axis you should know UNIQUE unilag co-operative estate, you can't miss it in ofada, pop man quickly register, it was 110 thousand around 1999 and na still pay small from direct debit from salary..I bought it from a reseller in 2010 for 3 million..do the math!!!! Later unilag moved to owode, my papa no think twice before asking Dem to put his name again..He no pay finish b4 retirement, na we pay am finish..I am saying it that personal build is not a luxury but a necessity. My friends here are talking Abt BUSINESS as if you will just wake up one day and you will see 50 million in your acct, then you start business, den BOOM, biz bam!!! 2 Likes |

dapotemi: It's good to have a place to call your home when you know that where you get money from for your daily expenses is secured and will keep coming when you're old. But if you know that where that money is coming from isn't secured and isn't sure to sustain you through your retirement age, that money you want to use to build that house, either one or more bedroom units, first use it to do something that will keep giving you money consistently and through your retirement age then build house from whatever you save from that side business and have peace of mind. Reason being that, you won't be forced to sell that house when you're old and you need money for your sustainability or start depending to survive from house rents alone. Unless you have alot of money, then build many houses or build a mini estate where the money you get from the rent will be enough to sustain other expenses for you... Many old people today have financial issues coz the only thing they depend on is house rents and their children to survive at old age, if they have some other things that keeps giving them money consistently, they will still be making money at their old age won't have to depend on house rents or children to survive. When I'm talking about business, I'm talking about either service or you engage in physical products that are being used daily, & not all business requires huge capital. I will still say it that it is better to leave business behind for your children than leave house for them... 1 Like |

Anyone looking for rentals or Hp , you need to be more proactive.. or find alternative ways to earn money if driving is the ONLY skill you have. - part time driver ,weekends.. - delivery of cars - relief driver. It's increasingly difficult to get cars for rentals/Hp because every day you are having fewer investors in the ehailing biz. The returns are not worth it ...Lower fares means lower earnings which in turn translates to lower returns for the investor. If you buy a functional naija used corrolla for 3.5m . Don't be surprised, you won't get returns on your investment in 2 years.. is that business? In 2022, bajaj motorcycle was 360k.. brand new and weekly delivery was 9k. In 10 months, you have recouped your money on a Bajaj. and you still have a fairly good motorcycle standing. On ehailing, it could take forever. ROI on ehailing is too poor. 8 Likes |

pope191: Yes, you will do inspection. The vio guys will disturb you if you don't have Lagos RW esp if they notice it is used on ehailing. A stranger can claim he came visiting. But with a rider feeling fly at the back seat, it's going to be difficult to explain. It's not an issue. I have seen Abj, Imo, ogun , Enugu, Anambra number plates on ehailing in lagos You can do your VL anywhere, even lagos vl can be done in Abuja because the funds go to the JTB ( joint tax board) 1 Like |
